Home Farm House is part of the Hutton John Estate. The Estate has passed through several families and is now owned by the Frasers. When we came home in 2000 we decided to develop the Estate in to a business and as part of that we created three holiday lets in 2017-18, Home Farm being one of them. It took a lot of effort to get them up and running so we take pride in ensuring guests have a lovely place to come home to during their holiday. We live nearby and so I will come and check you have settled in and help you with tips about the local area.
Why Kate chose Hutton
Home Farm House is full of character and now fully renovated into a very comfortable and cosy base for exploring the north lakes. It is a real home away from home. It is between Keswick and Penrith, two Lakeland market towns with all the amenities, shops, cinema, restaurants and bars. But the house itself is in an idyllic and beautiful rural location, with views to the hills above Ullswater and Little and BIg Mel Fell too. So you get the benefit of peace and quiet and a get away from it all feel, without being too far from modern amenities.
What makes this House unique
Home Farm has a quirky layout maninky because it used to be two cottages, but has now been made in to a single property. It has fabulous views of Little a Mell Fell and the fells above Ullswater. The house is set in its own garden, with Cottage Wood to one side. To the back of the property are green fields giving a sense of space and tranquility. However because of its location you can get back to civilisation very quickly! So you can enjoy a quiet time in the garden or you can go walking from the door. The rare loans of footpaths around and about or you can be more energetic and hike up a Fell, Blencathra is just a short drive away. Likewise if you like the water Ullswater is 2 miles away and you can sail or kayak, or visit Aira Force waterfall.

Fantastic property just off the beaten track meaning you get fantastic relaxation but close enough to amenities and great walks! Owner was fantastic with great communication, we would highly recommend nd this property!

There are lots of things to do around Ullswater. Try a boat trip on one of the Steamers. There are lists of walks and hiking. Take a walk up Hellvelyn and Striding Edge or walk along the Ullswater trail, The trail was created to showcase all the wonderful views around the lake,, You might like to visit Aira Fore which is a beautiful waterfall managed by the National Trust. Pooley Bridge is a village at the end of the lake nearest to Penrith. There are pubs and a restaurant. At the other end of the lake are Glenridding and Patterdale with shops and places to eat. Just three miles away from Home Farm is Rheged which a good place to go if the weather is inclement.
