About the property

The space

Welcome to an incredible cottage located in the quiet and rural village of Wyck Rissington, in the heart of the Cotswolds, just 30 minutes drive from Cheltenham. This three-bedroom quaint, characterful and stylish cottage comprises 3 floors and consists of 3 bedrooms (sleeping up to 6), 2 bathroom, plenty of living space, terrace with pizza oven, an outbuilding, a large garden, and private driveway with ample parking. Ideal for families or several couples wanting to explore the wealth of attractions that Gloucestershire has to offer.

Sitting room / Entrance floor:

Entering the property via the front door you have access to the hallway leading onto the sitting room. Here you have seating for six across two sofas and an arm chair. There is a log burner for your use, which creates a lovely cosy fire to keep you warm during the winter months. The sitting room is also equipped with a Freeview television. This well decorated, spacious and light room is the perfect place to unwind after a day exploring the local area.

 

The kitchen / Ground floor:

A recently renovated and well equipped kitchen with traditional Aga oven (electric) along with all the mod cons required to cook up a feast. These includes a microwave, dishwasher, kettle as well as plenty of surface space. There is also a round table with seating for up to six where you can dine. You also have access through the back door onto the terrace and into the garden where there is outdoor seating and a wood fired pizza oven where you can make authentic pizzas. There is also a shared downstairs shower room with basin and loo.

 

First floor:

The first floor comprises two bedrooms both of good size. One bedroom is a twin room ideal for the children. Just a few steps down the landing is a king room with shared luxurious bathroom equipped with traditional large bath, basin, and loo. Both rooms have plenty of natural light, benefit from rural views, and are equipped with space to hang and store your clothes and items.

 

Second floor:

The second floor has a fantastic bedroom, which can be either a King or Twin through Zip and Link beds. With Velux windows this room has plenty of natural light whilst remaining cosy and comfortable in the converted top floor of this cottage.

 

Outdoor space:

Boasting a spacious garden with plenty of outdoor furniture, a pizza oven as well as a heated outbuilding (with TV and beanbags – perfect for the children!), there is plenty of space to enjoy your stay in an idyllic Cotswold village.

The real beauty of this cottage is its rural and quiet setting with plenty of garden space, a fantastic and well-sheltered terrace, and the convenience of its location, a half-hour's drive from Cheltenham. With an array of fantastic local pubs, picturesque walks, and local attractions, including the famous Cheltenham racecourse, there is plenty to keep you busy within the area.

 

Getting to the property:

Once your booking is confirmed, you will receive a detailed explanation about how to reach the cottage and how to get the keys.

 

House Rules - Additional Rules:

The London Residents Club wants you to have a fantastic stay, so encourage you to see the space as a home away from home - treating it as though it is yours!

There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay:

• Maximum group size: 6

• Strictly no smoking, no pets, no parties

• No candles

• Dispose of rubbish appropriately

• Keep the property clean and tidy

• Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected

• Please keep the noise down and respect other neighbours in the building

• Please remember to close all windows and doors when leaving the space

• Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost

*Please note that once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £40 late check-in fee

**Please also note the check in hours are between 3pm and 10pm. There will be an additional fee of £20 for check ins between 10pm and 12am, and £40 for check ins past midnight Any questions or queries regarding the above - don't hesitate to get in touch, we're more than happy to help!

***The check-out time is fixed at 10 am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability). This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late check-out but please check with us so that we can confirm this. There is a fee associated with a late check-out but we only charge £35 for you to use the property until 3 pm and after that, you will have to purchase an extra nights stay.
