Villa Kismet is a beautiful, luxurious 5 bedroom villa with large, roof terrace; Ottoman room; private, heated, salt water, infinity pool with steps for easy access and a shallow end where you can sit with your cocktail and enjoy the unobstructed sea views of Kalamar Bay, Islands and the mountains. The villa has landscaped gardens, terrace areas, sun loungers, deck chairs and umbrellas, where you can sunbathe, relax and entertain. The property is set out on 3 floors plus roof terrace with seating area under a pergola, ideal for sun downers, plus an Ottoman room in the turret room which is great for relaxing, playing games or for the occasional shisha. The lower garden floor annexe apartment with its additional kitchen, including a washing machine, lounge and terrace garden area with own seating area,makes the villa ideal for 2/3 families or large groups with plenty of areas to escape for a bit of 'time out' from the group. The interior is a fusion of Mediterranean and modern comfort, spacious, cool and a home away from home.

Outside: The villa is superbly positioned on a quiet, no through road in the peaceful Kalamar Bay area of Kalkan.It has large gardens and terrace areas on the ground floor and lower ground floor where there is an annexe apartment. The garden is made up local trees including olive, lemon, fig, mandarin, peach, vine and an assortment of local flora and herbs. There is also a large roof terrace area with panoramic views which has a pergola with comfortable seating ideal for relaxing and drinking your cocktails, as well as a new bar area and kitchennette with fridge/freezer to save you from carrying ice/drinks up and down.

There are shaded areas for alfresco dining which includes a large marble dining table for 12/14, rattan sofas and chairs for relaxation, along with sun loungers, deck chairs and umbrellas around the infinity pool.

The villa has its own private, salt water infinity pool with tiled steps leading into the water. Ideal for sitting on and sipping a cocktail. The pool can also be heated early or late in the season.

There is also an external shower for use before and after swimming.

There is a table football situated on the first floor terrace with fantastic views for you to enjoy while you play.

We also provide a BBQ and a separate Paella makng kit for your enjoyment. Our property supervisor will be happy to help you set these up.

Accommodation: There is a fully equipped kitchen with dishwasher, microwave, panini toaster, oven, hob, fridge/freezer, juice maker, blender, dining facilities. There is also an additional fully equipped kitchen in the annex.

There is a small utility room with washing machine, iron and ironing board, clothes airer. There is also an additional washing machine, iron, ironing board and clothes airer in the annex

The lounge includes 3 seater sofa plus 2 armchairs, open fire-place, A/C unit, iPod docking station, satellite TV with DVD player. It has 2 sets of French windows opening out to a sun terrace with sea views, second patio with dining area and infinity pool, with spectacular sea views.

The villa includes a one bedroom, one bathroom lower garden floor annexe apartment with a fully equipped kitchen, washing machine and dishwasher, large lounge with sofa bed, Satellite TV with DVD player.

The apartment also has its own terrace/garden area with sea views and dining area.

Accessibility: There are a few steps leading to the villa entrance and also to the lower ground floor annexe apartment. The place can be suitable for those with limited mobility, as there is a ground floor bedroom and bathroom. Please call to discuss . Please be aware that the roads to and from the villa, as well as the terrain in Kalkan/Kalamar may make walking difficult for the elderly and infirm, or for those with push chairs.

  • All rooms in the apartment have air conditioning. There is also a stand up fan available for those who do not wish to use air conditioning The master bedroom has an en suite shower and toilet, opening on to a large balcony with sea views across the Mediterranean Sea, islands and mountains. The twin bedroom has garden views. Bedroom 3 is a large bedroom, with 2 single beds which can be joined together to form a large comfortable double. It has a balcony and has fantastic sea views. Bedroom 4 is on the ground floor and has a double bed and sliding doors opening onto a large terrace area. Bedroom 5 is in the garden annex. It has 2 single beds which can be joined to make a large double. The sliding doors open onto a terrace with wonderful sea views. All bedrooms have a beautifully handmade wooden wardrobe, chest of drawers & mirrors. The lounge has 2 comfortable double sofa beds, wardrobe area, chest of drawers & mirrors..Child cot or a put up bed available on request.

Notes:
The roof terrace has a pergola with comfortable seating. In addition the turret area has been converted to an Ottoman room, with seating ideal for smoking shisha, playing games, chatting or just simply relaxing. All rooms are fitted with air-conditioning, which can also be used for winter heating together with an open fire place. There is also a stand up fan, as well as a ceiling fan on the main terrace. A meet and greet service is also provided with a welcome pack and information booklet with emergency numbers and contact details of our managing agent in Kalkan. Transfers and car hire can be organised if required. Please note that for the comfort of all our guests smoking is not permitted in the villa, but is permitted on the balconies and terrace areas. A laptop & printer are also available with free WiFi internet access. We can also arrange for you to rent additional apartments & villas, very close by for larger groups. Bath and beach towels are included, linen is changed weekly.

STUNNING ....

Villa Kismet was absolutely stunning we were celebrating my husbands 60th birthday and wanted a family holiday to remember, Villa Kismet gave us this and much much more.

Feray and his team couldn't have been more helpful from the stress free transfers including ice cold bottles of water (a God send in the hot weather) to a complimentary fridge full of milk eggs fresh fruit cheese bread butter and wine, which was very much appreciated.

The villa was beautifully decorated, air con in every room. Well equipped is an understatement Feray gave us everything we could have possibly needed. We had no fighting who was having the best bedroom as they were all amazing. The infinity pool was a delight with beautiful views across the bay

A taxi is needed to get into Kalkan town, these are cheap and regular. Remember ladies to take your flat shoes as heels are a no no due to the steep roads.

The town is full of lively bars, restaurants and shops. The people are so friendly and will go out of their way to help you. You must pay a visit to Cafer Akgul in the Class Leather handbag shop, next time we visit we will be bringing plenty of extra money to buy more bags!!!

A boat trip is a must, we hired the Sunset 3 boat which included lunch (it was more like a banquet) and later an array of fresh fruit. We stopped off at various bays, swam to shore, had mud baths such a fun experience.

We would like to say a huge thank-you to Feray and his team for giving us a holiday to remember.

We would definitely recommend a holiday in Villa Kismet.

Regarding taxis, my family and I do tend to walk into Kalkan (about 25 minutes) and normally take a taxi back. Having said that this tends to be either early morning or evening during July/August, otherwise too hot! Our stay at Villa Kismet

The listing description was very accurate regarding the location and facilities. We were provided with very good guidance when it came to what was available at the property, the on site facilities and the town restaurants and shops etc. The property was clean and well maintained. We were provided with anything we could possibly need and more. The service we received was excellent. I would strongly recommend this property. Kalkan offers lots of very good restaurants that we tried during our stay. We were not disappointed with any of them. The fish restaurants were my favourite. We enjoyed our stay at this property so much we are going to go back next year. The sea views from this villa are breath taking and the sea is not far away. The villa has heated salt water swimming pool which was very pleasant.

From start to finish it was a very enjoyable holiday for us. We had our transfers arranged from and to the airport which was very efficient and hassle free for us.

Villa Kismet

The villa was clean and very comfortable and having the annexe was good as it gave our adult children a space away from us 'Oldies'. The only problem we experienced was the fact that, with only one set of keys, it was impossible to leave a set for our older children to get back in again if they went out late.....without cutting off the power in the villa. We got round this by them having to climb a small wall to access the poolside and giving them a key to the door there. The neighbours are possibly a little close but that's being a bit fussy and it's much quieter than the town 20 mins away. The sea was very near, clean and lovely. The 'free beach' was nicer than Kalamar Beach Club as it cost nothing to get an umbrella, was less crowded and was used by Turkish families, which we felt more comfortable with. It also had a (cheaper!) bar with ice cold drinks. Do also organise a boat trip through the villa staff. Ours was a fantastic day with wonderful food and hassle free as we found out that some trip organisers in the locality are not completely trustworthy. Avoid the Pink Bar at Patara beach. Dreadful location by a polluted river with horrendously high prices despite the free lift there. In all, a good place for a relaxing stay with very friendly locals although not especially cheap. Not for the infirm due to steep hills!

We will look into the key situation for next season, the main problem is ensuring that guests do not leave the air conditioning on when they go out which is easier to do ifthey have 2 sets of keys. Electricity is very expensive in Turkey as in most countries. The annex does have its own separate key. Regarding the Beach Club versus the Free Beach this is personal choice, we tend to use both. Some guests like all the facilities provided by the Beach Club oters prefer the tranquility of the Free Beach. We did not visit the Pink Beach Club, which opened in 2014 so cannot comment, although I have heard that it closed down. Glad that our local staff were of help. Feray

Brilliant Stay with amazing views!

I have stayed in Villa Kisment a couple times now and this year was just as good and the previous years. The villa is well maintained and really well equip which makes for an enjoyable and easy stay. Really good communication with the management of the villa so all our airport transfers were very smooth and all of our additional requirements were met.

One of my favourite things about Villa Kismet is that the views from the roof terrace are amazing and there is plenty of comfortable seating, perfect for dinks in the evening!

Idyllic setting, unforgettable!

Stunning scenery to be seen from this large open plan apartment. It felt more like a villa on one level.

Quality fittings and furniture throughout.

Lovely quiet location, with abundance of beautiful colourful flowers everywhere!

We spotted a tortoise on the path outside!

Pools and surrounding landscaping was kept spotlessly clean by friendly and helpful staff.

The terrace outside is a lovely place to chill out in privacy, and the scent from the flowers at night I will never forget.

Enjoyed all that Kalkan and Kalamar Bay has to offer. Friendly people make a fuss of the children always, we could not have chosen a better country to visit with them. Boat trip of a lifetime is a must, beach clubs(Palm Beach the BEST!), scrumptious meals out, Patara beach...

An absolutely fantastic, and truly memorable holiday, made perfect by our wonderful Garden apartment at Meltem Residencies. My dear son wakes up every morning and asks for his pool back, please!

We will return, we have truly got the Kalkan Bug!

P:S we hired a car very cheaply for the fortnight, but you can manage without one, depends how much you like walking up hills!

Lovely Villa with amazing views!

We stayed in Villa Kismet for the duration of our stay in Kalkan and it was very good. Everything was ready on arrival and had everything explained to us which made the holiday stay stress free! The Villa is amazing with one of the most amazing views and is equipped well e.g. Wi-Fi, kitchen utensils etc. The Villa is a 5 minute walk away from the beach club and there are various cafes a close walk away if you don't fancy going into town for the evening.

Overall my friends & I had an amazing stay and will definitely be back next year!

Kalkan is part of the Lycian Peninsula with a vast choice of rooftop and waterfront restaurants and bars which give stunning views of the sunset over the bay and night time moon and stars. Kalkan perhaps offers the most stylish ambiance & charm. Kalkan certainly beckons the discerning holiday maker. The villa is well placed for visiting ancient historical sites such as Xanthos, Patara and Myra, the home of St. Nicholas, being just a few, as well as, walking the ancient Lycien Way, a 509 km marked footpath with its spectacular scenery along the turquoise coastline interspersed with historical reminders of a fascinating past. You can take a gullet boat trip to the sunken city of Kekova. The gorge at Saklikent provides another area for walking and river rafting. You can take a Jeep safari up the mountains. A para-gliding centre is also nearby. There is also the opportunity to take part in many water sports such as canoeing along the Xanthos River, diving or water skiing.
