2 Bedrooms, Sleeps 4-6

Leopold Place is a large (100 m2), quiet, city centre basement flat with small private garden to the rear. The front of the property faces south making the living/dining room bright and airy whilst the bedrooms are situated to the rear. There is a private front courtyard ensuring privacy from the road above.

The kitchen adjoins the living area and is equipped with Siemens appliances throughout including oven, electric hob, large fridge/freezer, dishwasher and washing machine. Other kitchen appliances include microwave, cafetiere, kettle and toaster.

The dining area of the living room seats 4 but with the option of extending the table to seat 6. HD digital TV is at your disposal.

There is a king-size bed (150cm) in the master bedroom with a double bed (135cm) in the second bedroom. A large sofabed in the master bedroom gives the option of sleeping up to 2 further people.

There is gas central heating throughout and on-demand hot water

The central location of Leopold Place means that everything is close by with the majority of Edinburgh's attractions within walking distance. Many of the venues for the Edinburgh International Festival are also within a short walking distance and the Playhouse Theatre is situated just 2 mins walk from the apartment. John Lewis department store and the Omni entertainment centre are also less than 5 mins walk away.

Valvona & Crolla, arguably Edinburgh's best delicatessen, is literally around the corner.

Stellar experience

We had an easy self-check in and were delighted with the airy and light living area offering views of the front plantings and bustling crowds. Yet the noise of the street did not carry into the rear bedrooms which offered a haven after a day of walking the neighborhoods of Edinburgh. Kitchen was equipped well enough for me to make stir fries and roasts and coffee making was easy. Tesco market is just a few blocks away and offers all you need for most meals.

We walked everywhere with ease from the port of Leith to the Royal Mile except for one day when we were walked out and jumped on a bus (exact change needed) that dropped us a few steps from our door. Took the tram from the airport, a delightful experience with good sightseeing, and stops a short walk from the flat.

Amazingly Quiet Property close to everything

Mark was a pleasure to work with and meeting him at the beginning of our stay was a bonus. The property is located within walking distance to everything on the Royal Mile and Arthur's Seat. Even on a fairly busy city street, it was completely quiet inside! The property is well appointed too - my entire family agreed that we wished we had taken one less day in London and spent an extra day here!

Perfect Location

We stayed 3 nights with our family (2 adult and 3 children) to tour Edinburgh. The flat was even nicer than the pictures. It's central location was great for seeing Edinburgh and getting to and from Waverley Station. The flat is on a busy street but you would never know that once you are in the flat. The flat was well equipped and very comfortable for our family. Although we did not get to meet Mark, he did keep in contact via email and left excellent directions which answered any of our questions. We hope to return to Edinburgh again and I would definitely return to this flat.

Top Notch!

Top Notch! There isn't a negative to this apartment. Great location-near the train station and the tram station which goes to the airport. We took the tram to the apartment and from the station it is literally a five minute walk.

Although the apartment is located on the corner of a busy intersection, it is very quiet with no road noise. The apartment is rather large, tastefully decorated and comes fully equipped. Upon arrival we found the apartment to be scrupulously clean and tidy. It was a great base to venture out on our daily excursions.

Mark is very accessible and pleasant to deal with. I highly recommend this property to anyone planning a trip to Edinburgh.

great location, very comfortable, would stay again!

We rented the flat for 1 month, it was very comfortable for the 5 of us (all adults). The owner of the flat, Mark, was very attentive to any of our needs. The place is drop dead gorgeous with a view of Calton Hill. You couldn't ask for a better location on the corner of Leith Walk and London Rd with the bus stop just outside the door and easy walk to Princess Street, the High Street, Edinburgh Castle, etc. We had a lovely cafe, convenient store and a now favorite watering hole at the corner, along with the best fish n chips at Montgomery's. So many great restaurants within a short walk! With all the hustle and bustle going on outside the door, you never hear any of it inside the flat, it was very quite! We hope to be back in 2-3 years!

Edinburgh's architecture is also world renowned, especially the Georgian buildings and gardens of the New Town. Above all, however, Edinburgh is perhaps best known for the Edinburgh International Festival which takes place every summer.

Edinburgh is also perfectly placed for visiting the beaches of East Lothian, the beautiful Scottish Borders and as a stepping stone for the Highlands & Islands. Glasgow is also just an hour away by train.
