About the property

A 3 bedroom, 3 bathroom farmhouse with mountain stream and gardens

A beautifully renovated traditional stone farmhouse with attached barn, gardens and mountain stream. Situated in the quiet rural village of Arguenos in the Pyrenean foothills close to the Spanish border and 30mins from the ski slopes.

The property has been recently and extensively renovated to a very high standard including lime render, oak staircase and flooring, fully fitted farmhouse kitchen with granite worktops, an AGA as well as an additional fan oven and induction hob.

The luxurious bedrooms on the first floor include a large king size room with twin aspect overlooking the stream, log burner and ensuite bathroom with separate monsoon shower, and a large double bedroom with ensuite bathroom and monsoon shower. There is also the option of a travel cot and baby changing.

On the 2nd floor there is a large twin room with additional sofa and desk (limited head room and low beams - please see photos). There is a further shower room with monsoon shower on the ground floor. In the lounge there is a large log burner and seating for 6. This room also boasts a Denon surround sound cinema system, large flat screen TV, Apple TV and DVD player. A separate utility room with washing machine is also situated on the ground floor. There are thermostatically controlled radiators in every room and heated towel rails in the 3 bathrooms. A stable door in the kitchen leads to a large decked terrace area overlooking the stream.

The garden extends beyond the stream and is laid to grass with a selection of young fruit trees, large mountain pines and walnut trees. To the front of the property is a large gravelled driveway with parking for three cars and undercover parking under the barn. A bistro table sits under the mature grapevine and there is a further small lawned garden to the front overlooking the stream and with a washing line.

The house lies at the centre of mountain biking and hiking territory with the 2017 Tour de France route virtually circling the village! Col des Ares is a short drive/cycle away and for the more adventurous hikers the Cagire mountain route leads from a neighbouring village.

The local area is mostly for the pastoral farming of cattle, goats and horses as well as large areas of forest. Wildlife in the area is in abundance with an array of butterflies, birds of prey and deer. You may also spot glow worms, mink, boar, and even the occasional bear! If you are looking for a quiet rural mountain location you will not be disappointed.

Freshly baked croissants and baguettes can be purchased in nearby Juzet d'lzaut (6 mins away) which also has a boucherie. The beautiful market town of Aspet (13 mins away) boasts a number of bars, restaurants and stores as well as a pharmacy, doctors surgery and well stocked Carrefour market. This property is a rare gem in a mountain paradise.

Please note small children would need to be supervised at all times due to the close proximity of the stream. For this reason, whilst the property is well equipped for babies (cot, changing mat, fireguard and highchair) it may not be suitable for toddlers due to the stream in the garden. Guests are responsible for ensuring their children's safety at all times. The location is tranquil and rural, a car is necessary.

About The Owner

UK trained teachers Neil and Cheryl spent 3 years working in the Middle East before realising their dream of owning a property in France. They took 4 years with the help of a builder extensively renovating the run down property to a very high standard. In 2016 the family moved to France for a year to complete the renovations whilst also home educating their three children. It was a wonderful opportunity for them to slow down and enjoy quality time together.

With the house now complete and their eldest child about to embark on GCSEs the family are returning to the UK and will rent out the property as a holiday let when it is not being used by themselves. The family love the tranquility of Arguenos and its friendly residents who welcomed them into their community during their year in France. They will continue to holiday in Las Arribos which benefits from both long hot summers and snow capped mountains with excellent skiing during the winter months. The area is lush and mountainous with beautifully fresh clean air, an array of wildlife to spot and numerous walks, drives and cycle routes through unspoilt countryside and traditional quaint villages.

Casa preciosa en un lugar encantador.

Ya desde el momento de realizar la reserva respondieron a todas nuestras dudas (vía internet) de forma ràpida, muy atentos.

La casa está decorada con mucho gusto, todo es bonito y nuevo, además está perfectamente equipada (especias, utensilios de cocina, un pequeño botiquin, detergente lavadora...), no hace falta pensar en nada de eso al ir allí. Se nota que está pensada con cariño y que les gusta cuidar todos los detalles.

Además, todo está muy limpio, tanto las habitaciones como las sabanas y las toallas.

El jardin trasero da directamente a un trozo de bosque con un rio muy poco profundo, nuestra hija estaba encantada.

El lugar es muy tranquilo, solo se oye el sonido del agua del rio y los pájaros. En los al rededores hay muchos caminos para dar paseos por el bosque.

Sin duda un lugar que recomendamos y al que volveremos.
