Festival Resort, Davenport, Florida is a charming and family-friendly community located just 8 miles from Walt Disney World. This family-oriented resort sits nestled just off US 27 in Davenport, Florida and is one of the most desired tourist areas in the Orlando area.

This vacation villa features three highly-detailed themed spaces. Girls and boys of all ages will enjoy the custom pirate ship bedroom with elaborate props and extensive, hand-painted artwork throughout. Suitable for both kids and adults, the Polynesian-inspired bedroom located on the second floor boasts a thatched-style ceiling and walls painted with a whimsical sepia-toned map. Complete with BBQ, plunge pool/spa, outdoor bathroom, comfortable patio furniture and outdoor (streaming) sound system, the villa’s outdoor space is artistically transformed into the “MCO Crab Shack” and is reminiscent of a quaint waterfront bar/restaurant.

Families can relax in the upstairs eclectic lounge area and watch one of the many movies provided on the room’s 60” 4K, 3D TV with sound system. The modern and bright main floor living space feature an even bigger, 65” 4K, 3D curved TV with sound system. All bedrooms include TVs and Blu-ray players.

The villa’s modern and bright master bedroom is located on the main floor and features a coffered ceiling. All of the bedrooms include top-end mattresses, mattress protectors and covers, duvets, bed linens, towels, and other décor touches and accessories you would see in a five-star boutique hotel. And most of the bathrooms are wallpapered and decorated to give completely the overall luxurious look.

Amazing and beautiful property!

Was blown away by all the small details and the decor! Absolutely loved the pirate room, wish my grandsons would have been here, they would have loved it! My 2 year old granddaughter loved it and we were able to set up her pack-n-play in there and she had no problem sleeping. The only thing that was missing was a baby gate for the stairs but we went to Walmart and purchased one for our trip to prevent her from falling down the stairs. We have stayed at several VRBO's and have never had one that the kitchen was stocked with anything and everything you could want or need! Loved the outside pool area for relaxing after a long day at the parks! We visited the resort pool the day before we left and my granddaughter loved the kiddie area - we had the entire area to ourselves! Again, loved the personal touches and themed decor - really stands out above the other places we looked at! So glad we chose this townhome to make our vacation complete. Tip: Take the back roads via Ronald Reagan and Old Lake Wilson Road to 192 to get to the parks instead of the traffic on the interstate. We got there everyday in usually 20 minutes!

Beautiful condo unit. Would stay here again.

If I were recommending this rental to a friend (which many people have asked about after I’ve shared pictures) these are the things that I would tell them:

Pros –

1) Actual condo unit is absolutely beautiful. Everything looks just like the pictures, and that custom pirate ship room is impressive.

2) The personal pool was the best part. After a long day at the parks, it was so nice to have a drink on the lanai while the kids played in the spool.

3) This new development wasn’t very busy, and we pretty much had the community areas to ourselves.

4) Was very happy with the tech set-up here. The game systems, the outdoor Bluetooth speaker, etc. All the comforts of home.

5) It’s located in a nice, safe area with even nicer resorts surrounding. Quick drive to the grocery store and the restaurants nearby.

6) PRICE! Compared to what you pay on a Disney resort, I’d rather spend less and get more here.

Cons – (or just “things to keep in mind”)

1) The location is right next to the expressway. So, if you are sleeping in the upstairs ‘hut’ room, you will hear the road noise all night. You can’t hear it when you are sitting on the lanai, because the waterfall covers up the sounds of the expressway and the neighbors next to you.

2) You have to pay an extra $30 a day for heat in your personal pool. And you have to decide before you arrive. I ended up getting it (for the 1st week in April) and am glad that I did, as we used the pool almost daily and it was the perfect temp.

3) Because it’s so nicely decorated, I would personally think twice about staying here if I had young children. There are lots of glass tables, ceramic vases, and nice décor that you just don’t want to ruin or break. Even in the kid’s room, there is a wall-mounted boat decoration with the words “Do not touch” on it.

4) Take the LOCAL ROADS to Disney if you are going. Otherwise you will sit on that highway forever. We took Old Lake Wilson, and were at the gates in 10 minutes.

5) Also mentioned in the reviews was the fact that the Pool Bar/Grill, Ice Cream Store and General Store are only open on the weekends.

6) No beverages are allowed at the community pool. I mean nothing. The lady at the welcome center didn’t even want us taking water bottles into the area. So, if you have visions of sipping umbrella drinks by the pool – this is not the place for it.

As for the pool heat, indeed there is a charge as there is an actual third party service (electricity), while optional for our guests, has an additional cost tied to it. Regarding decor and furnishing, the homeowner is a designer and created very distict spaces within the home, which combined, creates a whimsical ambiance for children and with extra upscale touches for adults. As for the poolside drinks, our team did contact the clubhouse and confirm drinks are allowed in the pool area. There is a bar & grill poolside for guests enjoyment and convenience as well.
