Mary's Cottage is a beautiful converted farm building, located in the heart of the Cotswolds, with stunning views of the surrounding countryside. The cottage sits within the open grounds of a farm estate, with many beautiful walks directly from the doorstep, and the acclaimed Cotswolds Lavender Farm and the beautiful 15th Century Snowshill Manor are both nearby, as is the award-winning Horse & Groom pub in Bourton-on-the-Hill. Mary's Cottage is approximately three miles away from the picturesque village of Snowshill and five miles away from the famous village of Broadway, with its wide range of art galleries, shops and restaurants. The cottage is also just a short drive away from all of the other lovely North Cotswold towns and villages, including Moreton-in-Marsh, Chipping Campden, Stow-on-the-Wold and Bourton-on-the-Water, as well as being well placed for exploring further afield attractions, such as Stratford-upon-Avon, Blenheim Palace and Oxford.

Originally the stables and hay loft of the farm, Mary's Cottage has been lovingly renovated to a high standard, whilst retaining an abundance of character, including exposed Cotswold stone, oak beams and a cosy wood burning stove. The character is complemented by modern facilities, including wireless internet access, a flatscreen TV with DVD player and Sky package, and a well presented kitchen.

Mary's Cottage sleeps four people in two bedrooms, with two ensuite bathrooms. There is a spacious terrace and garden in front of the cottage, and allocated parking for two cars. The cottage is perfect for a family or a group of friends seeking an idyllic rural retreat in the heart of the Cotswold countryside.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits

A security deposit of £100 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.

Occupancy

The maximum occupancy of the property, including its grounds, is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.

Pets

Up to two medium sized dogs are accepted, at a cost of £20 per booking per dog.

For the comfort of future guests, we ask that dogs remain out of bedrooms, stay off the furniture and that no trace of a dog remains after your departure. The boot room on the ground floor has space for a dog bed.

Please note that the property is situated within the open grounds of a farm estate, and dogs should be closely supervised outside at all times. The farm is surrounded by fields, which may contain livestock, and it is particularly important therefore that guests ensure that their dogs do not get into these fields.

Bed linen and towels

Bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Bedroom 1 ensuite: Walk-in shower, toilet and wash basin

Heating, fuel and logs

The property has an oil fired central heating system.

Electricity and oil are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.

Services provided

The property has free wireless internet access and a flat screen TV with integrated DVD player and Sky package. A telephone is also provided, for incoming calls and emergencies only.

Mobile phone reception is variable, typically being better outside the property than inside.

Parking

The property has parking spaces for two cars.

Housekeeping

Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen) and high chair are provided.

Please note that the property's private garden area is situated within the open grounds of a farm estate, and children should be closely supervised outside at all times.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

The property is situated within the open grounds of a farm estate and guests are requested to stay within the terrace and grass area in front of the property, which is for the sole use of guests. There is a shallow pond in the farm grounds (no more than a foot deep) that is not fenced off, therefore guests with children and pets should ensure that they are supervised outside at all times.

This is an old, characterful property, with some low beams and sloping ceilings in the upstairs living area, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the property in the event of an emergency. There are external steps leading from the kitchen to the ground floor, however these steps are steep and the kitchen door is kept locked, to prevent internal access to these steps.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

Smoking

No smoking is permitted throughout the property.

Mary's Cottage is a self-contained cottage, which is part of Smallthorns Farm, where the owners live.

The Cotswolds are a range of hills in west-central England, sometimes called the "Heart of England". The name Cotswold means "sheep enclosure in rolling hillsides".

The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone).
