Maltings is a 3 storey, Cotswold stone cottage located in a quiet lane yet within a few minutes flat walk of pubs, restaurants and independent shops. Two private parking spaces, two bathrooms, comfortable, hypoallergenic mattresses on all beds for a sound sleep, a pretty courtyard garden and stylish furnishings complete the picture. The Nailsworth stream meanders its way beyond the garden and can be heard babbling from the master bedroom.

ACCOMMODATION

The spacious top floor with king sized bed and ensuite shower room is dual aspect with expansive views over the Nailsworth Valley to the rear and the ancient Brewery Lane to the front. There is little traffic down this tiny lane but horses are led daily to the fields beyond.

The first floor has a twin bedroom overlooking the courtyard garden at the rear and a single room facing Brewery Lane together with the modern family bathroom. Windows on this floor have safety catches for the peace of mind of parents who are enjoying the master room on the top floor.

The ground floor entrance vestibule leads to the hall, cloakroom, fully fitted and equipped kitchen with built in Neff appliances and the lovely lounge / diner opening onto a pretty courtyard garden and stream beyond. The property offers free wifi, two smart televisions (one in the master bedroom and a Blu Ray DVD player in the lounge. There are also plenty of guides and maps to the local area as it is a mecca for walkers. It is comfortably furnished with seating and dining space for 5.

The courtyard garden has seating for 5 plus a BBQ. Guests can enjoy the evening sun with a glass of wine and the sound of the brook beyond the fence.

Maltings sleeps 5 plus a cot (without linen) and high chair for a baby. All linen and towels are provided with a change of linen and an extra clean on bookings of over a week.

We accept bookings starting on a Friday i.e.

Weekend bookings run from 3 pm Friday to 10am Monday. Different nightly prices apply to weekend bookings to cover the costs of the changeover.

Week or longer bookings start on a Friday.

LOCATION

Nailsworth is an ideal location for exploring the beautiful Cotswold countryside, as well as picturesque local villages and Roman cities such as Cirencester and Bath. It is also within easy reach of Westonbirt Arboretum, Painswick Roccoco Gardens and the Cheltenham races. Gatcombe Park (Princess Anne's residence) is a short distance away for eventing and there is excellent golfing at Minchinhampton golf courses. The nearby Woodchester Mansion is an unfinished gothic residence of great interest set in extensive parklands and well worth a visit.

Nailsworth is a characterful, artistic, small town with many cafes, pubs and award-winning restaurants, shops and bakeries, which is becoming increasingly popular with visitors from the UK and abroad. Guests can find everything needed within a short walk without using a car. There are also regular events, with a Farmer's Market held on 4th Saturday of each month in Nailsworth and the renowned Stroud Market, which is only 4 miles away, opening every Saturday. Restaurants include Oldstones, The Wild Garlic, Wilders, Williams' Kitchen, Egypt Mill, The Olive Tree, The Britannia and Amalfi as well as numerous independent cafes and vegetarian specialists It really is a foodies paradise.

TRAVEL

Nailsworth is situated on the A46 and easily reached from the M4 and A419 or the M5.

International airports are situated in Bristol, 37 miles away, Birmingham, 76 miles away and Heathrow, 93 miles away.

ACCESS AND FACILITIES

Guests can arrive at any time after 3pm with keys available on receipt of the access code. A small quantity of general provisions is supplied to get you started but local small stores are open 'till 10pm or later.

Gas heating and hot water is managed via a Hive system to ensure that the property is comfortable and ready for your arrival. We do not live in Nailsworth ourselves but are readily contactable by phone for any queries and the housekeeper lives locally.

SAFETY

The property is fully safety compliant with a current gas safety certificate, smoke alarms on all floors, CO detectors in the kitchen and lounge, a fire blanket and fire extinguishers on ground and first floors. All doors are compliant with fire safety regulations. There are window locks on first floor bedroom to protect young guests.

About Janet

We are the owners Kevin and Janet who bought the property in 2003 intending to retire to Nailsworth. Over the years we have rented it out and used it ourselves for holidays but are now retired and settled near to London and family so decided to turn it into a holiday let in March 2013. We love to visit whenever we can to enjoy the shops and restaurants in this wonderful little town of Nailsworth and the interesting local villages.

We love the lively, friendly ambiance of Nailsworth and have enjoyed refurbishing it and turning it into a comfortable holiday home for ourselves and others. Several guests have commented on the comfort of the beds and how well they sleep in the quiet location. I know that we do!

The property has previously been let through an agent and has attracted many excellent reviews both on Tripadvisor and other websites. Unfortunately these are not available to us on the current site but can be viewed on Tripadvisor.com.

Why Janet chose Nailsworth

It is well positioned for touring the pretty villages and countryside but equally ideal if you want to park up, chill out and enjoy the local pubs, restaurants and walks or just relax in the garden. Nailsworth is a very social community with lots going on around the town and further afield. There is something for everyone with or without a car! We hope our guests will enjoy it as much as we do.

What makes this cottage unique

Nailsworth is nestled in one of the five valleys with many other properties situated on the hillsides. Maltings is in an enviable position in the heart of the conservation area of Nailsworth offering easy walking access to all amenities. Many properties in the area would require holidaymakers to have the use of a car for all but the keenest walkers. Car parking space is at a premium in Cotswold properties and we have two of them!

This property has all the charm of a traditional cotswold cottage but with modern amenities in clouding a ground floor cloakroom, family bathroom and ensuite to the master bedroom.

Nailsworth has a unique range of independent and quirky shops - ideal for browsing with the cottage just a short, flat walk to the nearest amenities. We are about half an hour from the City of Bath and love the Thermae Spa with different spa experiences on each of the 3 floors including the open air rooftop spa overlooking town and countryside.

Another must for us is the famed Shambles Market in Stroud every Saturday morning - lots of fresh local produce and much more.

If it is a fine evening we love going to Coaley Peak, about 3 miles away to watch the sun setting over the Severn Estuary and The Black Mountains of Wales.

Maltings is also within easy reach of Cheltenham and Gatcombe Park for equestrian events.

For horticulturalists Painswick Roccoco gardens are a unique experience and well worth a visit together with The National Arboretum at Westonbirt.

There are extensive walking trails around Nailsworth and across Minchinhampton Common with magnificent views across the 5 valleys.

You are spoilt for choice with local restaurants, pubs and cafes together with regular festivals and events in the locality.
