If you are looking for high standard, self-catering, rental accommodation close to Ocho Rios, you have just found the perfect holiday retreat. We offer everything you might possibly need for that perfect vacation at prices everyone can afford.

Safe and secure environment

You will be staying in a very safe and secure environment in the quiet leafy neighbourhood of Eltham. Almond Tree Villa and the three studio apartments, Tamarind, Pimento and Cinnamon are situated together in Selbourne Gardens which is an upscale private estate inside a gated community.

The apartments are built at the rear of the villa around the pool.

Close to Ocho Rios and beaches

You will be away from the hustle and bustle of Ocho Rios yet only three miles and literally a ten minute drive into the centre of the exciting tourist resort. There are several really nice beaches within a few miles of the properties.

Lovely swimming pool

Always kept pristine and crystal clear the pool is a favourite with everyone, young and old. The Swimming pool and the pool terrace are in a private and secluded position being situated in the back garden and are only shared by the guests in the villa and the three apartments.

Our guests can spend their time relaxing and lazing around the pool on a sun lounger while sipping a cool drink or two or perhaps eating outside under the umbrellas on the picnic tables by the poolside. The pool measures 25ft by 15ft and is ideal for children being only 3ft deep at the shallow end where the steps enter and 5ft at the deep end.

Helpful staff

You will find all our staff always ready to help you get the most from your holiday. Please feel welcome to ask for any assistance or anything you need.

If you need help with any small problem that might arise or if you need any advice please speak to any of the staff, Nigel, Chupsy, Renee or Junior. They will all do their best to assist you.

Our driver Junior helps us oversee everything at the villa and you will find him a big help.

Our ‘Caretaker/House Manager’ Nigel resides at the rear of the property in a self-contained apartment he shares with his partner Renee. Nigel maintains the gardens and the swimming pool and terrace to the highest of standards. Apart from security, which is one of his other roles at the villa, he is always happy to offer his services as chef to ensure your holiday is enjoyed to the full.

Nigel is always available to cook breakfast or any other meal on request.

Cleaning and maid service

There is a maid service that is already included in the price of your holiday.

For stays of 8 nights or over our cleaner Chupsy will arrange to come in roughly half way through your stay to clean throughout and change bedding.

For bookings of 7 nights or less Chupsy will come prior to your arrival and after your departure only.

Fresh towels are supplied and replaced twice a week but please bring your own beach towels for use outside on the pool terrace.

For those guests who want to get away from it all Chupsy is also available to do your washing and ironing. Guests are invited to make a private arrangement directly with Chupsy.

If guests would prefer to do their own washing they can do so when either Nigel or Chupsy are on hand to show them how to use the washing machine. Guests are given complimentary free wash loads and additional washes will be charged at $500 JA per wash load. There is also a wash tub that guests are welcome to use. Each property has its own iron and ironing board.

Airport transfer

We offer airport transfer with our driver Junior from either Kingston or Montego Bay airports. Both airports are about 60 miles away but Montego Bay is a much easier drive and a cheaper option.

Please ask for a quote when booking. You will find Junior’s prices for airport pick up to be the most competitive.

Daily transport

Junior drives a Toyota Noah 8 seat bus and is always available to offer a very useful service to and from the villa. You will have his mobile phone number and you can phone him whenever you need a drive back from 'Ochi' or from the nearest beach.

Tours and longer trips

Junior is also an excellent tour guide with a wealth of knowledge of all things Jamaican. Please ask him for a quote to drive you literally anywhere on the island.

When it comes to holiday rental in this area we don't think you will find a more attractive invitation than this. We really want to look after you and make your dream vacation in Jamaica something to remember.

Marvin who lives on site owns a licenced taxi and is always available to offer a very useful service to and from the villa. You will have his mobile phone number and you can phone him whenever you need picking up from ‘Ochi’ or a nearby beach. We will supply you with a 'pay as you go' mobile cell phone to use while you are staying at the villa. You will find it very useful for local calls, either to call Marvin or any other local service.

Daily transport: Tours and the local beaches.

If you are interested in booking a tour please speak to Marvin. Our mini bus is available for charter work locally or to any part of the island. Let us show you the sights of Jamaica. We know all the beauty spots, near and far.

There are several wonderful beaches within a few miles of the villa, Reggae Beach, Golden Sands, Shaw Park Beach, James Bond Beach and Laughing Waters. Bob Marley's birthplace at Nine Mile and playwright Noel Coward's house Firefly with its spectacular view over Port Maria are worth a visit. Right on your very doorstep is White River where there is a choice of kayaking, tubing or rafting down a three mile stretch of the river from the 17th century landmark Spanish Bridge.

Please ask Marvin for a quote for one of our great value tours to see places like Blue Mountain, Negril, Black River, Treasure Beach, Somerset Falls, Port Antonio or anywhere else you would like to visit.

Almond Tree Villa is an impressive and spacious three bed-room, two bathroom residence set in attractive gardens together with the three studio apartments. The pool and pool terrace are shared only with the six guests in the apartments when occupied. The villa by itself sleeps up to 8 people comfortably and is perfect for a large family or a group of friends. If your group is even larger you also have the option to book one or more of the apartments. Our maximum capacity is 15 when booking all four properties.

Home from Home..Wonderful Stay

Im glad I really looked and took my time to find the perfect place to stay on our vacation..this really was the perfect villa, the area was brilliant to stay, quiet but only 10 mins from the town, the neighbours so friendly and helpful, the owner and his manager to the housekeeper where all a fantastic and an unforgettable group. There was nothing too much trouble for them..in the words of junior ( no problem). The area was so close to the best beach, and lots to do in the area without having to really go out of the way..either walking or a real short taxi ride. I would highly recommend this villa and the local area to anyone. Thank you all so much for a great holiday..big thanks to Neil , Nigel, Junior, and lorraine..who is a fabulous cook. :). See ya all soon.

Quaint older home on a quiet dead end street

We enjoyed our time at the Almond Tree Villa. We liked having the space and the private pool. We visited in June and most days were a bit warm for us with just the fans, if we visit again in the summer we are likely to find somewhere with AC. This property is off the grid using solar power, but the current battery bank does not always last through the night. The water pressure in one of the showers was low enough that we only used the shower in the master bath. We had a rental car which gave us the freedom to get around when and where we choose. The beds were comfortable and there was plenty of room, even during the portion of our stay when there were eight of us. The pool was clean and refreshing but had little shade so we avoided it during peak UV.

The villa matched the description, was clean and fairly well maintained. Neil and Nigel were both very helpful. I would recommend this to some friends, based on their needs and desires. We really enjoyed the Blue Hole up the white river a bit, this place is called Eire blue hole and the original blue hole etc. We accessed the river via a crocodile farm on the other side of the river where the prices were better. The sign there is "The Original Blue Hole".

Restaurants vary, there are more varied choices in the eastern part of Ocho Rios, further from the cruise ships.

Nice place but needs work

The set up of the place is great if you have a large group as we did. We rented out all three properties during the time we were there. The pool is wonderful and we used it extensively. When we got there we noticed the place wasn't very clean especially in all the kitchens. There was food on the walls near the stove and cupboards were dirty. We found a bowl of food in the micro and dirty dishes in the stove. I am not a neat freak but I expect better deep cleaning when you have a rental. There were no supplies for us to clean it up. My husband fixed a few things around the place such as a light in the main bedroom. Nigel was great and helped out a lot since the water kept going out and we would have to restore it for us. There is no air conditioning in the main house. You definitely have to hire someone to drive because you are secluded from downtown. Junior's friend, MC picked us up from the airport and we used him as a our main driver. He was wonderful and really took care of us. Neil was great to work with and got back to me right away about renting the place.

I would not recommend this property to others due to the cleanliness alone. We had a great time in Jamaica but I would not come back to this property.

Owner's Response: It is very disappointing to receive a negative review and this is actually the one and only time that we have received such poor feedback. However I must accept that on this occassion it looks to be genuine and fair comment on behalf of these guests. The issue is the poor standard of cleaning which I agree is unacceptable and there can be no excuse. I know that attaining a high level cleanliness and comfort is one of the most important factors in running a successful holiday rental business and something that I take very seriously. We have obviously fell short of the mark here and I am annoyed with our cleaner. She has been with us for sometime and usually does a good job but there is no excuse for this and she has been told so. Unfortunately there was no direct contact with myself from these guests during their stay to voice any complaints and give me the opportunity to put things right immediately but I do apologise for our shortcomings. I would like to assure our customers that they can always expect the highest of standards and service from us at all times. We do pride ourselves on offering quality holiday accomodation at real value for money prices for our customers and we have many guests who return to us year after year.You will see from the other reviews that most of our guests are delighted with the service they receive.

In this case it's not too good to be true

Neil was friendly and patient with us as we had 1000 and 1 questions regarding the property. As we were very reluctant to book over the internet.

Once we arrived every doubt went out of the window. What an absolute delight and surprise. We were picked up from the airport by Junior and the fun began from there. If you want to live like a local or a tourist this place is perfection. It's very secure and friendly location mins from town. Junior is always available to take you anywhere your heart desires as he is so knowledgable about Jamaica he will always have somewhere exciting and new to take you. Nigel and he's family live close and are always available if you need anything. The villa is clean and cleaned daily. The pictures are exactly what you get, but what it does not show is the positive and fun energy it has.

This was my mums first time and she enjoyed herself soo much she is returning this July. After making good friends with everyone that works in the villa she feels safe to return by herself.

Thanks for making this a fantastic family holiday. See you soon ; )

Never wanted to leave

This was mine and my husbands 3rd time back the lovely island of Jamaica and the 3rd time at Almond Tree Villa.

We wouldn't want to stop anywhere else, everything about it is perfect, the villa is clean and well maintained, the location of the villa is also perfect, its quiet and private and not to far from Ocho Rios town center.

The owner neil is very atentive to all your needs, we are just so happy that we found Almond Tree Villa as this is a place were we feel we will always go back too.

On this vacation we did more than we've ever done and seen more than we've ever seen thanks to Juniour the taxi driver.

All our needs are always catered for which makes stopping at Almond Tree the most plesent experience

fantastic holiday

Have just returned from staying in the villa,with my wife,daughter and grandchildren aged 12&14 and what a wonderful holiday we had,having been to Jamaica on two previous occasions and having stayed in the all inclusive hotels we thought this year we would rent a villa and we are so glad we did.The villa was spacious, clean and situated at the end, of a very quite road and as an added bonus a swimming pool which the kids and adults really enjoyed.Neil the owner will arrange for you to be picked up at the airport by Junior,you will also meet Lorraine the house keeper who comes in twice a week to do your bedding and tidy through for you,she is a lovely person also you will have Nigel who stays in a self contained apartment at the rear off the villa he keeps the garden tidy and is there in case off any problems.We used Junior as our guide to Jamaica and although we have been before and sort of knew our way around Junior really showed us the real Jamaica so to him and his beautiful family whom we spent time with, we thank you for making our holiday that bit more special and look forward to seeing you all again.So if your looking to book a villa people this is the place so give Neil the owner an email and get set for a wonderful holiday .

Almond Tree Villa and the three studio apartments Pimento, Tamarind and Cinnamon are situated together on the upscale estate of Selbourne Gardens in the peaceful suburban district of Eltham.

Selbourne Gardens was highlighted in the Sunday Gleaner as one of the most desirable places to live in and around Ocho Rios. Most of our closest neighbours are elderly returning residents from either USA or UK.

It’s a lovely quiet private location inside a gated community and tucked away at the end of a Cul-de-sac. There is no access to non-residents and there are surveillance cameras in operation within Selbourne gardens. We are sure you will enjoy the peaceful, safe and secure feeling that the local area offers and at the same time it is literally only a 10 minute drive into the heart of Ocho Rios town centre.

The Eltham route taxis run past the entrance to Selbourne Gardens every few minutes.

On the other side of the ball park Eltham has a few local bars and convenience shops, one small restaurant and a top class barber.

The nearest beach where White River meets the sea is less than a mile away and there are several other lovely beaches within a couple of miles of the property.

Dermott’s Beach at Coconut Grove is a favourite with many of our guests. They have a little beach bar and food is usually available.

There is a small supermarket and other shops and bars at White River and you can eat the freshest fried fish and bammy right by the riverside at the local fry fish joint opposite the Fisherman’s Pub.

It is only 3 miles from the property to downtown Ocho Rios. 'Ochi' is a splendid major tourist resort with an impressive array of hotels, restaurants, bars and night life. The market is well worth a visit with its huge selections of exotic fruits, fresh produce and fish.

Other nearby tourist attractions include the famous Dunns River Falls, Mystic Mountain, Prospect Plantation and Chukka Cove for horse riding, Dolphin Cove where you can swim with the dolphins, Island Village, Bob Marley's birthplace at Nine Mile and playwright Noel Coward's house Firefly with its spectacular view over Port Maria.

There is a king sized solid wooden bed, two bed side tables, a fitted walk-in wardrobe and dressing table with drawers, together with cable television. Another large bedroom adjoins the master bedroom. This room is furnished with a double bed and a bunk bed and is ideal for children, enabling the two rooms to be used as a family suite or alternatively this room can be used as a second double bedroom. The bedroom at the front of the house is furnished with another king sized bed, two bedside tables, a chest of drawers and a large built in wardrobe. The main bathroom has a toilet, wash basin and fitted shower and is shared by the third bedroom. Every room has a powerful ceiling fan and shuttered windows covered with mosquito mesh.
