Being just about 4 miles away from the beginning of the historic district of the city of Florence, the villa is a truly unique place to stay at while enjoying the multitude of activities and places to see in Florence and its surrounding areas in Tuscany!

The villa and its Garden.

The villa has been recently completely renovated by the owner to the highest standards, maintaining all its original features and charm. The thorough attention to details as well as the exquisitely appointed furniture have contributed into creating a very special space that perfectly blends with the villa’s ancient structure.

The magnificent 20 hectares park surrounding the villa is full of beautiful paths across olive groves, fruit trees and flowers. The private lake, that comes with a small wooden house is perfect for meditating and relaxing, surrounded by the “silence” of the magical nature and the company of the wild animals that may come around..

Right outside the villa’s entrance the outdoors is equipped with a shaded pergola (fully furnished) perfect for relaxing, al fresco dining or having a barbecue.. The lavish infinity style swimming pool (size 10x5 meters, 32x16 ft.) comes fully furnished with day beds, super comfortable lounges and boasts an amazing panorama with breathtaking top views on the city. The pool area is fenced and is equipped with a shower.

Location details.

The villa is located in the Settignano area of the city of Florence, just about 4.2 miles away from the beginning of its historic district.

The village of Settignano is about 0.6 miles away, can be reached on foot and features 3 great restaurant/pizzerias, cafes as well as a pharmacy, grocery stores, etc. The nearest bus stop can also be found at Settignano where the number 10 will take you directly to Piazza San Marco from which you can easily walk to all of Florence's main sites.

Just five minutes walking distance it is also possible to visit the world renowned garden of Villa Gamberaia, one of the most meaningful examples of Italian Gardening.

The nearest large supermarket is about 2.3 miles away from the property while Florence’s main train station (called Santa Maria Novella), is just about 5.8 miles away.

Description of the interiors:

The villa spreads over 2 floors, as follows:

Ground floor.

- State of the art open kitchen (with French door to reach the outdoors dining table) directly connected to the first living room (with fireplace).

- Dining/living room with a second fireplace and French doors leading outside to the dining table and the “yard” (that comes fully furnished with sofas and chairs).

- Powder Room

First floor.

- Master bedroom (with King size bed) and ensuite bathroom (large shower).

- Double bedroom (with Queen size bed) and ensuite bathroom (with shower).

- Two double bedrooms (one with four-poster bed, one with Queen size bed) that share a bathroom (with tub and also a shower head).

All bedrooms are air conditioned. The villa has a wi-fi connection throughout.

**A “City Tax” of € 2.50 per person per night, applicable for a maximum of 7 nights, is to be paid upon arrival as per the city of Florence regulatory rules (kids under 12 are exempt)**

Fabulous villa with incredible views!

We loved staying at this villa! It was a perfect combination of a countryside feel while having easy access to nearby cities. The pool is gorgeous and has the most incredible views that I could stare at all day. The place is very well kept and beautifully decorated. We had a wonderful time enjoying dinner and wine in the pool area and exploring the city of Florence during our stay. Thank you so much for an amazing Italian experience!

Wonderful villa for a relaxing vacation!

We came here with 3 other couples for a relaxing holiday and stayed for a week, everyone had the most wonderful time! The pool is beautiful and allowed us to really unwind and disconnect from everything. It was so peaceful sitting by the pool under the cabanas during the warm days and enjoying the incredible views of the green rolling hills and the city’s monuments in the background. The property is very close to the city of Florence so we were able to spend a day visiting the historic sites and amazing architecture, then came back to the villa and lounged in the beautiful garden. The interior of the place was very cosy yet updated with modern amenities (nice bathrooms, AC, fully equipped kitchen), so it was perfect! Thank you so much for making our stay comfortable and exciting!

Gorgeous Pool and Amazing Views!

This villa was just incredible! The infinity pool sits right on the edge of the property’s private hill with beautiful views of the countryside, and the lovely city of Florence sits in the distance. There’s a wonderful covered cabana area where we were able to cool off in the shade and enjoy a glass of local wine and snacks by the pool..there’s even a private lake on the property! My family really loved the lush greenery (we’re very outdoorsy people) that surrounded the villa.. The place had everything we needed, AC in all bedrooms and a fabulous kitchen (fully equipped with a professional stove, etc). The owner couldn’t have been more accommodating, he knew everything about the local areas and provided useful information on traveling to the heart of Florence when we wanted to explore the city.. We definitely recommend this unique place and are looking forward to coming back!

Majestic Tuscan Estate with lake,olive trees and pool

We have returned from a fantastic trip to Tuscany staying at this magnificant villa. Feel of old antiquities with modern amenities. Best of both worlds. The place is difficult to get to as GPS does not really work so make sure to arrive before dusk. The villa is a short 20 minute walk to village and good bus transportation to downtown Florence. We could have stayed amother week in this luxurious home. We all loved it.

Upon our arrival (after getting lost despite following the directions) we were disappointed.

The pros of the villa were the spectacular view of course! We were very pleased with that. The kitchen was very functional and easy to cook in. Claudio was very helpful and accommodating. The brand new high chair and pack and play crib were also a plus!

Unfortunately our overall impression was not what we had anticipated. The photos online really made the villa seem bright and airy and the outdoor space was a real selling feature. Upon arrival we found the villa musty and dirty. We realize this is an old building, however, cobwebs, dust and even a bloody bandage behind a sofa cushion were not a pleasant welcome. In terms of cleanliness this was by far the most unclean in all my VRBO experiences. The toilet in the master en suite also did not flush properly and we found ourselves using other bathrooms throughout the night.

The outdoor space wasn't desirable. The furniture was strewn about and also did not come across very tidy. Due to animals, the grass surrounding the pool was all dug up. Out of your control I realize but didn't make the pool area as enticing, especially with our baby.

All in all we made the best of things and had a nice trip but for the money we spent and the photos we saw it did not meet our expectation. The cleanliness and very musty smell were the biggest disappoint.

I hope this feedback is constructive for the future. It really is a beautiful villa and there is so much potential for it to be spectacular.

Owner's Response: Thank you for your feedback about the villa, I appreciate your honesty. This is a real surprise to hear that you found the place to be unclean and untidy, I’ve always hired professional cleaners to thoroughly clean the house, as I know how important this is for my guests. Prior to each arrival, I personally double check that everything is in order to ensure that the cleaning has been done as it should be and that everything is operational. Therefore, I don’t see how this could have happened, but in any case I will follow up with the cleaners to be sure that the villa is immaculate each time. I’m also surprised to read that you found the outdoor space not desirable. The area is fully equipped with tables for al fresco dining and comfortable chairs and lounges, which our guests have been able to enjoy immensely. Regarding the pool, it is a brand new pool that overlooks the city of Florence and the whole area has been designed with a watering system for the garden, the lawn, and I have a full time gardener to make sure it’s well kept. For the toilet issue, we were able to immediately fix the problem during your stay. I’m glad that overall you and your family enjoyed your stay and I hope to welcome you back to the property in the future.

Beautiful but Sadly with Issues

This is a beautiful setting for the Tuscan villa experience. Great pool, views, nicely furnished, & a great kitchen. That said, we had some major issues that would give us serious pause in returning or seriously recommending.

1) The house advertises that it has air conditioning. One of our criteria for a house rental was a/c because we knew it would be hot in the summer. Apparently the a/c broke the morning before we arrived. We were not informed of this at check-in when we met with Claudio (caretaker) & when we spoke that day with the owner by phone. When we complanined to Claudio, he showed me a box of wires and put his hands in the air. We contacted the owner who said there was another small unit in one of the bedrooms. We found that was also not working. We were truly miserable at night. The house was so hot that some of us tried sleeping downstairs on sofas. It was not much cooler there. We could not open windows because of bugs. No fans were provided. No one was able to sleep. We took cold showers in the middle of the night to cool off. This impacted our vacation as we walked around hung over from sleep deprivation. The owner did nothing to better the situation nor did he follow up with us.

After our stay I emailed the management co. about the a/c. She had no idea. I had not contacted her earlier as we had been instructed to contact Claudio or the owner during our stay. Plus I thought her role was merely booking. She apologized and offered me 500 euros total as compensation. I thanked her and commented that I did not think it was enough given the significant amount we paid for 5 nights of little sleep. We have not recieved the money.

2) We found the owner to be dismissive when we told him about the many bees in the house. His flippant response was to open the window. The window shook when I turned the handle to open it causing the bees to fly away from the window and around the room. We had bees on 2 days. Not good when one in the group is allergic to bees.

3) On VRBO the house advertises "with buses taking directly into the center of town in just a few minutes." The center of town should be clarified. It takes 2 buses & an average 45 min to get within walking of Florence tourist sites.

4) Other reviewers have commented on how narrow the roads are in Settignano on the way to this villa. I cannot emphasize this enough. We were a party of 6 so had to rent a minivan. Do not try to drive a minivan to this house.

Owner's Response: Thank you very much for taking the time to write a review. We have been in contact since your stay and have apologised unreservedly for the issues you experienced. I understand you are in direct contact with the owner regarding the offer of compensation which we are of course more than happy to provide in light of the circumstances. We do our very best to ensure our guests have their every need met and expectations exceeded. There was an issue with the air conditioning which was resolved as quickly as possible. However having immediately informed you of the extra unit we heard nothing further and naturally assumed that all was well. As the villa is set in the countryside naturally there will be some bugs. The villa is equipped with plug-in mosquito machines which are extremely effective. We were not made aware of one of your guest’s allergy to bees. This should be a responsibility/consideration of any guest when booking accommodation in the countryside. Thank you for letting us know that you didn’t find the journey into town straightforward. The no. 10 bus from Settignano goes directly to Piazza San Marco which is a few minutes’ walk from all of the Florence’s main sites. We have since updated the description on the site to make sure this is clearer. With regards to Settignano’s roads, these can be narrow which is why we send all guests a recommended route with directions in order to avoid these. We very much hope to have the opportunity to welcome you back and for you to have the wonderful experience our other guests enjoy.
