- Situated in the small hamlet of Tredinnick near Luxulyan Valley...
- Set to one side of a lane within the grounds of the owners small holding
- Single storey detached and double glazed barn offering studio style accommodation
- Owner offers shared use of their outdoor hot tub free of charge
- Carport where there is parking for one car

ACCOMMODATION
- Four steps and a sloping paved path lead up to the front door
- Fully fitted kitchen
- Separate shower room W.C. with hand basin
- Open-plan room which acts as both lounge and bedroom
- Double bed, small occasional table with dining chairs and a settee next to the French Windows

GARDEN
- Two steps lead down to a private outdoor sitting area with patio furniture for the visitors sole use
- Visitors are welcome to enjoy the shared acre of gardens and a paddock
- Shared laundry room with freezer, washing machine and tumble dryer

LOCAL AREA
- Direct access to The Saints Way footpath linking Padstow and Fowey
- Nearest village pubs are at Luxulyan and Lanlivery both about 2 miles away
- Bodmin and Lostwithiel are a 15 minute drive respectively
- Lanhydrock House and the Eden Project are about a 15 minute car journey
- Charlestown and Fowey are approximately 10 miles

Just the truth

Lovely property, extremely well appointed. Being a studio everything nicely at hand. Well situated nr Bodmin and quite close to both coast and very close to Eden project. Nice big tv and wifi was excellent. After a long day the hot tub was fantastic. Must say it is a narrow lane leading up to the property but well worth the trip. We will be back if in the area.

Beautiful week in Cornwall

Easy and simple check-in, and greeted by the lovely hosts. Clean and beautiful cottage - lovely touches with milk in the fridge. The grounds were beautiful and loved using the hot tub. Would love to come back!!

Beautiful property in tranquil location

This rural property set in lovely gardens is well-equipped, tastefully decorated and extremely comfortable. Lovely friendly hosts who are happy to help with anything. The hot tub and friendly goats/sheep to feed are an added bonus and added extra enjoyment to the stay. We can't recommend this property more highly!
