Gorgeous Riviera Villa located in the hills of St Jean Cap Ferrat, a 5 minute walk from Le Grand Hotel Du Cap and a 10 min walk to the village of St Jean and surrounding beaches. The 401 m². property benefits from a front jasmine enclosed garden and seating area which wraps around to the oversized mature garden with 15 m pool, exotic palms, trees and plants. Garden includes bespoke shaded dining area for 8, BBQ, lounge area and sun loungers for 8. Open plan kitchen, living room and dining area for 8 ppl, with air conditioning for the summer and central fireplace for the winter. Mezzanine floor with bedroom, bathroom, dressing area and living area with two further bedrooms, bathroom and cloakroom downstairs. Separate outhouse with washing machine, drier, extra fridge and freezer. Free wireless internet throughout house and garden, together with satellite TV. The village with its numerous shops, restaurants, port and several beaches is a 10/12 min walk away.
Beaches, Watersports and Spa : The villa is a 5 minute walk from the famous and luxurious Grand Hotel Du Cap and its famous spa and beach club, Club Dauphine. It is also a 15 min walk or 5 min drive from the famous Paloma Beach and Beach Club. There you have sun-bed rentals for approx 15 Euro, full restaurant service, shower, changing rooms, water ski, wakeboading, windsurfing etc. There are also public beaches Les Fossettes' and 'Les Fosses' which are only a 10 min walk away. 'Plage Passable' on the west facing side of the peninsula with great views at sunset with sun-bed rental and full restaurant service is also only a 10 to 15 min walk away. The beaches of Beaulieu sur Mer and Villefranche are a 5 min drive away. There are many brokers locally who offer boats (sailing or motor) for rent, daily and long term, with or without skipper. Several places offer watersports such a water-skiing, wake boarding, pedals, kite surfing or fun trips for children on plastic floaters.
Walks and Museums : There are many walks on and around the peninsula, for example around the little cap of St. Hospice, approx 45 minutes or al the way around the Cap Ferrat, approx 1.5 h. The walk to Beaulieu sur is approx 20 min, where a walk around the stunning Villa Ehprussi de Rothschild is certainly recommended. Other museums within 15 min are Villa Kerylos and the Museum of Sea Shells. Within a 30 min drive there is also a large amount and variety of other cultural institutions based on the rich cultural heritage of the area. Nice: Museum of Modern Art, Matisse Museum, Chagall Museum; St. Paul de Vence: Fondation Maeght; Antibes: Picasso Museum; various Chapels with murals from Cocteau; many seasonal art exhibitions and festivals.
The area on the coast behind Cap Ferrat is immediately quite mountainous and there are many trails which can be explored or hikes to be done with guides, both in summer and winter season. )
Public Transport : Public transport is very good in the region. The villa is 10 minutes walk from the village, where you can find all daily essentials: 2 very good butchers, 2 bakeries, fishmonger, little supermarket, wine shop, flower shop, newsagent, etc, as well as a multitude of restaurants and cafes. There is a bus to Nice bus terminal from the village almost twice an hour all day long (not at night and not Sundays). From there you can connect to a vast network of regional buses, i.e. St Paul de Vence, Biot, the mountains behind Nice, La Turbie etc. Beaulieu sur mer is only 25 min walk away (or a five minutes bus ride) and from there you can connect to a bus (every ten minutes) to Monaco/Monte Carlo. Beaulieu also has a train station with several trains an hour to Monaco or on to Italy, and the other way to Nice, Cannes or Antibes. There are several taxi companies available in the village. There are two car rental agencies in Beaulieu where you can rent on short notice a car for any length of time

Amazing family retreat in Saint Jean Cap Ferrat
Our family rented this beautiful villa for 2 weeks whilst in SJCF for our wedding and we had the most amazing time staying there, perfect in every way.
The villa is well kept and has everything you would need on your holiday, much much more than standard holiday rental properties offer.
The bedrooms are of a good size, with ample wardrobe space in each to unpack your clothes properly.
All the beds were very comfortable & well presented with new sheets and covers. They even had spare sets at the ready when the cleaner came!
The bathrooms are newly renovated and well appointed, all the towels again were new and of excellent quality.
There is a cute TV area that was not shown in the pictures. The ceiling has a very interesting ambient light display that changes colours at night.
This area has a big flat screen LCD and DVD player with a wide selection of DVDs.
The house has a Bose iPod doc that can face out to the pool to get the party started or we used it to chill out to some Cafe Del Mar.
MOST importantly really good wi fi!
The wifi reception worked all around the house and outside, superb.
The house has a new air con unit that cools the whole house down quickly when it is on, even in mid July, lifesaver.
The pool was fantastic & tranquil, surprisingly large and deep at the far end, well maintained and was always at a good temperature.
It gets great all day sun for those who were sun baking on the sun lounges but there was plenty of shade for children under the marque umbrellas or under the gorgeous pepper tree which has a very large & comfortable out door lounge under it. Great spot for afternoon naps.
There are two huge out door tables with matching chairs and two split levels to use them on. Very handy for all the entertaining we did and right next to the BBQ. We ate outside every night, divine.
The house is extremely secure and has automatic security front gates and an internal safe also, a big plus for us traveling with valuables.
There is secure off street parking and lots of parking on street if you have visitors as often as we did.
It is in a very quiet street & a 3 min drive to the village.
Grand Hotel Du Cap is a 5 min walk for lunch at Club Dauphin and the lighthouse is a 7 min walk, when we fancied a quick dip in the sea.
This villa gave us real value for money and the owners clearly love the place very much & were a delight to deal with.
We'll be back for years to come.

Beautifully villa in a quiet residential area
This beautifully presented villa is the perfect place for a quiet and peaceful escape yet has all the local amenities within easy reach.
The owner and property manger were both extremely helpful in giving information and organising pre and also during the trip.
The house was very clean and very tastefully decorated and just the perfect size for our family of 5. The bathrooms in particular were large, modern and luxurious.
The large pool and garden are also maintained to a very high standard and I would have scored the villa 5 stars if the pool had been heated (I was aware of this before I booked). This would not be an issue in summer but in late spring it made the pool unusable to all but my tough 7yr old! It was beautiful to look at though.
It has a shared driveway but it still felt private and quiet and was very secure with 2 locked gates to get to the front door. Wi Fi service was excellent.
Within easy reach by car of Nice airport and all the major towns along the coast including Monaco and over the border into Italy. The local town and beaches are within walking distance (hilly!) but you do really need a car to appreciate the area fully. The Grand Hotel Cap du Ferrat is outstanding and only a 5 minute walk for amazing views, food and prices! Worth it though.
There is a great coastal walk around the cap too which you can access at several points quite near to the villa. For luxury 'on the beach' you must visit Paloma Beach and go to Passable beach for a lovely sunset with dinner. Both within 30 mins walking distance but only a 5 min drive.
I would definitely recommend this villa for a relaxing holiday and as a great base to explore the South of France.
TWO FANTASTIC WEEKS AT VILLA PARADIS
My husband and I, and our two children (23/26yrs old) just returned from a wonderful southern France vacation in St Jean Cap Ferrat. From the first contact with Natasha about her villa when I discovered it on HomeAway last fall to all the photos of the villa to the ongoing communications up until we traveled to France, our experience was just delightful! It is rare when the actual property exceeds your expectations but this one did. While the pool area is every bit as perfect as the pictures, the inside of the villa was much more beautiful than the photos. With open spaces and cozy corners, a large kitchen with everything I needed to do some French cooking and the very cool bathroom design we were more than happy to just "hang" there. The villa was a great base to see so much. Each day began with caffe and croissants in St Jean and then a trip to one of the incredible villages/cities so nearby. We went to: Nice, Antibes, Monaco, Vence, Eze and of course Beaulieu-sur-Mer and Villefranche-sur-Mer. We used the great train and bus systems to go to Nice, Monaco and Antibes.
We also did the walks around Cap Ferrat ending at beautiful beach clubs where we had lunch.
Our favorite restaurants were Bar du Port Restaurant in St Jean and la Trinquette in Villefranche-sur-Mer ...because we felt they were both so genuine with lots of locals dining there.
My only suggestions are add a couple of sharper knives to your well equipped kitchen and upload some better pictures of the interior, including the bathrooms!
We would definitely come back.
Just spent a glorious time at this gorgeous property. We know the Cap well and this was our 4th visit and definitely the best property yet. The garden is out of this world. Beautifully lush with the palms and exotic plants, amazing pool (especially for a 3 bedroom, wow!), perfect lazing areas throughout the front, back and side gardens, full sized fold out exterior ping pong table in the side garden (such fun!) and the perfect set up for evening cocktails and BBQs.
The interior feels very open, light and cool and extremely comfortable and the location could not be more ideal. Perfectly quiet (it's on a beautifully quiet road with glorious properties (including the mayor's) for peaceful days but only a few minutes from the footpath that runs around the edge of the whole cap, and its a nice walk to the village too. We actually used the facilities of the Grand Hotel du Cap a lot, which is only a 2 minute walk from the villa. It's a stunning hotel which opens it spa, its tennis courts and it's beach club to visitors which was a huge plus for us seeing we were there for several weeks.
All in all a wonderful wonderful villa, very fairly priced in our view with very helpful and accommodating owners. Will definitely be going back!
Beautiful garden and pool
What a wonderful villa in a wonderful part of the world. We had a fantastic 2 weeks in summer with our children who absolutely loved the garden and the pool. Obviously the village of St Jean is a gorgeously quaint place to spend time but we found we spent most of our time in the villa, having lazy days by the pool and BBQs by night. I don't agree with what the previous reviewer said about the cleanliness, she must have been unlucky as it was spotless on our arrival and yes you do share a parking gate with another villa but l don't see how that matters as you have a private gate to the villa and garden (which is AMAZING). The living area is open plan, i don't know about others but I prefer open plan as opposed to separated kitchen and living area. In terms of cost it is expensive but when we did our research (on this site and others) we found this villa to be the sweet spot. The only decent cheaper options were apartments with shared pools and then at the other end of the scale was big villas for EUR 10k + per week. This garden and pool are way oversized for a 3 bed property and I dont know about others but when coming to the South of France I want to be outside as much as possible and this was the perfect option for us.
Just Loved It!
Spent a month at this wonderful property. Let me start with the garden which is to die for, so tranquil and perfect for lazy days. We BBQ'ed every evening and dined under the peppercorn tree with the only sound coming from the ripples of the pool. The pool is a good size and great for the enthusiastic swimmers but also nice to just laze in. The loungers are perfect for snoozing either in the sun or under the sun shades provided or under the palm or olive trees. It really was even more enjoyable than I thought it would be from the lovely photos.
Now the house - it's nice and open making it very cool even in the summer heat. Comfortable beds with beautiful linens and fluffy towels. There are extra sets of towels and linens but we also opted for the cleaning and laundry service (just asked the owner to organise) and that made things even more relaxing. The mezzanine area is great as a master suite with bathroom, dressing area and sitting room with lovely chaise longe, dressing table and desk. The bedroom downstairs opens onto the front garden which made for magical coffee and breakfast in the mornings at the Moroccan table surrounded by the gorgeous smell of the huge jasmine. the other bedroom was the smallest of the 3 so we put the kids in there.
And now for the area - The Cap is just beautiful. We really enjoyed nice walks around the neighouring streets and its only a 5 in walk from the lighthouse and then you're on a sea front walkway which which nice for my husband's runs but nice for me and the kids to just walk along. The village is very quaint but we also enjoyed the seafront of Beaulieu which is just a 10 min drive away. The restaurants at Paloma Beach, Anjuna Beach and the Grand Hotel were our favourite. Just amzing surroundings and views. Oh and you have to visit the Rothschild Villa. the prettiest gardens I have seen and just a 5 min drive from the villa.
all in all an amazing holiday and we have already reserved for next summer! absolutely can't wait
The beautiful village of St. Jean is located on the prestigious pine tree covered peninsula of St. Jean Cap Ferrat, The village is nestled around its charming port and offers numerous shops, restaurants and cafes. The beaches are all well kept and some offer beach club/restaurant facilities with a variety of water sports. Four beaches are only a 10 min walk from the villa. There are many walks around the peninsula with stunning views onto Beaulieu, Cap d'Ail, Italy or Cap d'Antibes and Nice. From St. Jean one can easily explore the region along the coast or up to the mountains. The closest ski resorts are only 1 1/2 hours drive away. The large city of Nice with all its attractions, beaches and shops is only 15 min away and on the other side Monaco/Monte Carlo is also only 15 min away and glitters with its Casinos, Luxury hotels and gourmet restaurants. Italy is just a short train ride or drive away and attracts with its picturesque market and variety of food.
Golf: The golf clubs of Monaco, Opio, Mougins and Cannes all welcome visitors and are only a short drive away.
Ski: There are a number of good ski resort located close enough for a day trip. For example Isola 2000 and Auron in France or Limone in Italy. All can be reached by car - approx 1 1/2 h drive or by public transport. There is also a large variety of accommodation in these resorts and it can be booked over the internet.
