The beautifully presented 4-star Balfour House Apartment, situated in the highly sought-after area of Newington in Edinburgh is a hidden historical gem, offers stunning views of Arthur’s Seat.

Guests also get to enjoy all the private residents only facilities within the eleven acres of beautifully landscaped private grounds at East Suffolk Park – with beautifully maintained garden, tennis courts and 4.3 acres of open field. Guests will enjoy the stunning views of Arthur’s Seat from the living-room, master bedroom and hallway, while enjoying the beautifully maintained residents only private garden from second bedroom and the kitchen. Free private off-road parking is available on site.

The apartment is only 2 miles from Edinburgh Waverley Rail Station and the City Centre, 10mins via car, 20mins via bus or 25-30mins on foot. There are regular bus services at 3-5mins interval to and from East Suffolk Park into City Centre.

The apartment is 1.5 miles from Edinburgh Festival Theatre, 1.3 miles from Holyrood Park (Arthur’s Seat), 1.4 miles from National Museum of Scotland and University of Edinburgh. Royal Mile and Edinburgh Military Tattoo is 2 miles away from the apartment. The nearest airport is Edinburgh Airport, 8.9 miles from Balfour House Apartment, East Suffolk Park.

Cameron Toll shopping centre is just 0.3miles, within easy walking distance from the apartment. Guests can do their groceries and other shopping at the shopping centre. There are also a variety of shops, restaurants, pubs and bars nearby the apartment too!

All fixed kitchen appliances are of Bosch, consisting of 4-ring gas hob, oven, fridge-freezer, dishwasher and washing machine. There is also a bread toaster, kettle, and a microwave that can be found in the kitchen.

Like most people who visited Scotland, we fell in love with Scotland, especially Edinburgh, when we visited during our previous summer holidays and dreamt of moving up to Edinburgh.

Our love for Edinburgh deepened further when we saw this, in our humble opinion, a hidden historical gem of East Suffolk Park residential area within Edinburgh.

We are excited to announce that our apartment had just been awarded a 4 star rating for self-catering by the Scottish Tourist Board!

Why Jenny Yeo chose Prestonfield

Balfour House was one of the five houses held within the 11 acres of beautifully landscaped of East Suffolk Park. The plot was built circa 1890, part of University of Edinburgh and used as a Teacher's training college.

Together with the other 4 houses, Balfour House at East Suffolk Park were converted to individual apartments around 2003-2004.

We bought this apartment in late 2016 and have recently completed a full renovation of the property to a high standard. Balfour House Apartment officially launches itself onto the market on 24th April 2017.

What makes this apartment unique

Within this 11 acres of landscaped site at East Suffolk Park, there are private residents only facilities that we get to enjoy, a unique feature that is seldom offered by other holiday apartments.

The 4.3 acres open field offers a scent of freshness as we get to view it from our apartment, taking a strolling or even playing on it!

The beautifully maintained garden offers a good resting place during a warm (when it is sunny) afternoon to relax in. And if we have the physical vibes to spare, the twin tennis courts within East Suffolk Park is the place to go exercising!

Each time we walk into East Suffolk Park, the tranquillity and peace within this site offers us nothing but wanting more of Edinburgh. All in all, Balfour House Apartment is so near (to Edinburgh city centre) but yet so far (from the noisy traffic and crowd).

Superbly situated apartment within Edinburgh city

Was looking for an accommodation for our family and was so glad we found this property! It is surprisingly spacious, a well-equipped kitchen and so near to a local shopping centre with grocery store. The host was extremely helpful during our stay - we got lost before getting into Edinburgh as our sat-nav broke down but the host was so patient to help guide us and lead us to the apartment via the phone, that was greatly appreciated! Will definitely come back again!

Wonderful stay at Balfour House

Everything about our stay at Balfour House was lovely, from the time I contacted Jenny about staying there until we checked out. My husband and I visited Scotland on our honeymoon, and as we were putting together the details of our trip, our plans for Edinburgh fell through. We weren't able to find a place we wanted to stay for three nights. Enter Jenny and Balfour House! From the moment I told her our predicament, Jenny was the ultimate hostess. She went above and beyond to make our visit special, even leaving us chocolates as a wedding gift! I had trouble with billing and payment through HomeAway, but Jenny worked with them for several days to fix the technical glitch, all the while reassuring me that our reservation was secured. The directions to the East Suffolk Park and entry into the flat were detailed and spot on. The flat itself was so spacious and comfortable, we would have moved in permanently if we could have! The home was clean, airy and light with tall windows and views of greenspace and a lovely blooming garden. We used the well-appointed kitchen to cook several meals, which was made even easier with a grocery store a few minute walk away. The guest notebook was terrific - full of detailed instructions for everything from the WiFi to the shower faucet to how to catch a bus from the flat. We truly felt taken care of at Balfour House and with Jenny's special touches and incredible customer service. What a lovely place to spend part of our honeymoon. We'll definitely be back!

Wonderful property in a quiet area

Our stay was great. The property was very clean and had everything we needed for the time we were there. The owners were even kind enough to purchase a cot bed for our one year old, which saved us a lot of space in our vehicle while traveling! The grounds the property is located on has stunning views, and having access to the tennis courts (racquet and tennis balls provided) was a great way to spend some time together as a family. Also, the shopping centre was just a short walk away and very convenient to buy meals to make at the apartment. Thanks again for an amazing stay, we will definitely be back the next time we travel to Edinburgh!!

Wonderful stay in East Suffolk Park!

Our stay at Balfour House in East Suffolk Park was meant to be! As my husband and I were putting the last-minute details of our honeymoon in Scotland together, we found ourselves without lodging for our three nights in Edinburgh. I inquired about this place, and Jenny moved mountains to make sure we were able to call Balfour House ours for our trip. Due to a computer glitch, HomeAway was having trouble processing my request and payment, but Jenny pressed on with them, keeping me updated every step of the way and personally assuring me that we would be able to rent the flat. That was just a preview of the attention to detail and sense of welcoming that awaited us at Balfour House! What a beautiful and spacious home! Big windows looking out to greenspace and blooming gardens, lovely rooms and furnishings, an outfitted kitchen (which we took full advantage of after a short walk to a grocery store) and comfort and ease at every turn. The bed was firm, but comfortable, and it was handy to have a second bedroom where I could unload my suitcase and spread out a bit. The booklet Jenny provided for guests was most helpful, offering instructions for everything from how to work the shower to what buses to catch into the city! It also included the history of the homes in East Suffolk Park...very interesting! We were delighted to have context to where we were living for these three days. We were able to park our rental car the days were were there and bus into downtown to see the was a relatively short ride from the flat to Princes Street. Jenny was an absolute delight to work with, even going so far as to leave us the most delicious box of chocolates as a treat for our honeymoon! She went above and beyond to rectify a frustrating (computer glitch) situation, and I would recommend staying in this lovely flat to anyone visiting Edinburgh. When we return to Scotland - and we will! - we'll definitely look up Balfour House again. Thank you, Jenny and Jon!

Absolutely amazing property accommodation!

Travelled to Edinburgh with my family for few days and saw this newly advertised self-catering accommodation. The property Jenny was extremely helpful by going all out to help with our stay there! Think we were their first guests.

The property cleanliness was immaculate and the road directions that Jenny provided was really a guide for dummies, especially for us who are used to driving to the opposite of UK!

The view to Arthur's Seat from various rooms in the property was awesome! And we got to use the tennis courts and strolling in the beautiful garden and open field.

We will definitely be coming back to this accommodation via Jenny again.
