About Kayla Simmering
4770 Valhalla is our family home, I currently manage this property for my father. I grew up in North Boulder in our beautiful home where I attended Heatherwood Elementary, Centennial Middle School, Boulder High School then wrapped up my education at Colorado State University with a Bachelor's Degree in Communications with a Minor in Spanish. I currently live in the basement apartment of this property and work in Boulder at The Embassy Suites/Hilton Garden Inn located on 28th and Canyon. I live onsite full time in my separate basement apartment, I am always available for anything that might occur or that you might need.
Kayla Simmering purchased this House in 1998
Why Kayla Simmering chose Boulder
4770 Valhalla is a tranquil and beautiful family property, my father purchased this home back in 1998 and remodeled it to build a dream home. Our property has amazing views of the Front Range as well as a view of The Boulder Reservoir. Our neighborhood is very unique, our neighbors own llamas, chickens, alpacas, goats, donkeys, chickens & even a yak! Our property is very conveniently located to major hiking/biking trails & is walking distance to The Boulder Reservoir.
What makes this House unique
4770 Valhalla is located in a quiet and tranquil neighborhood of North Boulder. Downtown Boulder and it's famous Pearl Street Mall is 10 minutes away. University of Colorado is a 10 minute drive and downtown Denver is 30 minutes away. The closest Ski Resort, Eldora is only 45 minutes away and major resorts like Breckenridge and Vail are an hour and a half drive away on I-70. The nearby reservoir offers boating and swimming, running/hiking trails and available biking roads which makes this an ideal spot for any outdoor enthusiast or athlete who's serious about their training. Many world class triathletes live and train in Boulder. The Ironman Triathlon is held yearly at The Boulder Reservoir.

Lovely (kid friendly) house in Boulder!
Visiting Boulder for a family reunion and this house was great for 6 adults, a 3yr old, and a 5 month old. The house was just as described with a big beautiful backyard and deck and located in a very nice quiet neighborhood. Very close to the Boulder reservoir (about 1/2 mile) and about a 10 min drive to downtown Boulder/Pearl Street. We would highly recommend this house to anyone looking for a good "home base" while visiting Boulder.
Great place in a lovely area
We had a wonderful experience staying at 4770 Valhalla. It was the perfect staging ground for our family’s day hikes in the Rockies and surrounding areas.
Great property. Very warm and welcoming home and experience. Highly recommended for groups large and small.
Beautiful property and nice landlord
We stayed here for a wedding not knowing much about proximity to where the venue was. This is a beautiful home that is well equipped But,is in the middle of nowhere. So, if you want seclusion this is the place. You will not be within walking distance of anything but a good walk. The grounds are also beautiful but we were here the end of October and it was too cool to really appreciate it. All in all our family enjoyed it.
We had a really great time. The hosts were welcoming and accommodating. There was plenty of space (6 adults) and the house's location was close enough to downtown Boulder while still having a very relaxed feel, and it was very close to the reservoir. The backyard was big and perfect for lawn games. I'd definitely stay here again.
Family Wedding Gathering
From watching the bunnies chase each other around the peaceful backyard to the high end appliances and warm woodwork throughout this home, it met our needs beautifully. Two of my sisters and I booked this house hoping it would be big enough for our three families to have a home base as we assisted with our niece's destination wedding, and it fit the bill nicely. Our mornings began with coffee out on the back porch to go over the day's agendas and schedules, and ended with family bonding time in the plush carpeted living room. Great house to make great family memories!
Convenient North Boulder location. 10 minutes from downtown Boulder located in a beautiful country setting. Walking distance to hiking trails, swimming, boating or just hanging on the beach at Boulder Reservoir. Perfect for families. Even more perfect for athletes looking for a comfortable base to run swim and ride from. 2 hours to all major CO ski resorts and 10 minutes from the University of Colorado.
