Beautiful Grade II listed cottage located in the heart of the market town Moreton in Marsh, with 5 bedrooms, sleeping 12+1 the house is the perfect environment for large groups to get together and enjoy the Cotswold in a luxury environment.

Location:

Moreton in Marsh is a market town, that sits in the centre of the North Cotswolds, a designated Area of Outstanding Natural Beauty (AONB). The thriving market town has all the necessary local amenities and an abundance of gift and lifestyle shops, pubs, cafes and restaurants to suit all tastes. The House is located on Church street, a few minute’s walk from the main town high street. Set in a Conservation square with views onto St David’s Church, the idyllic setting is complemented by the ringing of the church bells that can be heard chiming the time. The house is a perfect base for touring the wider Cotswolds and within easy driving distance to The Slaughters (6.5 miles), Bourton on the Water (8 miles), Burford (13 miles) and Chipping Campden (5.5 miles) alongside other fabulous tourist sites such as Cheltenham (18 miles), Stratford Upon Avon (14 miles), Oxford (25 miles) and Bath (50 miles).

Cottage Description

Luxury 5 bedroom period cottage full of Cotswold Charm: exposed honey sandstone bricks, parquet flooring, old timber beams and wonky floors that form part of its historic and listed charm. The cottage has been decorated and modernised to a high contemporary standard with well equipped kitchen, large dining room that seats up to 13 people, wireless internet access, and flat screen television. To keep you warm and cosy there is central heating with on demand hot water alongside a modern wood burner in one of the lounges. The large garden has a sun terrace with dining table and chairs, perfect to enjoy summer outdoor dining.

The house sleeps 12+1, suiting family get togethers with children and groups of friends, with a large kitchen and dining room and two lounge areas, there is plenty of space for everyone to spread out and relax.

There are 5 bedrooms and 2 bathrooms, 1 is en-suite and 1 a family bathroom. The bedroom accommodation is split over two levels.

Detailed description and facilities:

You enter the cottage into the hall, there are plenty of coat hooks, key storage and an umbrella rack to store your outdoors kit.

Downstairs cloakroom: Located under the stairs, WC and wash basin.

Lounge one: The focal point of the living room is the wood burning stove (initial supply of logs provided during winter) and old sandstone fireplace with exposed Cotswold stone. There is a 4 and 2 seater sofa alongside a love seat that allows you to relax watching the flat screen TV with Freeview and DVD player, or read a book from the small guest library. Small selection of DVDs provided for guest enjoyment.

Lounge two: Looks onto the garden and sun terrace, with 3 seater sofa and two arm chairs this room provides a quieter relaxation space with no TV.

Dining Room: The large dining room seats up to 13 people around the table, with antique haberdasher dresser and gilt framed mirror. We are sure you will enjoy the understated luxury this light and airy room provides. Bose speaker is available for your entertainment needs. We also provide a selection of games for guests to enjoy.

Kitchen: The ‘Heart of the Home’, we are sure you will love our light and airy kitchen that leads onto the sun terrace. The kitchen has a dishwasher, gas topped cooker, double ovens, fridge/freezer, espresso/filter coffee machine and Nespresso coffee machine (capsules not provided). We provide a full variety of glassware, pans, serving dishes, crockery, baking equipment, and cook books to ensure you are equipped like home and can cater for whatever your party requires. We pride ourselves on this well stocked kitchen as know rentals can often be sparsely equipped with just the basics. Radio also provided.

Utility Room: Additional kitchen storage and laundry sink. Contains Microwave, 2 additional under counter fridges and all laundry items: washing machine, clothes airer, iron and ironing board as well as cleaning items, floor brush, dust pan and brush. Highchair for infants is also stored in here.

Garden: The kitchen doors lead onto a paved sun terrace that’s west facing. Dining table with bench seating allows you to enjoy outside dining in this lovely sun trap. The large garden has plenty of space for the kids to run around alongside swing for the under 5’s. The horse chestnut and apple trees provide a beautiful focal point through the seasons alongside plentiful conkers for traditional fun and tasty apples to eat early autumn. Feel free to make a tasty apple pie/crumble if the apples have fallen and are ready to eat as well as add the fresh herbs when cooking.

Back through the second back door alongside the downstairs cloakroom into the hall and up the stairs.

1st Floor:

Bedroom 2: Located at the front of the house, beautiful double aspect room with views to the front of the house and into the garden. King sized double bed and gentleman’s wardrobe. (Room can accommodate a cot,bedding not provided).

Bedroom 3: Located at the front of the house, family room with two double beds can sleep up to 4 people. Dressing table and plenty of wardrobe space. Beautiful butterfly wallpaper provides a magical backdrop. (Room can accommodate a cot, bedding not supplied).

Family Bathroom: Contemporary styled tiled bathroom with bath, overhead shower, WC and basin with storage cupboard below.

Bedroom 4: Down a small corridor past the bathroom, overlooking the garden this king sized double bedroom has plenty of wardrobe space.

Bedroom 5: The smallest of the 5 bedrooms, situated next to bedroom 2 at the front of the house, has a double bed and a small hanging rail. Child safety gate fixings on the bedroom door, gate under the bed and can easily be fixed as required.

From the first floor landing a door leads up into the attic accommodation on the 2nd floor.

Bedroom 1: The stair case leads into a spacious dual aspect eaves bedroom with King sized bed, dressing room and contemporary en-suite shower room. (Room can accommodate a cot/the additional single bed, cot bedding not provided but bedding for additional single will be supplied).

We have 2 cots for infants and 2 high chairs available for guest use.

Wonderful stay for my Dad's 65th birthday weekend!

Just wanted to say thanks so much for a fantastic weekend in the Cotswolds for my Dad's birthday! The cottage was lovely in terms of space and layout and perfect for a large family with great social areas. The cottage was kept beautifully and loved all the character and quirky artwork throughout! Lovely big garden as well with a bbq, outdoor seating and bonus of a swing, which the kids loved. The cottage provided everything you could possibly think of, ten times over, so we were very well equipped with anything we might need for the weekend. Particularly lovely touch that we were welcomed with some wine and a very delicious victoria sponge cake! Owners were very helpful throughout the booking, especially with suggestions for places to eat and they also sent a welcome pack with lots of useful details! Overall extremely happy with the cottage and the whole family enjoyed a great weekend together, thank you! Katharine :)

Wonderful, well-equipped Cottage in the Heart of Moreton

The cottage is a prefect venue for a stay in Moreton-in-Marsh. Nicely furnished for a large group (we were three couples and four children under 3), the cottage had everything we needed (including cots and high chairs for the smalls). Joanna was a brilliant host, decorating the cottage for the holidays and making sure she was in contact in the lead-up to our stay. The cottage was very clean and tidy, and just steps from the High St. and all Moreton has to offer. We would definitely recommend.

The house is located in a residential conservation area opposite a church, as such we ask guests to respect the neighbours and not cause excessive noise. Noise should be kept to a minimum and moved inside from the garden by 9pm. We will impose a noise penalty of £150 if we receive any complaints from neighbours.

Please do not hang anything from the front door or railings of the house.

We do not permit smoking or candles in the house.

We ask you to treat the house as your home and leave it as you found it.

In very rare circumstances we have to make deposit deductions, this could be for the following:

•Additional cleaning charge if the property is not left as found £50 e.g washing up left, dishwasher not loaded, very soiled sheets or towels.
•Dirty BBQ cleaning charge £30
