About the property

Quiet riverside, dog-friendly cottage, next to nature reserve

Welcome to Castle Mill Cottages! Our holiday home offers a quiet, idyllic getaway that will suit a group of friends or host an extended family get-together as it has 5 good-sized bedrooms (4 double and 1 twin) which sleep 10 and 3 bathrooms. We are also dog-friendly -- furry friends very welcome!

PLEASE NOTE: We do not allow parties, hen/stag celebrations.

This 1920s semi-detached farmer's cottage was previously a B&B and later a holiday let. It has been renovated to take advantage of its lovely surroundings and to infuse the home with a cosy feel. For more details, visit our website

The cottage is tucked away at the end of a private road. It has a gated parking area for up to 4 or 5 cars and a private river mooring with decking. It has a secluded feel and is nestled between green fields and the River Brede, with the garden offering an unobstructed view – save for sheep dotted about the landscape! – across to Camber Castle.

The dining area is in the conservatory, alongside a cosy seating/living area. A second living room offers large comfy sofas, perfect for watching telly in the evening over a hot cup of cocoa. Step outside and enjoy a barbecue on the patio or play games in the generous-sized garden. There’s also table tennis provided or board games for those who prefer to be homebound or indoors.

The kitchen is homely and is fully kitted with the usual mod cons: dishwasher, washing machine, toaster, microwave and a large fridge-freezer. The gated garden and mooring area alongside the River Brede are perfect for picnicking or enjoying the sun. Or if you prefer, you can take a paddle down the river in our inflatable kayak.

Castle Mill Cottages has been decorated to pay homage to Rye’s rich heritage – from carefully curated paintings invoking scenes of Rye of bygone years, furniture chosen from local antique shops to specially commissioned quilted bed runners and cushions by local East Sussex artist Louise Bell.

Castle Mill Cottages is the perfect spot for nature lovers, bird watchers, walkers, history aficionados, and sun-seekers. Beach goers will not be disappointed as Winchelsea Beach and Camber Sands are both within 10 minutes drive. For active types, there is a variety of water sports such as kite-surfing at Camber Sands.

The property is also a mere 10 minutes walk (2 minutes drive) into the medieval Cinque Port town of Rye, a 5 minutes drive to Rye Harbour – voted Britain’s favourite nature reserve in 2016 – and a 20 minute walk across fields to Camber Castle straight from our front door. It is also the perfect base to explore 1066 Country, with Hastings and Battle only 30 minutes drive away, and other lovely spots from Winchelsea, Brede to Bodiam in half that.

We look forward to hosting you at Castle Mill Cottages and we hope you love our home as much as we do.

About Fran and Shiv

My partner and I are both historians. We love walks in nature, poking around antique shops and bookshops, and exploring historical sites. This is our first (ad)venture into holiday letting.

Fran and Shiv purchased this cottage in 2017

Why Fran and Shiv chose Rye

Castle Mill Cottages has so much to offer. We love how it feels secluded, nestled between the River Brede and fields which lead to the nature reserve. You hardly see a soul go by, except for the occasional walker with her dog on the public bridle path. And Rye town is just a hop and a skip away, so it's very convenient for shopping. The interior of the cottage is airy and light-filled, with good-sized bedrooms, and has a charming conservatory so you can take in the garden and the fields beyond. Battle, Hastings, Winchelsea, and there are plenty of other charming towns and villages in between, are also within easy reach.

What makes this cottage unique

The view from the garden is so peaceful, with Camber Castle off in the distance and nothing but vast green fields in between. During lambing season, the farmer lets his sheep into the fields, and some of them graze along the perimeter of our garden fence; so you can see them up close and personal. The decking in the mooring area is a good size, and is kitted out with outdoor furniture so you can while away the hours watching the river flow by or the occasional duck paddling by.

Guestbook comments from the owner

We had an absolutely fantastic stay in this gorgeous house. Enough space for two families - including one set of grandparents, so a wonderful venue for family occasions or a spacious house for a family holiday.

The house itself was beautifully decorated and perfectly clean, with enough entertainment within the house and gardens to keep children happy for days: table tennis, big garden for football, a wonderful inflatable canoe for trips on the river, lovely walks close by, great TV/sound equipment for rainy days... and the house even has its own pontoon on the river (which is also a beautiful sun-trap and perfect spot for barbecues).

It's in a very quiet spot, tucked away down a cute little country lane, but still in easy walking distance from Rye, so a lovely walk into town for dinner and drinks.

The owners have thought of everything, and the house is fully of lovely little conveniences, like condiments for cooking, ice-dispenser, ideal cooking supplies and appliances. Beautifully and thoughtfully furnished and decorated with local art and crafts - the house really was beautiful. Thank you. We will definitely be back! (From Trip Advisor 23 Aug 2017)

Excellent Holiday Cottage

  • 5 of 5

We were a party of friends requiring 4 or 5 bedrooms and the cottage offered this in a quiet location yet within easy walking distance to Rye. Beautifully presented, exceptionally well maintained, equipped to a high standard and spotlessly clean. The bedrooms were a delight with so comfy beds and pillows. The bathrooms were modern and contemporary with plenty of hot water. The 'icing on the cake' for us was the river frontage where we spent many a relaxing hour or two. This property has ample parking for several cars and is also close to paths enabling walkers to enjoy this beautiful coastal area. Thoroughly recommend this holiday cottage and does the owners proud. Thank you for a great mid week break.

Fantastic property in great location

  • 5 of 5

We stayed here in the May half term with 6 adults and 3 children and a mad cocker spaniel. Everyone of our party loved it. One of our party had mobility issues so we were looking for somewhere on one level. The front entrance had a few steps to get to it but we found we could drive round the back and the entrance there was on the level. The house was very clean and we loved the beach feel of the decoration, it was in keeping with the setting. We had all the facilities we could of needed when we were there. The kids and the dog loved the river in the front and the kayak was a great new adventure. The town of Rye was lovely although the cobbled hilly streets were a challenge with a wheelchair. We were surprised the house never felt crowded and when needed everyone could be together or find their own space. The communication from Fran was great before and during the stay. Thank you.

Great rural location

  • 5 of 5

We loved our stay. It had lovely views over the countryside but still close enough to walk into the pretty Rye. Our dog loved it also! Would certainly stay there again. Clean and spacious bedrooms. Lovely welcome/gift for our daughters birthday also.

Perfect Property for Family Gathering

  • 5 of 5

The communication with the owner couldn't have been better, everything we asked for was provided. The garden was secure for our big dog and family dogs. The property is within easy walking distance of Rye and the Nature Reserve at Rye Harbour. The kayak was a hit with the family and plenty of fun was had. Recommend The Mahdi Spice in Rye, they deliver and the William the Conqueror pub at Rye Harbour.

Great location...

  • 4 of 5

Beautiful spot, great space for nine people. We arrived in snow and left in sunshine. Celebrated a family birthday and can’t think of a better place to have chosen... next time we’ll come in the summer and not while the ‘beast in the east’ is on the prowl! Many thanks.
