The location of this lovely, comfortable studio with its bright, open aspect and roomy balcony couldn't be better. On one side of the well-maintained building, there's an entrance through peaceful gardens that leads directly to the Promenade des Anglais. You could pop out for a morning swim or run before coming home for breakfast on the balcony! On the other side, a second entrance leads to the popular rue de France, with plenty of restaurants, shops, cafes and bars. The train station is a 10-15 minute walk away, offering easy access to coastal towns along the Riviera, and Monaco. There are also several bus stops nearby for routes that can take you to Grasse, Cannes, Menton, Vence and other beautiful towns and villages. The studio itself is bright and quiet, on the second floor (with lift) of a building set in gardens away from the bustle of the Promenade des Anglais. The good quality, Italian-made sofabed pulls out with one tug into a proper double bed. You can see the sea from the balcony, which has a table and two solid wooden armchairs with cushions. There's also a parking garage within view, but it's neither big nor noisy, so it's easy to forget. Thanks to this studio's ideal location and practical set-up, you could spend the day here pottering comfortably, or you could be off exploring - or both! The kitchen is equipped with all the basics for holiday cooking, and there's wi-fi, and a TV with DVD player and some DVDs.

My husband is from Nice, but after 30 years of living in London, he's sort of a Frenchman with an English accent, and I'm a Londoner with a slightly American accent. We talked about moving to Nice for more than 20 years, but the opportunity didn't arise until two years ago, when Joel went into business with his sister here. We miss London, but waking up to blue, blue sky nearly every day makes us happy. We know it makes other people happy, too - which is why we decided to buy this studio apartment with its lovely balcony and share it with our friends - and with others, too. I've been exploring Nice and the Cote d'Azur ever since we arrived, and I really believe it's one of the most magical places in the world!

What makes this Apartment unique
When you're on the balcony at this pretty studio, just look to your right: you'll see the Negresco hotel, where guests will be paying ten times as much as you are! Ok, ok, it's not exactly the same, and you can see a garage as well as the sea, but it would be hard work to find such a perfect, peaceful, comfortable location in Nice at this price!

A very well equipped and ideally located studio apartment.
The property was very clean and well equipped and easily accessed from Nice airport with a bus stop outside of the building. It was located near the Promenade des Anglais and was in easy walking distance of the beach and the town centre, with lots of restaurants and attractions. The owners were very welcoming and accommodating of all our requirements.
Suellen’s flat has an entrance on the Prom and the main entrance on Rue de France which continues to become the Pedestrian zone with all the restaurants. It is a great location and has a lovely balcony with some sea view and also looking west at the Negresco.
The flat has a bath/shower combination and is spotless inside with all you need for 2 people to live happily. There are umbrellas if you have the odd shower.
Worth visiting is Suellen’s restaurant 7 Villermont. The food is great as are the regulars and you feel part of a very friendly place. It is inexpensive and Suellen and Joel ( her husband) make you very welcome indeed.
I would highly recommend this flat and you are unlikely to be disappointed.
Everything about this apartment and our stay here was perfect! Suellen made communication open and easy, and was there to meet us and show us around. She gave great advice about what to do and where to go in the area. The apartment is perfectly central and had absolutely everything we could have needed. A great surprise was the little washing machine! It was so convenient to be able to wash some clothes during our travels. This place is a gem and we will definitely stay here again. Perfect Stay in Nice
The apartment has an incredible location with a two minute walk to the beautiful Promenade des Anglais, is next door to the Villa Massina and has a view of the famed Negresgo from the deck. It is about a 10-15 minute walk to Vieux Nice (old town). Breakfast, or an aperitif in the evening on your patio, make your stay even more enjoyable. The apartment has a very comfortable large bed, a kitchen with all the utensils you would want, and a beautiful bathroom with a large bathtub/shower (with a non-slip finish - important for seniors). The apartment and building have excellent security and the elevator takes you to your front door. There is a good boulagerie, fromagerie, charcuterie and many markets within a few blocks radius. The owners also have a wonderful restaurant in the Liberation section of Nice - a local area with few tourists - which I’d highly recommend (dined there twice). I stayed for two weeks, thoroughly enjoyed my entire stay, and hope to return again soon!
Suggestions: If you wish to visit Saint-Paul-de-Vance, the bus stop is a few steps from the apartment - as is the Airport bus. If you wish to visit Antibes - take the train - not the bus! Gare de Nice is about a 10-15 minute walk.
This is a great studio apartment with a sea veiw but without the noise of the main road.Its well equipped for holiday cooking and theres a small supermarket just around the corner.Well situated for many restaurants and shops and a short walk along the promande to the old town. We really enjoyed our stay in this apartment and would highly recommend it.

The flat was located about 10 min walk from Old Town and 15 min walk to the train station. There is a bus stop right around the corner and a view of the water (which is right out back; a 2 min. walk). Can’t wait for a return trip!
The studio is less than two minutes' walk from the beaches of the Promenade des Anglais. Blue Beach is the nearest private beach.
Nice Cote d'Azur is the nearest airport (20 minutes by bus/taxi); Nice Ville train station is a 10-15 minute walk away.
