Beautiful barn conversion in the secluded hills bordering Tuscany and Emilia Romanga with easy access to the beautiful surrounding country side and villages, as well as Bologna, Florence, Imola and Ravenna. The house has a large open plan downstairs area with a fully fitted modern kitchen. There are two large double bedrooms upstairs, the huge master bedroom has a integrated sitting area and incredible views of the valley below. There is also a large communal children's dormitory area with 2 double bunk beds and 2 further beds. There are cots and folding beds available as well as a self contained, stationary caravan at the other side of the grounds (available on request). We have a swimming pool for use during the summer months and several acres of grounds to play in. This property is well kitted out for and perfect for families of any age. This is the very heart of Italy and the atmosphere and area are very Italian with particular emphasis on local wine and cuisine and particularly relaxed in nature. The views from the house are spectacular and it is surrounded by fields full of grape vines, peach trees and apricots. The Villa is only 2 miles from the historical art village of Dozza where there is a fabulous bakery and well stocked shop as well as a castle housing the wine cellar of the province with examples of wines from all over Emilia Romanga and several restaurants. 2 water parks are within 30 minutes easy driving and the beaches of Marina Ravenna, Riccone and Rimini on the Adriatic coast are about a 1 hour drive. It is easily accessible and only 30 minutes drive from Bologna airport.

Peaceful and large property which is well run by the owner
If you like rural Italy this is a good choice. The property as large and has all the facilities you would expect with the added bonus of a helpful neighbour to meet and greet and deal with the pool. The owner provides lots of information and is very responsive. The views are spectacular and Dozza is a short drive away and is well worth a visit. Off road parking is fine. There are lots of books to choose from and a few toys and games. It comfortably sleeps 4 adults and 4 children. Overall I would recommend this property to those seeking a simple and quiet retreat away from it all.

not as advertised
we arrived at 3.pm on Saturday as agreed with the owner and had to wait around for 10 minutes before the keyholder turned up who then informed us he had not been told anyone was staying for t coming week so we had to hang around for another hour while the property was made ready for our stay.Then on entering we found that the 3 bedroom property we had booked in fact only had 2 bedrooms,the so called 3rd bedroom was just just a large open space at the top of the stairs which affords no privacy to anyone sleeping there.This was a complete shock to us as it meant our friend,a single lady in her sixties would be expected to sleep in the bed that had been made up for her there.We tried to contact the owner to complain but were unable to get any reception on our phones and as it was now 4.30 we felt we had no choice but to make the best of it but we were all very upset about the situation we had been put in especially as the owner knew the make up of our party when we made the booking and must have known we would be expecting 3 bedrooms.On our return I contacted the owner but despite several conversations she has refused to take any responsibility for wrongly advertising the property as having 3 bedrooms and felt the fault lay with us for not contacting her when we first arrived.To summarise if anyone is thinking of booking this property you should be aware it only has 2 bedrooms and also no television which is also listed in the description and if you have any problems do not expect a sympathetic response from the .owner and definitely not the offer of a refund which we feel we were definitely entitled to in view of what happened.
Perfect family location
The property is in a great location in the hills, just half an hour from Bologna. It feels remote and quiet when you're there, but has great shops, restaurants and other amenities within 15 minutes drive.
The property is fresh and clean with loads of space for family's to live in. We travelled with 2 families which was 4 adults and 4 kids (all 6 and under). The kids loved it and the pool was a massive hit!
The nearest water park is amazing (Acquapark della Salute Più, about 30 minutes away) and it's easy to get a train from Imola (the nearest big town) to Bologna for a day trip.
You'll definitely need to a hire car - we used Locauto, who has a desk in Bologna airport terminal and they were good.
We highly recommend this property and will be looking to go again soon!

The beach at Ravenna is within a 1 hour drive.
The property is within a 30 minute drive of Bologna airport and within 1 hour of Fiorli and Parma. It is recommended to hire a car although there is also a good train service to Florence, Rome and Bologna from Imola (10 minutes drive away).

All amenities of convenience are available within 5 minute drive. There are supermarkets, local shops selling local produce. Cafes with WiFi. Lovely local restaurants with local food. Full details of these are available from within the villa when you arrive.
There is tennis and golf available locally and cycling and walking in the hills are local past times.
There are 2 waterparks within a 30 minute drive which make a great day out.
This is a wonderful base if you are going to the San Marino Grand Prix in Imola.
