Tuscan Villa with Large Pool, Views, 6 Bedrooms and in Private Setting

OVERVIEW: Sant' Antonio, a recently rennovated 19th century ex-farmhouse combining English elegance and comfort with Tuscan charm and style, is cool, light, cosy and comfortable. Sitting in its own private setting on top of a hill in the middle of a vast and famously beautiful Anglo-Italian family owned estate, it enjoys magnificent, unspoilt views. The estate continues to function as a working estate, producing olive oil, wine, arable crops and cured meats.

The house has been (and continues to be) rented out by the very high-end lettings agency in London - CV Villas - for the past 15 years: CV Villas has an international clientele that expects high standards, and as such the house is vetted by them on a yearly basis. It also means we have many years of experience in this sort of hospitality, and so you will be well looked after.

Despite having many modern comforts, such as wireless, an efficient hot water system, TV, DVD, Apple TV and Sky etc, the house retains many of its many original traditional features like terracotta floors, vaulted brick ceilings, stone walls, a large fireplace and wooden beams. The house is surrounded by terraces and gardens with several outdoor seating and eating areas, and and of course has the use of a large private swimming pool in a stunning setting. The huge, fully equipped kitchen is a great place to try your hand at Tuscan cooking, and is also where we can organise cooking lessons for you. You will be looked after by the staff, who have many years of experience at the house, and the groundsmen who maintain the pool and gardens.

SWIMMING POOL: The pool, which is painted emerald green has incredible views down the valley and is 14m x 6m. Being fenced in, the property is great for young children too. There is a table tennis table near the pool under a pergola. You will have to sign a responibility and liability waiver to use the swimming pool.

LOCAL ACTVITIES: Large pool, walks, excellent restaurants and other local amenities and activities (including a tennis club in the village, golf clubs, riding, polo, sailing, wine tasting, spas and miles of sandy and rocky beaches and Tuscany's tallest mountain all withing an easy drive), and access to many of the best bits of Tuscany, be they Renaissance towns such as Florence, Siena, San Gimignano, Pienza or Montalcino, archaeological sites such as Roselle and Tarquinia (and even Rome), and ancient sulhpur baths like Saturnia.

First floor: 3 double bedrooms (2 ensuite, 1 with showeroom next door), two twin rooms, 1 ensuite showeroom, one with bathroom next door, TV room.

There is 4 hours of daily maid service 6 days per week (except Sunday) who make beds and do a general tidy up. Cooking (even for the arrival day) can be arranged directly with the maids, though please consider that it will not always be available if the maids have there own things to do: if you would like things cooked for your arrival please let me know before arrival. Beds are changed every Saturday.

PLEASE NOTE:

- Rentals are from Saturday to Saturday, unless otherwise agreed. The price is therefore for a week's stay for the entire villa. It includes staff for 4 hours a day (cooking is extra, see T&Cs). Utilities in the summer as well as taxes are included in the price.

- Check In is after 4pm and ideally before 8pm. Check Out is no later than 10am (please take into consideration distances from airports in you arrival/departure time calculation).

- CANCELLATIONS AND REFUNDS: For peak season rentals (ie rentals that start in July and August), a 25% deposit is taken by HomeAway upon booking, and the remaining balance is taken by HomeAway 90 days prior to the beginning of your stay. For bookings starting in July and August, we do not offer refunds at all. For the rest of the year, a 25% deposit is taken by HomeAway on booking, which is refundable up until 70 days before the start of your stay, while the remaining balance is to be paid 70 days before the start of your stay. Once 70 days before the start of your stay has passed, the whole amount is no longer refundable. (Unfortunately the peak season is stricter as, due to the higher plane fares in July and August, it is unlikely we could replace your week(s) last minute should you cancel.

Please note that if the cancellation request comes from the client, it will have to be the client himself who starts the process of cancellation, by clicking 'request refund', as cancellation requests initiated by owners effects our market ranking.

About Luca

Luca is half English and half Italian, and lives between the two countries. He splits his time running his beautiful estate in Tuscany and being a qualified archaeologist in Italy and Ethiopia.

Like his ancestors, Luca has a passion for his estate, which is well known for its beauty. The estate includes a working farm producing olive oil (we have over 6,000 trees), arable crops, wine, fruit and much more, and from the 1920s-1960s was a model estate for Italy winning many agricultural prizes.

He has meticulously restored many of its buildings to their former state, while including many 21st century comforts. Sant' Antonio has been one of his favourite projects, and has been converted from a tenant farmer's house, that had cattle and pigs on the ground floor stable, to a luxury villa that has rented well for 2 decades to mainly English and American clients. Sant' Antonio was then renovated again a few years ago, and is improved every year with small re-touches.

Luca has a charming and efficient staff on the estate, including the maids who work in Sant' Antonio, and the gardner/pool boy who come down almost every day, and who will make your stay all the more enjoyable.

Why Luca chose Civitella Paganico

Sant' Antonio is surrounded by a large and historic family estate, owned by the same family since 1912 when it was 13,000 hectares. The villa has a lot of character, combining Tuscan and English styles such as terracotta floors, wooden beams and comfortable furniture. The house has a fantastic large private pool, large garden with outdoor seating and dining areas on four outdoor terraces with fantastic unspoilt views over Monte Amiata, The Appenine Mountain range and the wild Maremma. Despite being traditionally Tuscan in style, the house has wifi, Sky TV, DVD, Apple TV, Stereo, Ping Pong table, selection of board games and a card table, and a fully equipped kitchen.

Sant' Antonio also has a fantastic and friendly staff who can look after you, and who are all local to the estate. Staff are included in your booking for a total of 4 hours per day during which they do a general tidy up, however they can at extra cost also shop and cook (these extra services are organised directly with the staff). The staff have many years of experience as the house has been a hugely popular house for renters over the years.

The villa is also up to date with all EU, Italian and Regional Tuscan health and safety requirements.

I returned to this property 3 times with friends, we always had such an incredible time. The house was really comfortable and in a great part of Tuscany, and the staff were really nice. I would highly recommend staying here!

I stayed at Sant' Antonio with friends two summers ago and had a lovely stay. The house was really comfortable, clean, and in a great part of Tuscany. The staff were all really nice. Highly recommended!

Beautiful house and a stunning Tuscan landscape

The property is beautiful and full of character unlike many sterile holiday rentals. Luca was an incredible host and provided us with everything we needed. I would highly recommend the property for families or groups of couples looking for a relaxing stay in a stunning location. I will definitely be returning!

Fabulous stay, can't wait to return for more!

We hosted a yoga retreat (called the Greedy Yogi Getaway!) at the beautiful Sant Antonio villa on the Monteverdi Estate and it was fabulous from beginning to end.

We had a group of yogis with us who had never been to Tuscany before, some had never been to Italy and it couldnt have been a better introduction.

The drive approaching the villa is through breathtaking scenery and the views from the house itself are absolutely stunning. Each morning after our yoga practice we ate breakfast in the sunshine on the terrace and basked in the surrounding beauty. The house is well appointed and comfortable with areas to be sociable as well as plenty of quiet spots if some peace with a book is more your thing. The whole place is beautifully and thoughtfully furnished with comfy chairs and sofas, books in many languages, and games if the weather means you were stuck inside. - We had great weather the entire time we were there.

The bedrooms are spacious and comfortable withlovely dark shutters which meant we were all in danger of over-sleeping!

The kitchen facilities are great, it was very easy for us to prepare breakfasts for all of our guests and there was plenty of room for everyone to eat together.

We had chosen to have some meals prepared by the talented Italian ladies who make up some of the friendly staff. The food was all delicious and we ate far too much! One of the highlights for us and our yogis was the cookery lesson run by the fabulous Fiorella, as we had vegans in our number she had us making vegan gnocchi with a delicious vegetable ragout, a recipe many of us have replicated since returning to the UK.

Our host was super friendly and informative, he gave us lots of tips and suggestions and helped to arrange some of the activities we organised for our group.

It was hard to leave this magical place and probably the biggest compliment we can pay it is the fact that we have already planned our retreat here next year!

Charming villa with outstanding amneties

My family booked this wonderful villa for a week last autumn. We had the most magical time. The villa is spacious and elegantly furnished, with a lovely big pool.

It's location allowed for many activities from lush countryside walks, countless vineyards for tastings, and the wonderful experiences the Argentario peninsula offers.

I would highly recommend!

The Maremma is a truly beautiful and vast area, not very well known, and yet offers so much in culture, cuisine, sea, activities and wine. Sant' Antonio is really well placed to enjoy all of these .

We also have an experienced and helpful staff who can make your stay much more enjoyable: they can cook, babysit, shop and book things for you, while I am very happy to help with itineraries, and occasionally give tours myself.
