Market Overton is a lively conservation village of approximately 220 houses situated 6 miles from Oakham and 13 miles from Melton Mowbray. It is set within rural Rutland the landscape of which lends itself to walking, cycling and generally exploring Middle England. A bus service runs in both directions every two hours and the A1 (4 miles away) provides an excellent link both north and south. Towns such as Uppingham, Stamford, Peterborough and Leicester are also all easily accessible. Nearby Rutland Water is famous for its water sports and bird watching activities and has a cycle track/footpath around its perimeter.

My husband and I first bought this property in 1988 when it was the village shop and Post Office. We successfully ran it as that until retirement in 2010 after which time we converted it to residential use, whilst still remaining in our own home adjoining The Old Post Office.
What makes this Cottage unique
The property occupies a central point within the village being close to local amenities – ie the replacement community run village shop, pub, church, etc., and yet is only a few hundred metres to open countryside with brilliant views.

What a superb and immaculately clean cottage the Old Post Office is. Probably the nicest stay we have ever had anywhere. Lynn and Alan are the perfect hosts being close at hand and ever helpful if needed. The village shop has everything you need so please use it and there is no need to really bring that much with you. Inside the cottage there really is again everything that you need for your stay, you could move in tomorrow and not require anything whilst staying. It’s so quiet being nicely tucked away from main roads but so easy to tour the area where there is so much to do. We will be back and it could be every year it’s really that good. Nice clean property and an ideal base for exploring Rutland
This property exceeded our expectations as it was more spacious and quieter than expected given the village location.
Lynn and Alan were perfect hosts and live next door if needed for anything. We found it a great place to relax and unwind.
Next door on the other side is a shop and the Black Bull pub on the corner which served good reasonably priced food (not open Mondays).
We would happily stay here again.

Delightful Cosy cottage
Thoroughly enjoyed our stay in this property. Very good and informative welcome from the owner including a few goodies! Excellent village position for touring Rutland area. Very well equipped and furnished. Superb sun trap patio. Local pub has excellent food with very friendly hosts.

I loved staying in this cosy and very comfortable cottage. Everything is thoughtfully appointed to ensure maximum relaxation and enjoyment . The kitchen is especially super, airy, bright, very well equipped, with direct access to a beautiful sunny garden. Lynn and Alan are attentive, generous and welcoming hosts though never intrusive. Market Overton is situated in Rutland, 6 miles from Oakham and 13 miles from Melton Mowbray. The nearest airport is East Midlands which is 33 miles away. Use of a car is recommended.
