Happy Trails House is a newer home (completed in 2012) in an in-town family friendly setting. Located on the sled hill, it is the perfect vacation home for both non-skiers and ski enthusiasts, alike! It features modern technology, all Viking appliances, three dishwashers, wet bars upstairs and down, a 4 bunk kids' area, a 3-D TV, pool table, hot tub, dry sauna, steam showers, and more! Access free public shuttle around the corner, or park at the ice rink a block away to access additional public transportation. Snow or sunshine, it is the perfect home for enjoying the Rocky Mountains and all they have to offer!

About Suzi Petroff

Kip is a semi-retired lawyer, and Suzi is a non-fiction writer. Together, they run New Hope Foundation, a charitable organization that helps families break their cyclical poverty. They live in Dallas, Texas, but enjoy coming to Breckenridge during the summers, where both may continue their work remotely.

After viewing over 30 mountain homes, we chose this one for its modern luxuries, its location near the sled hill and Carter Park, and because of its proximity to town. And it offered the best views!

What makes this house unique

The layout of this home is spectacular. Built on the slope of a gradual hill (Mount Baldy), the home is long and spacious. With a wide open floor plan both up and down, it is the perfect home for entertaining large groups. the enormous chef's kitchen features all Viking appliances, an over-sized refrigerator, two dishwashers, a plate warming drawer, and a full wet bar. The fireplace is one of a kind, a three-sided wonder that adds warmth and ambiance. But the custom window seat - large enough for your entire group - is the centerpiece of the room. It is theatre in the round for bird watching, storm watching, or sipping your favorite beverage while catching up with the cousins.

The large pool table room downstairs is a great place for the family to gather for a tournament or a movie. Bring your 3D glasses and feel like you are IN the movie! The large hot tub is a fabulous place to unwind, and finish off your spa experience in the dry sauna or 9 head "car wash" shower.

All three bedrooms are "masters." And the kids' bunk area comes with DVD players in two of the four "sleeper car" styled beds.

But even after a day on the slopes, everyone agrees that the best part of the house is its location at the top of the sled hill. Everyone can sled, young or old, and so the sled hill offers all-day entertainment for your entire party, whether they ski or not! And the grand balcony, facing both the ski slopes and the sled hill, allows everyone to join in on the fun and enjoy the spectacular views!

  • Each bedroom has its dedicated master bath. The bunk room does not have an attached bath, but the spa bath down the hall is reserved for those in the bunks. The spa bath has an enormous 9 head "car wash" shower, which can also be made to steam. Also in the spa bath, guests may enjoy a relaxing dry sauna.

  • The master bedroom is a spa retreat. Privately tucked away on the main level, it is the perfect sanctuary for peace or romance. It features a fireplace, full-sized tub for two, steam shower, double vanity, and views of the sled hill and the slopes. All other rooms are downstairs. The Waterfall Room features, as its name suggests, a waterfall shower. It is the rear room in the slope of the mountain, so it is extremely quiet. An "L" shaped window seat and built-in storage beneath give it a homey feel, but the king bed and teardrop chandelier are reminders that this is vacation luxury at its finest. The Texas Room is the only bedroom with access to the outdoors, so it is great for smokers or guests who might want to stargaze on the sled hill (located directly outside). It features a queen bed and a full bath. Everyone agrees that the "coolest" room in the house is the bunk room, reminiscent of an old train sleeping car. Currently, two of the four twin bunks have their own DVD players.

Because the house is adjacent to Carter Park, you should know the amenities provided there: beach volleyball, basketball, tennis, a party pavilion that is PERFECT for weddings and family reunions (Contact Town of Breckenridge for rental information), bike and hiking trails, wildlife viewing, stargazing, and so much more. The ice/hockey rink is located two blocks to the south, and you are a six minute walk to Main Street. Also, wintertime visitors should be aware that 4 wheel drive is a must in the mountains, especially on private streets and drives, and ours is no exception. Please keep this in mind when reserving a rental vehicle.

I could not say enough good things about this house. It is absolutely beautiful, comfortable and perfectly located. Well equipped with amazing views. The neighborhood is great and safe. Walking distance to town and lifts. Awesome Awesome place!!!

Excellent place to relax.

The home is in a great location. The owners have thought of everything. From the minute you walk in the door, relaxation hits you in the face. Everything is here for you. The kitchen is a joy to cook in. You have everything you need right there. The bedrooms were very comfortable and the steam showers were amazing after a hard day playing in the snow. This will be an annual trip for me. This is a great place to come with close friends and get away from the chaos of life. I am thankful to have had the opportunity to relax here. Thank you to the homeowners for making it available for folks to enjoy.

Beautiful mountain views and a short walk to town

Beautiful mountain home within walking distance to downtown and hiking paths. Suzi was gracious enough to grant us a early check in, which we really appreciated. The teenage grandchildren loved the downstairs with its awesome sound system and big screen TV. Sounded like a night club at times. The adults enjoyed the views and all the Viking appliances in the kitchen, espically the huge refrigerator. Suzi was quick to respond to any questions or concerns we had. Thanks for sharing your home with us and all the info in your guest book. We also enjoyed Kips book. Glad we got a chance to read it. Kip, you put up the good fight for people who needed you at that time in their life.

Happy Trails House is located on the sled hill, just a few feet from 6 tennis courts, basketball, volleyball, bike trails, and hiking. Free shuttles to the gondola are just around the corner. Ice skaters and hockey players will enjoy the rink at the end of the block, and bikers will find endless man-made and natural bike challenges at the top of Mount Baldy, just two minutes ride from the house.

Unless there are truly extenuating circumstances, we do not give discounts. The beautiful thing about VRBO is that there are many listings in every price range, so if a property is too high, please search within your budget and avoid asking owners to take less. Owners pay full price for housekeeping, electricians, plumbers, appliance repairmen, property managers, and support staff. Many have mortgages, and we don't get a discount on taxes or insurance. Everything adds up, and for many of us, this is our job - and our income.

We lower our rates at Happy Trails House:
1. at 20% if there is a vacancy two weeks out, upon request
2. at 25% if there is a vacancy one week out, upon request
3. at 10% for returning guests upon request
4. at 50% for family and close friends (because there are numerous expenses incurred for every stay!)

We would consider bartering up to 1/2 of your stay if your business is something with the potential to benefit ours.

We are very happy to consider trading equally valued time in your VRBO listing after consideration.

We also donate one stay each year to a charity, and this is drawn from a pool of paid guests.
