Beautifully designed and fitted to a high standard, the holiday cottage comprises of a master bedroom with king size bed, en-suite shower room and flat screen freeview TV, 1 double and 1 twin room, family bathroom; bath with overhead shower, an open plan L shaped lounge with two leather sofas and two easy chairs, dining room with table and chairs for six and fully fitted kitchen including dishwasher, washer/dryer and microwave, separate hallway leading to downstairs cloak/WC. French doors open onto a furnished patio, surrounded by a large shared garden and landscaped grounds. Travel cot and high chair are available for use free of charge as is the all important WiFi. Situated in a purpose built village set in over one hundred acres of unspoilt meadows, it boasts, fishing lakes, a boathouse, family pub, cafe, a leisure centre with swimming pool, steam room, sauna and gym, putting green, bike hire and tennis court and has direct access to the beautiful beach. Roobarb's Retreat holiday cottage is ideal for families or couples who will find the relaxing atmosphere a real tonic. The cooking facilities are excellent but the John Paul Jones Pub and Italian Café (50m from the cottage) are very convenient and highly recommended for a night or meal out. Named after the owner’s eldest dog, Roobarb’s Retreat welcomes up to two well-behaved dogs that can remain downstairs in the living area, additional dogs may be accepted after a discussion with the owner. Please let the owner know if you intend to bring your dog or dogs as there may be a small charge for extra cleaning in the Winter months depending on size/breed. There is no charge for dogs in Peak Season. Dogs are allowed on the six mile stretch of sand all year but there are seasonal restrictions along the sea front in Filey itself. They must be kept on the lead in the village but can be let off the lead in the meadows when the tide is in and there is no beach access. The meadows are just behind the cottage and there is a delightful walk down to the beach past another lake teaming with wildlife. The John Paul Jones Pub allows dogs, which means you don’t need to leave them behind when you go out. The region's events and attractions are waiting for you to enjoy and there is something for the whole family. The traditional, Victorian resort of Filey is 3 miles away by car (or an enjoyable thirty five minute walk along the beach) with shops restaurants, award winning gardens, museum and superb golf course. The larger vibrant resorts of Scarborough and Bridlington flank The Bay and are both only a 10 minute drive up or down the coast. The Bay gives guests easy access for visiting the countless attractions and is perfect for exploring the breathtaking Yorkshire coastline from Scarborough to Flamborough Head and the countryside of the North York Moor and Dalby Forest.

I have owned this property for over four years but have just managed it myself since January 2013. My family and friends enjoy using it too when we can and our dogs particularly enjoy the wild flower meadows and the extensive beach close to the cottage. I enjoy the peace and quiet of it's location next to woodland/farmland yet it is very convenient for the leisure centre, pub and cafe. You can walk to Filey along the beach in around 30 minutes.

Why Zoe chose Filey
The cottage is located on the former Butlins site and its position is second to none, being in the middle of Filey Bay. The cottages are new and modern but have a traditional look which blends in really well with the surroundings. The meadows close to the cottage are absolutely beautiful and in June the flowers include native orchids and the wildlife is abundant with wild roe deer, barn owls and sky larks. Bempton cliffs, a few miles away provides home to Puffins, Gannets and other wonderful sea birds. The weather is much better on the East coast compared to the West which is much wetter, however, in the winter there is often snow on the beach! It is very quiet, close to The Yorkshire Wolds, Filey, bustling Scarborough and a bit further afield Gothic Whitby and York.
What makes this Cottage unique
The cottage provides a peaceful retreat with plenty of scenic walks on the doorstep. It is 100m away from the swimming pool and leisure centre and so you can walk there with your costume/trunks on and/or towel for modesty! The beach is 10 minutes walk away and the wild flower meadow 10 seconds away. Access to Wi-Fi means that work can be done at the property if it is strictly necessary. If you don't want to cook the cafe and pub are less than 100m away and both accept dogs. For shopping Filey is very close but Scarborough is a 20 minute drive away. The property offers two bathrooms and a downstairs cloakroom, a dishwasher, fridge, freezer and washing machine.

We had an amazing weekend, a lovely house in a lovely setting, we didn’t want to come home. We will be back very soon.
Lovely property, suited us perfectly.
We stayed at Roobarb’s Retreat for 3 nights with our friends and 22 month old goddaughter. We arrived on the Friday and was pleasantly surprised by how spacious the property was. The downstairs area is lovely and open plan, and Zoe had left some goodies for us which I thought was very thoughtful and a nice touch.
The bedrooms aren’t huge but have been well planned out to have plenty of room to get ready etc. Literally the only slight thing I would say was that the mattress wasn’t the most comfortable- but that could be me being picky as I’m 24 weeks pregnant and not very comfortable at the best of times!!
The kitchen has everything you need, the towels provided were big fluffy bath sheets which were great, there was even a hairdryer in the bedroom with the en suite which I was not expecting.
The living area is comfortable with lots of cushions and Zoe has left a lot of leaflets about the local area along with magazines.
The location is perfect although the weather was awful for us! Hopefully next time it will be nicer so we can explore the area a little more!
Everything seems to have been thought of and it was a lovely break, we are hoping to be back next year.

Nice size, well equipped for a self catering stay
The Bay Resort is a great place and better by miles than your usual holiday parks. The cottage is spacious and accommodated 4 adults, 1 teenager & 1 pooch with ease. Maybe only thing required is a lick of paint here & there but nothing major. Would absolutely return both The Bay & Roobarbs Retreat. The welcome bottle of wine, milk, tea & biscuits were a really nice thought from Zoe, who kept us informed of property access & leaving procedures etc. with pleasant efficiency. All in all a wonderful dog friendly break
Lovely cottage in delightful location
The cottage is well-equipped for 6 people (and there is room probably for a baby on top of that). It is located on a beautiful holiday village, where all the homes are privately owned and the whole site is managed well, with good landscaping etc. There is a pub and Italian restaurant on-site, both a very short walk from the cottage. They both serve good food, but nothing to rave about- standard sort of pub-grub and a basic pizza and limited 'specials' menu. They are both a tad expensive, we thought it just about worth the premium for the convenience. The pub isn't very big and gets crowded at mealtimes. The Italian wasn't overly busy any of the nights we were there and also does take-away pizzas which are excellent. Oddly, there is no grocery shop and nowhere to buy a newspaper on site, although there is a pharmacy! There is however a garage with a store just a 5-minute drive. The village has direct access to 6 miles of beach, great to walk and relax on and only a 10 minute pleasant stroll, passing through meadows with ponds and lots of wildlife to see, on the way. It's a steep road at the end so care is needed, but a walk to Filey at low-tide takes only 45 mins. Surrounding the village is plenty of open country, with meadows and woodland - a paradise for our dog!
We wouldn't say it was totally suitable for families with toddlers due to the open landscaping but there is a small playground and indoor pool. Parking is good.
Cottage is well-maintained, tastefully decorated, comfortable and has everything you'd need for a self-catering short break. Limited and out-dated information available on surrounding area was disappointing, we've seen better. Also, only one tea-towel and one hand-towel in each bathroom seemed frugal, given there was only 1 bath-sheet per person. These are minor points but given the cost and our wide-ranging experience in self-catering accommodation I suppose our expectations are high. We walked to Filey (quaint and lovely with a fab deli!) and drove to Scarborough North Bay, which we know well and love, with a quick visit to Cayton Bay (stunning, always need more time here!) during our stay. We would recommend it to friends, to couples and to families of older children. The winning factor is definitely the location, which is peaceful and simply beautiful. Definitely a place to relax and unwind and let all your stress blow out to sea!!
I think this family need to be reminded that this is a holiday cottage not a hotel. So how many towels did they need for a three night stay? Six quality bath sheets (these are the really big towels) and three hand towels for each bathroom are surely enough for five people for three nights? One tea towel is provided even though there is an excellent dish washer and I also left dish washer tablets! Many guests bring their own towels and tea towels as it is supposed to be self-catering even though I provide them as well! As for the information being out of date, I am astonished about this as I had put up to date information in the file quite recently and there was an up to date tide timetable for the area if I had not printed off one already. Reception also has plenty of information available so a short walk there would have provided this perfectly. The cost is very reasonable for six people and up to two dogs for this lovely property, considering you also have free access to a wonderful swimming pool and gym, and the six mile, sandy beach is close by. If five people plus dog had stayed in a hotel they would have paid at least five times as much and probably would not have had such an enjoyable stay. Although they could have had fresh towels every day:-)
I hesitated to give these guests a 5* review for their cleanliness as they had not swept the floor or wiped the table and they did bring a dog! I thought this was really lazy and thoughtless, considering there were five of them. However, to avoid being petty, I gave them a top score as they had left the cottage in a tidy state. So I am really offended to be given a 4* score from them (and not a 5* as reviewers have given me on three other websites) and I think they are being petty and rude, judging by some of the comments above. It would be better to dwell on the positives and not the non existent negatives and there are a lot of positive features for this accommodation; so why not mention these as the previous reviewer had done?
The beach is a ten minute walk from the cottage along a private road.
The nearest station is Filey but the use of a car is recommended although some visitors have managed without a car as there is a regular bus service on Moor Road next to The Bay. Filey is a 30 minute walk away along the beach.
Filey is about three miles away from the cottage and Hunmanby is about two miles away. Scarborough is a 20 minute drive away, York and Whitby are an hour's drive away.
There is a pharmacy on site, (open weekdays only) which also stocks essentials in the food line. The cafe does take away pizza and meals. The John Paul Jones pub supplies food all day. Tesco, Morrisons and Sainsburies all do deliveries to the cottage. The nearest bank is in Filey. The nearest supermarket is the Coop in Hunmanby.
Additional pricing information
Booking Notes: To book please contact the owner by email, telephone or text. If the cottage is available then a booking contract needs to be filled in and a 25% deposit paid by internet banking or cheque. The balance will need to be paid eight weeks before the start of the holiday. The booking contract can be sent via email or post. A £100 cottage bond is also required when the balance is due. This is returned once the cottage has been checked and all is well within two weeks from the end of the holiday. Changeover Day: The changeover day for weeks is Friday however, out of peak season Saturday changeovers are considered. Short breaks run from Monday to Friday and for the same price Friday to Monday. Minimum stays are for three nights. Notes on prices: Short breaks are worked out as 70% or usually less of the full week's charge. Monday to Friday breaks cost the same as Friday to Monday breaks. Dogs There is a charge of £5 per dog per night but this may not be charged in Peak Season depending on the type and number of dogs.
