About this property

Peaceful rustic house with stunning views, private pool, garden and pergola.

Colcello is a lovely old farmhouse just outside the peaceful village of San Leo Bastia on the border between Umbria and Tuscany. There are stunning views of the hills opposite. You have sole use of the gardens and pool and are not overlooked by another property. A ten-minute walk takes you down to the village where you can sip a cappucino or campari in one of the two bars, buy fresh bread, pecorino and prosciutto for your lunch or enjoy a delicious pizza in the village restaurant. The hillsides ring with birdsong, butterflies flutter among the lavender and olive trees and in late spring and early summer, the gardens light up with fireflies! If you are looking to relax in beautiful surroundings, this is the place for you.
The accommodation is simple and rustic - this is not a glitzy modern villa! However, with a private pool and garden of your own, we believe Colcello offers outstanding value - a perfect getaway for couples or small families. The accommodation consists of the upper half of a stonebuilt farmhouse. The lower half (owned by the same owner) is not used or rented out, so you enjoy complete peace and seclusion.
There are two bedrooms, both with beautiful views, mosquito frames over the windows and wooden shutters. The cosy kitchen/living room has oak beams and the original stone-tiled floor. It's furnished with a sofa and armchair plus dining table, chairs and shelves housing a small library of books. In the kitchen area there is a double sink, fridge-freezer, gas hob, electric oven and grill and cupboards containing all the necessary equipment and utensils. There's also an open fire for winter use. The bathroom has a bath with handheld shower, washbasin, lavatory and bidet.
Outside, there is a shady pergola, a thatched terrace with beautiful views over the pool and hills and a table and chairs for alfresco eating. Steps lead down to the sun terrace and the raised circular swimming pool.
The attractions of Cortona, Assisi, Citta di Castello, Perugia, Gubbio and Arezzo are all within an hour's drive. This is a great location for art lovers, walkers and those who just like to mosey around old hill towns and do some people-watching!
Colcello is on a hillside. The last stretch of the road is on an unsurfaced gravel road and the final bit is steep and narrow. There are steps both inside and outside. For this reason, we don't recommend it to families with very young children, adults with mobility problems or nervous drivers. It's best suited to a couple but also good for two couples or a family with children aged five and over.

Great remote location with pool
We had a great stay, the host had provided us with very clear and concise instructions with local tips that were very useful and informative. The accommodation was perfect for what we wanted , which was a remote location with views and a peaceful setting. The property is basic (very charming and old) but very clean and has all the facilities you need to cook a decent meal and store food etc. We cooked meals with produce purchased from the local shop on four nights with no problem. There is also the option to eat in the local village. The pool was clean and well maintained with chairs, loungers to use. We have great memories of this place and would thoroughly recommend it to anyone else seeking a peaceful trip. There are also walking routes near by that we didn't check out but if we had more time we would have tried out. A lovely stay !

The house is nice and well equipped.
We had a nice and peaceful stay in your charming house on the mountaintop. The view and the surroundings are beautiful and we all enjoyed the lazy days at the pool and the cozy evenings under the pergola. The house is nice and well equipped. The house is located in beautiful surroundings and there are lots of possibilities to arrange nice trips to the nearest cities, by car. All four of us would like to reccomand your lovely house, and we would like to come back.

The perfect getaway - peaceful, quiet and relaxing
I could write for days about how marvellous our stay at Colcello was! It was perfect. Exactly as described: Quiet, peaceful, relaxing. We chose to have a road trip and drove all the way from the midlands, stopping off on the road for a few nights. When we arrived, we felt that the place was very special indeed, almost like the oasis we had been aiming for! The house itself is ideal for a couple wanting to escape the hustle and bustle of the UK. Wonderfully full of character and with everything we could need. Swimming towels were provided which saved us some much needed space in the car! The pool is perfect and offers the best views out across the valley. Perfect for an afternoon dip to cool off. The shaded eating area has the sun on it in the early morning and the views are wonderful, making breakfast a long affair. Throughout the day, we relaxed by the pool and revelled in the peace and quiet, with the occasional chicken to keep us company! Each evening we spent out on the terrace concluded the day nicely. We were very lucky with the weather and were able to enjoy most of our time outside gazing out across the valley and enjoying the views. The house was lovely and cool during the day if we did need to escape the midday heat, but we tended to opt for a swim in the cool waters of the pool. The only small comment we would make was that the 2 sun loungers have probably seen better days (they pink one was fine for our stay, but we did use the deck chair in favour of the blue lounger) but it didn't impact on our enjoyment at all! Would recommend a confident driver to do the drive up to the house as it is a little steep, narrow and rocky, but perfectly accessible. We found it quite exciting! Would highly recommend the pizzeria at the local bar too - delicious and fantastic value for money. The neighbours are very friendly and it does help to speak a little of the language, especially if like us, a gust of wind locks you out! Zita, who owns the property, was fantastic at correspondence and providing answers to any questions, and the whole booking and payment went very smoothly. A fantastic place, we would definitely love to visit again! If you are in two minds whether or not to book this place, do it - you will not regret it!

About the host

Colcello is owned by siblings Kirstie, Zita and Rory. Our mother, also Zita, lived here on and off for the last 30 years of her life. She loved San Leo Bastia, the people, and the beautiful soft undulating hills. She was a keen painter - you can see some of her paintings on the walls in the Bar Spaccio.

Why they chose this property

Our parents fell in love with this area while on holiday and decided that they wanted to live here. We were still at school and university at the time. The rest, as they say, is history.

What makes this property unique

Everyone who visits Colcello comments on the special atmosphere - it really is incredibly peaceful and relaxing. More and more, we find that we do very little here except mooch about, read, swim and, of course, visit the village at least twice a day for the obligatory morning cappuccino and pre-dinner campari soda. If you can tear yourself away from the views, beautiful hilltop towns, music festivals and art galleries await you. It's wonderfully situated for taking in visits to Cortona, Assisi, Perugia, Siena, Arezzo, Citta di Castello and small hilltop towns such as Montone, Castiglione del Lago, Preggio etc
