About the property

Historic yet very comfortable cottage with Great Dixter, Bodiam Castle, Rye, Battle and lovely beaches all nearby

This detached cottage is within the walled garden of Morley Farm, an historic estate dating back some 600 years and offers a high standard of comfort, together with many spectacular historic features. Antique furniture, quality linen, fluffy white towels, fresh flowers, wine and our own "very" free range eggs complete the picture. On your doorstep are our lambs, great fun to watch (and maybe even bottle feed in spring!) and our chickens. It can be booked either on its own, as a nicely private and romantic detached cottage, or together with Firkin Barn, our 300 year old barn across the garden for larger groups wishing to holiday together, (ref 8166939 ) and/or Firkin Barn Suite, a double en-suite private studio which sleeps an additional two guests (this works well if you have guests visiting you on holiday for a night or two). The choice is yours! Close to the village of Northiam, famous for its Elizabethan connections and world famous Great Dixter House and gardens, Hop Press Cottage is also just 6 miles from the Ancient Cinque port of Rye with its numerous historic attractions, art galleries, book shops, potteries, antique shops, ancient inns and not least, glorious views over the River Rother to Romney Marsh and beyond. Camber Sands are just a short drive away with wonderful sandy beaches, along with many pretty villages and lovely countryside for walking. Just a little further away is the fellow Cinque Port of Winchelsea, the traditional seaside town of Hastings with its fishing fleet, Battle, famous for the 1066 Battle of Hastings and its Abbey, Sissinghurst Castle, Bodiam Castle, to name but a few. Ashford International Station and the Port of Dover are just 30 minutes and 1 hour away, respectively, if you fancy a change of scenery across the Channel.

This lovely detached cottage has with full central heating and a wood burning stove in the giant fireplace, which is filled with logs, making it ideal for cosy breaks all year round. It has a special atmosphere making it ideal for a celebration!

In the summer, you can enjoy your breakfast on the secluded terrace, laze on a sunlounger by day, and maybe barbecue in the evenings. If this is too much effort, there are numerous ancient inns offering very good food within a mile or two and the short drive into Rye gives a further choice including the freshest seafood .

The front door opens into a good sized living room with wonderful inglenook fireplace containing a log burner and a good supply of logs in season. This room is double aspect, with the back door opening onto the private and secluded pretty courtyard with table, chairs and barbeque for sunny days. There is a comfy three piece suite, (the sofa forming a double sofa bed when needed) and dining table and chairs, making for a wonderful cosy stay.

The kitchen, whilst tiny, is well equipped with gas hob, electric oven, extractor, microwave, dishwasher, fridge and freezer along with the usual utensils, toaster etc., and overlooks the walled garden.

An oak staircase leads from the living room to the landing and on to the wonderful double bedroom with vaulted ceiling and folding single bed suitable for a child.

A separate door from the landing leads to the modern bathroom with bath, hand held shower attachment, washbasin, WC and further hand basin. An unusual feature of this room is the old brick chimney which runs up the center of this room.

Quality fluffy towels and toiletries are supplied making this a wonderful romantic retreat. (do tell us if your booking is for a special occasion!).

(Note : There is also an additional double bedroom Suite with en-suite shower room/WC across the garden which is available to book together with the cottage for larger families, friends or simply just visiting guests for a night or two. It has its own separate entrance and this costs just an additional £30.00 per night, or £200.00 per week. Please ask for a booking template to be forward to you for this option.)

About Brenda Haines

Brenda and Richard Haines have been running holiday cottages for 17 years now, starting with Froglets Cottage in central Rye. Along with Joan, their longstanding family housekeeper, they personally look after them and are proud that all have achieved the coveted Gold Award with Enjoy Britain.

Richard grew up in Rye and there is little he does not know about the area (many of his stories have become family myth or joke!) and since both he and Brenda along with their children and grandchildren, who also live close by, know the area so well, they are a mine of local information to help guest enjoy their stay.

Richard and Brenda love their garden and spend a lot of time tending the many unusual plants, but nevertheless, it is a family home, with pets, grandchildren, sheep and baby lambs in spring, free ranging chickens in the field and lots to be enjoyed.

Why Brenda Haines chose Rye

Before purchasing historic Morley Farm Brenda and Richard lived in a 17th Century property just up the road in the village of Newenden, but with a growing family, a larger home soon became necessary! A property with a lot of character was essential and when Morley Farm along with its pretty cottage and barn was offered for sale, there was no hesitation. The outlook was stunning, the gardens lovely and the house and cottage simply oozed character and history.

What makes this cottage unique

Hop Press Cottage was carefully restored to its former glory in 2004 and retains its inglenook fireplace, with original washtub at the side and upstairs it has a stunning vaulted ceiling with the hop press holder in the centre.

The cottage has a wonderful romantic atmosphere, and with the log burner laid ready to light in winter months it is very cosy. The pretty gardens are well tended and the cottage has a private terrace and barbeque for summer dining. Sunbeds are available for lazy days and a gym and games room are in the barn across the garden for those who feel more energetic.

Morley Farm and Hop Press Cottage could not be better located for Great Dixter, which is just up the road in the village, along with the numerous National Trust properties that the 1066 area is so famous for. Rye is just 15 minutes away with lovely beaches just 20 minutes away - in all a perfect location for a perfect holiday!

Outside: Outside there is a secluded private courtyard with table and chairs, leading to the walled garden which is secure for pets. The garden is mainly laid to plants with a lawn area where sunbeds and mattresses are supplied in summer. A barbecue is also supplied, together with charcoal. Utility Room: This is located inside the entrance to the Gym. Cleaning / Towels / Linen / Maid service: All towels and linen are provided, with beds made up ready for use. Our housekeeper will change linen and towels and also carry out a brief vacuum once a week, during your stay.

Cozy cottage with log burner at a lovely location

Beautifully decorated cottage, simple and cozy, well-equipped kitchen, fresh eggs and a bottle of wine was a nice touch. The fields through a door in the garden were popular with our toddler son who loved seeing the hens and the sheep. Gave 4 stars instead of 5 because we have a toddler and there are just too many breakable/fragile decorative objects dotted around that made us a little anxious all the time. Perfect place for a couple alone or with a (less energetic) young child.

Cosy, clean, loved it.

Thoroughly enjoyed our stay. Especially the open log fire, warm and cosy. Easy access to camber, as we wanted to take dogs to the sea and the beach. Garden fully enclosed and perfect for the dogs. Slept superbly and the whole experience was very relaxed.Thank you.

From London, drive time is approximately one and a half hours via the A21. From Dover, drive time is approximately one and a quarter hours. From Ashford International Station we are 25 minutes away.

A deposit of half the total amount is due to secure the booking and the balance is due four weeks before the holiday.

Changeover Day:
Friday is usually changeover day, but we are happy to accept alternative days out of peak season or by special arrangement. Please contact us to discuss your plans.
