The Barn at Titley, graded 5 star by Visit England standards, is a stunning modern barn conversion with beautiful oak and slate floors and an abundance of ancient oak beams. Situated in a pretty village with a a nature reserve and glacial lakes, it provides a great base for Hay-on-Wye, Ludlow and Hereford . Stylishly furnished in boutique-hotel style with natural materials, it blends both the traditional and the contemporary and provides a relaxing base for those seeking a tranquil setting for their holiday. It is ideally based for Hay-on-Wye, Ludlow, Hereford, the lovely Wye Valley and the Brecon Beacons. Wifi and Welcome pack are provided.

The open-plan first floor living area has a dramatic vaulted ceiling with gallery overlooking it. The underfloor heating will keep you cosy in the cooler months. The dining area seats up to 5. The bespoke sycamore kitchen is well equipped with professional pans, food processor and Sophie Conran china. This is a sociable space so the cook won't miss out on any of the action! Looking out onto the courtyard you can see the house martins and other birds flit around the barns as you cook. The barn window provides a sunny spot for reading.

Both downstairs bedrooms have four-poster beds - traditional and contemporary. The main, cosy, king-size bedroom has an en-suite bathroom (bath with shower over). The second double room has an en-suite wet room (power shower and sink). There is an adjacent cloakroom (loo and sink) in the hall so guests in both bedrooms have their own facilities. There is room in the double bedroom for a cot. (Please note the space around part of the king-size bed is a little tight so may not suit those with impaired mobility).

On the gallery, soaring into the eaves, is an additional single bed which gives flexibility with sleeping arrangements - teenagers love it (adults/older children only for safety reasons). The gallery is also equipped with a desk and sofa and provides a lovely quiet space to sit and enjoy the wonderful beams.

There are two seating areas - our private garden to the front of the house with a patio and lawned area. This overlooks hills and forests and catches the evening sun so is perfect for suppers al fresco with a view. There is seating for 4 and a BBQ. The rear courtyard ( partially shared) is a sun-trap in the morning and decorated with plants and shrubs. We have a table and chairs for 4. It is lovely for breakfasts outdoors and morning coffee. You can sit here on a warm day and listen to the gentle creaking of the barns.
STRICTLY - No trades people/trades/large domestic vehicles please. Parking for two cars.

There is a hidden gem of a nature reserve with glacial pools just down the lane where you can walk or picnic in the meadow or watch the rich bird-life from the hide overlooking the lake. There are plenty of lovely restaurants and pubs to eat in the area. N.B. Under new management, The Stagg gastro-pub in the village is reopening April 18th.

The barn is our own holiday home and furnished and equipped to a high standard and we hope our guests will appreciate all the little touches we have made to ensure a very comfortable holiday.

Kayaking, stand-up paddle-boarding and wild swimming are all available in the surrounding area.
We have discount vouchers (£15 per day) available for the lovely Cloud 9 spa with pool in Kington. Our guests are also able to use the club house at Kington Golf Club -the highest golf course in England - with sensational views over many surrounding counties. This is walking country and trails abound with Offa's Dyke, the Mortimer trail which crosses through Titley and the Brecon Beacons.

Great place to stay
My wife and I and our friends stayed here for 3 days over new year. The barn conversion property was excellent very well kept with every kitchen gadget you could need or want. We would recommend staying here to anyone. As it was the weather was awfull during our stay so we were unable to experience the walks in the local area. The scenery alone was a joy. Communication with the owners was also first class.

COMFORTABLE & FRIENDLY
A very clean, comfortable and well-appointed property with great views to the mountains. Everything we needed for our stay was provided - even a welcoming bottle of Prosecco. The information on local amenities was excellent and Christine even emailed during the week with additional suggestions. We were unlucky to find The Stagg Inn closed due to illness, but Christine's list of local restaurants was invaluable in providing us with great alternatives. The Barn proved to be a great base from which to explore the English and Welsh border counties.

Lovely!
We thoroughly enjoyed our stay. Property was set in a really good location with nearby walks to hand. Kitchen was really well equipped. The Stagg Inn is a 3 min walk and the food is really good, especially their homemade bread and crisps. Communications with the host, Christine were really good. I would recommend staying here.

The Jacksons stay in Titley
This is a very comfortable house. Whilst the bedrooms are small, they should be fine for most people. Moreover, the spacious second floor with its wonderful light and views is excellent. The owners are incredibly helpful. This was the first time we stayed in Herefordshire - it is a lovely area especially for walking and cycling.

Terry is an architect and Christine works with children from deprived backgrounds. We live in Warwickshire but really love having breaks at The Barn. Herefordshire is such a beautiful and unspoilt county and the Welsh Marches have stunning scenery, great food and lovely gardens.


Why they chose this property

Titley is a really special village with the nature reserve, glacial lakes and walks on the Mortimer trail - not to mention the wonderful Stagg gastro-pub with its Michelin star which all our guests love! The nature reserve and lakes are tucked away behind the barn and is such a magical place - we have never seen anyone else there when we have visited so it's like having our own private reserve with unploughed meadows and rich birdlife and wild flowers!

What makes this property unique

The Barn is on a small private estate with several other barns, overlooking open country and hills. We were completely seduced by the quality of the finishes - beautiful oak flooring and staircases with a stunning gallery opening into the eaves - which really has the "wow" factor.
