Our lovely village is just 4 minutes walk down the road with all amenities including a Cafe/Bar, fantastic Bakery, local Shop, award winning take-away Pizzeria, and Newsagents.
There are 5 large bedrooms, fantastic original features yet modern/luxury facilities, air conditioning in all living areas at no extra cost, a private pool (heating of the pool is available for an additional weekly cost) and a large flat garden.
It has a huge cave underneath (where the wine was originally stored) and all the living area is on the first floor. However since the land gradient increases towards the back of the property, the pool/terrace area is at the same level as the living space (ie. first floor)
In total there are 5 bedrooms, 3 bath/shower rooms (including 2 luxury en-suites), and 1 separate toilet. Below is a full description of each room. Two of the bedrooms can be converted from a super-king to twin beds due to 'zip and link' beds, so perfect for families with children.
There is a King size sofa bed in the upstairs porch which which can be used for additional sleeping space. This is next to the toilet and private due to a curtain masking it from the living area, but please note that this does not prevent noice travelling from the kitchen/dining/lounge area. This area is not air-conditioned but a fan is provided for the summer months. The bedrooms are also big enough to accommodate a single blow up bed on the floor (which we can provide) to accommodate an additional child with their parents.
DRIVEWAY/ENTRANCE - You drive in to the property through a private gate and in to the circular driveway with plenty of room for multiple cars to be parked. You then walk up the path to the front door which was the old stable block and still has an original stone horse's head above! From there you go up the stairs in to the porch and through to the living area of the property.
MASTER BEDROOM with luxury en-suite Bathroom - This large bedroom has a King size bed, bedside tables, chest of drawers, and wardrobe. The 12m2 en-suite bathroom has a double wet-room shower, standalone bath, double sink, and toilet. Both the bedroom and bathroom have doors out to the terrace at the front of the property which captures the morning sun.
BEDROOM 2 - A spacious 12m2 room furnished with a King size bed, bedside tables, chest of drawers, and wardrobe. It has a large window overlooking the garden.
FAMILY BATHROOM - Modern bathroom with walk in wet-room shower, separate bath, toilet and sink.
BEDROOM 3 - Another 12m2 room furnished with 2 twin beds, bedside tables, chest of drawers, and wardrobe. The twin beds are 'zip and link' so can be made up as one large King size bed if requested.
BEDROOM 4 - The second twin bedded 12m2 room furnished with bedside tables, chest of drawers, and wardrobe. It has a large window overlooking the garden. These twin beds are also 'zip and link' so can be made up as one large King size bed if requested.
BEDROOM 5 with en-suite shower room - This is the second room with it's own en-suite shower room. It is furnished with a King size bed, bedside tables, chest of drawers, and wardrobe. The large en-suite has a wet room shower, toilet and sink.
LOUNGE - Plenty of seating for 10-12 people. This is on one side of the huge 46m2 open plan living space (excluding the Kitchen which is also open plan to it). The Lounge has a beautiful huge L-shaped sofa with a chaise longue at one end. There are also 2 single chairs and 2 puffs/footstools for extra seating. The room has a 46" flat screen TV, DVD player (incl DVDs), Wii games console (incl games) and bluetooth speakers.
DINING AREA - On the other side of what was the old barn is the dining area, which is furnished with a large 3m long table, seating for 10 (plus 2 folding chairs which can be added if the sofa bed is in use), and lovely pendant chandelier lights to illuminate the area. This leads directly to the open plan kitchen area so creating the ultimate socialising space for large groups of people.
KITCHEN - A very spacious 18m2 cooking area. Completely fitted out with plenty of cupboard space and suitable equipment for large parties. It has a double oven, induction hob, double sink, dishwasher, microwave and a large American style side by side fridge freezer (with ice/cold water function in the door). Enough pots, pans, plates, glasses, cutlery etc are supplied for up to 12 people. We always get comments from our guests that it is the best equipped kitchen for a rental property they have ever been too! We like to cook and appreciate you may too.
PORCH/UTILITY ROOM/TOILET - What was once the stable block has been converted to provide the main entrance to the house from the front door downstairs. In the lobby area downstairs there is plenty of space for all those wet/outdoor clothes. Upstairs is the 3 seater/king size sofa bed, utility room, the separate toilet for easy use from the living area and pool, and the entrance in to the main house.
POOL/TERRACE - Directly between the Lounge and Dining area there are large 3m double patio doors which can be completely pushed back in to the wall to allow immediate access to the Pool/Terrace area (at the same level). The pool is 8.5 x 3.5m with Roman steps down in to it. It is a salt water pool (this doesn't mean it uses sea water! It means that natural salt is used to generate the chlorine needed for the pool, but the levels are lower and more controlled as Chlorine doesn't need to be added during use. This means it is healthier for everyone, especially children who can spend long periods of time in there). It has a constant depth of 1.5m so perfect for pool games! This back area of the property captures the sun throughout the whole day in peak summer months, and is perfectly positioned to enjoy the late evening sun.
Please note: Use of the POOL HEATER is an optional extra charge - see prices page. It is heated to 28 degrees which generally isn't needed in July/Aug but is a great for out of season rentals.
PRIVATE GARDEN - Including the pool/terrace area at the back of the property, there is just under a 1/4 of an acre of garden, the rest of which wraps around the house - a lot of it is flat so great for ball games.
WHEELCHAIR ACCESS - The living space is all on one level with large enough doors to allow full wheelchair access. You can access the back of the property up the side grassy slope but there are 3 external steps to negotiate before entering the property.
AIR CONDITIONING - There is air conditioning in all bedrooms and the main living area.
HEATING - The air conditioning has a two-way function to provide heating as well. All bathrooms have a heated towel rail to provide warmth.
WIFI - Free Wifi is available in the property.
TV CHANNELS - There is English Satellite TV available at the property with all the normal freeview channels.
LINEN/TOWELS - Provided including duvets for the winter. Excludes pool towels.
UTILITY ROOM - Provides use of a washing machine, dryer, sink, iron and ironing board, and cleaning equipment.
OUTSIDE EQUIPMENT - There are sunbeds and parasols provided, along with dining space for 12 people with a sun awning.
Also provided are cool boxes, folding deckchairs, rugs and parasols which you can take with you on day trips/picnics. There is a large built in double BBQ situated at the back of the terrace area ideal for large groups.
ENTERTAINMENT - There are loads of board games, books, and DVDs provided for your entertainment. There are also a selection of Wii games for the games console provided.
OTHER - Strictly no smoking inside the house, outside is fine. Pets considered on a case by case basis so please ask.
