Fantastic Rural Hideaway
We rented the house for a Family get together with 11 people, ages from 5 to 82.
The property is really well suited for this type of event - every room is ensuite and there are effectively 3 sections each with a double and twin room (and we were asked prior to arrival if the twins should be made as doubles) So everyone has privacy if they want it. Beds good quality and beautifully made up. The central living space is large and very well equipped - we put the Aga to good use and there's also a small combi oven and 4 hob electric plate. All the stuff is well maintained. The owner and his housekeeper are very attentive and any minor glitches or questions we had were quickly and effectively dealt with.
Apart from the property the grounds are fantastic and extensive, perfect for walking in with open fields and forest areas. When we were there, there were several horses in the stables, visited by the kids every day, and the very friendly staff made our youngest family member's holiday by letting her sit on one. We were even given fresh eggs from the chickens some mornings ! The owner John has several labradors, who were keen to give us a noisy welcome, but were very friendly, and much loved by our older kids.
Its really out in the country, and there's a short drive into Tiverton for shopping, but overall Its well positioned for lots of activities. In the week we were there visited The local museum (very good) , Exeter, Torquay and went walking in both Exmoor and on the coastal path at Budliegh Salterton.
In summary a perfect place for a family or group getaway if beautiful countryside and a true rural experience is what you want. We had a great time.
Beautiful barns converted to a high standard
Very pleased with accommodation, pictures don't do it justice, very spacious, ideal for large family. John and his staff are friendly and helpful.
Perfect house, lovely location
Coombeland Barn is a beautifully appointed, comfortable property set in rural Devon. The barn is approached by a long single track driveway which leads to a gravelled parking area. It is set amid rolling lawns, next to a lake, just below the owners private home. The 6 en-suite double/twin bedrooms are furnished to a high standard, as is the rest of the property. The kitchen was well stocked with appliances and kitchen wares. It was perfect for our party of 8 adults and 2 teenagers, with room to spare. Guests are able to walk on private woodland trails, swim in the lake or just wander around the extensive grounds. John, our host and Maggie, the housekeeper, ensured that we had everything we needed and were very friendly and helpful. Tiverton is the nearest town, approximately a 15 minute drive and the Devon coast about 1 hour away. The rural location and lack of neighbouring properties makes for a very relaxing time. On a clear night the lack of street lights and light pollution gives the opportunity for some fantastic views of the stars. We were treated to a spectacular meteor shower during our stay. The on site stables were a big hit with the 2 teenage girls in our party who were welcomed by the friendly staff. An added bonus was being welcomed by 7 very well trained and loveable golden Labradors, who greeted us enthusiastically each time we returned from a day out. Unfortunately John would not let us adopt them and take them home. For anyone wishing to get away from it all the location is perfect but a car is essential as there are no shops, pubs or restaurants within walking distance (we did try).
We would highly recommend this property for a wonderful stay and would like to thank John for giving us the opportunity to share his lovely property for a short while.
Fantastic house in a beautiful location
Our family - ten of us including three children and my elderly Mum (with her mobility scooter) - had a lovely relaxing week at Coombeland. John, the owner, and Maggie, the housekeeper, were both incredibly welcoming and helpful. Inside, the house was very comfortable to stay in - comfy beds, powerful showers, luxurious towels and with everything we needed in the kitchen. The location and grounds were peaceful and beautiful with a lake to sit and read by, and acres of woodland walks. John's dogs were excitable but very friendly - we're an animal-loving family and it was great having the dogs around to pet and play with. The horses on site were also well loved, particularly by the horse-mad member of our family. A great week. Thank you.
Almost perfect but the dogs...
Coomband Farm was so very close to being perfect, the location is peaceful, the accommodation was easily the best we have stayed in and the staff helpful. Unfortunately one our group was bitten by one of the five farm dogs just after he arrived; the farm staff could not have been more helpful, however with this unfortunate incident always in mind throughout our time at the farm, we were less inclined to go and explore the grounds, the lake, and surrounding woodland as described, in case it might happen again. This was a great pity.
I was not present when this incident occurred and therefore do not know of the circumstances. However, what I can say is there has been no similar incident since (this was 18 months ago), the puppies are now more mature and all recent guests have loved the dogs.
A Truly Beauriful Place
We (6 adults and 4 children) have just returned from spending a great Easter holiday at Coombeland which will always remain with me as a very happy family holiday spent in such a truly beautiful place. The setting can only be described as absolutely glorious. The converted barns have been tastefully refurbished and much thought has been given to making the accommodation and its contents so pleasing. The kitchen was fully equipped even down to the provision of cling film and silver foil. The beds were extremely comfortable and the white bed linen felt so crisp and clean. All en-suites were provided with fluffy towels and basic toiletries.
John welcomed us on our arrival and offered helpful information to assist our stay. We took several walks around the extensive grounds, visiting the stables and cattle with their new calves and it was great just being able to roam as we pleased. John's 7 labradors are lovely, but any adult or child not used to dogs may find their greetings overwhelming at times. However, I personally couldn't fault Coombelands - it was lovely, excellent accommodation and a fantastic setting.

This is for those who wish for true tranquility. The only sounds that you will hear is bird song, the baa of sheep, pheasants cocking up and the snorting of contented horses! The nearest road, a rarely used lane is over one quarter of a mile away.
The estate and the surrounding countryside is a haven for horse riders and guest are welcome to bring their own horses.
4 mountain bikes are also available.
Freshwater swimming (at guest's risk) is available in the stream-fed lake.
Booking Notes: We ask for a non-refundable deposit of 25% to secure the booking and the remaining 75% 6 weeks before starting the holiday. At the time of paying the balance a £250 refundable deposit may be requested to cover breakages and additional cleaning costs where guests have left the property in poor condition. Changeover Day: Changeover day is Saturday. Arrival time after 4.00pm, departure time by 11.00 am please. Notes on prices: During off-peak times short breaks will be considered.
