Prcanj is a beautiful fishing village with stunning views across the World Heritage site around the bay area of Kotor. The house is located on a quiet private road and has stunning views across the bay.
The Penthouse apartment has a large open plan living room and kitchen which open onto the balcony with stunning views across the Bay of Kotor . The kitchen is stylish and modern and complements the exposed beams and high ceilings.
The penthouse apartment has two double bedrooms and one twin bedroom. Each bedroom has a balcony with views across the the bay. In total there is over 100 sq mtrs of living and balcony area on the first floor.
All just 2 minutes walk to the sea and a good selection of bars and restaurants.
The house was renovated in 2012 and fitted with a stunning German kitchen and modern light furniture. There is air conditioning throughout.
The Ground Floor Apartment has two double bedrooms, two bathrooms and an open plan kitchen and living room. There are three french doors on to the large terrace where the views are spectacular and a small gated plunge pool is located. All the rooms are air-conditioned.
The apartment is within easy reach of Kotor, Tivat (Porto Montenegro) , Perast and walking distance of Prcanj village. Further a field are the National Parks of Lovcen (35 minutes drive) or Durmitor (2.5 hours drive)

The apartment will be cleaned weekly. Towels for in-door use and all bed linen is provided. Vacuum cleaners and household cleaning products are also available
I am from England and live in the New Forest. I have worked in over 30 different countries around the world but specialised in projects in Eastern Europe and Russia. I first became aware of the Adriatic coast line in 1997 when working in Bosnia and Croatia. Further projects in Kosova in 2005 led to many recommendations to visit Montenegro and in 2007 I visited and fell in love with the country. I had been told that if you love the Adriatic coastline you will be enchanted by Kotor Bay. This recommendation has proved completely true as even after 6 years I still find myself transfixed by the sheer scale and beauty of the biggest fjord in Europe with almost sheer cliffs dropping 3,000 feet into the sea.
Prcanj is a wonderful fishing village which is close enough to Porto Montenegro with its luxury yachts and modern apartments and very close to the World Heritage Site of Kotor.
Perhaps the most striking part of the bay is the clarity of light across the bay highlighting the 1000 metre mountains. Also being fjord the waters are safe and very tranquil which makes the bay great for swimming.
What makes this property different is the fact that it is a one-off. I renovated the whole house to a standard that I would be happy to live and holiday in.
While there are many wonderful places to stay in Montenegro there are often apartments that are part of modern 6 or 8 apartment complex. These are fine but they are not unique.
The apartment is in a house that has no development at either side of it although there are properties behind it. The road leads to a deep ravine and stops just at the front of the house so there is no through traffic.
Very peaceful and relaxing.
We were two couples in the three (double) bedroomed penthouse apartment. The apartment is over two floors with the large kitchen/sitting room on the top floor with a good sized balcony looking out over stunning views of the bay and mountains. The view during the day was beautiful but at night it was fabulous with the villages across the water being lit up and reflecting on the water. Sitting on the balcony for breakfast and cheese and wine in the evenings was a delight. The kitchen is very well equipped and the fridge was on when we arrived.
The bedrooms rooms are spacious and light - two of them share a very large balcony with sun loungers. The third room has a small balcony on the side of the property. There is everything you need in this property to make it homely and it's very well laid out. I wouldn't choose this property for young children, but having said that, I wouldn't choose the area at all with young children as there is a road to cross to get to the water's edge and no sandy beaches.
Laurence, the owner was very helpful and answered any questions we had prior to arrival. The two ladies we dealt with from the Property Management company spoke very good English and were also very helpful.
I would highly recommend this property and the area. A boat trip from The Old Town of Kotor to the island church is well worth the 15E and the Old Town is very similar to Dubrovnik but on a smaller scale. We hired a car and drove over the mountains to Porto Montenegro which is very impressive and eating in the harbour was very pleasant and not expensive.
We were delighted with this apartment, the views are fantastic, just a short walk to local bar and restaurants, beautiful rural setting and just 10 min from Kotor centre.
We had a wonderful stay. A quiet peaceful location, great views of the mountains, clean and very well maintained. We experienced a good mix of quiet local Montenegro life coupled with the bustle of the Old Town, the Harbour, street market and bars a little further away. The scenery was breathtaking. Highly recommended.
It was a real pleasure. In August 2015 we are planning to stay in the same apartment once again.
D'un prime abord tout est propre mais il n'y a pas de matériel pour effectuer un nettoyage parfait (qui aurait été nécessaire, à nos yeux) . Au moment de cuisiner le premier repas nous remarquons que les récipients de cuisine sont rouillés à l'intérieur. Ceux -ci seront remplacés le lendemain par une nouvelle batterie de cuisine. Il n'y avait pas de machine à café mais le problème a été résolu dans la journée. La petite piscine extérieure est restée inutilisable pendant tout notre séjour (l'eau n'était pas filtrée). Fin de semaine l'eau était trouble. Ceci dit la maison est spacieuse et agréable à vivre. Vue magnifique sur la baie de Kotor et les montagnes environnantes. Très belles visites à effectuer dans les environs. Cette propriété peut être recommandée. Une connaissance minimum de l'anglais est nécessaire pour se faire comprendre dans les commerces.
Special interest holidays:
Walks/hiking: There are walks up the hills behind the apartment or more gentle walks around the bay. Pathways up the mountain start from various points but one from just before the Splendido hotel . Walking around the bay makes a beautiful day out. The Lovcen national park is approx 50 minutes away in the mountains above Kotor and has beautiful hiking trails. The park is signposted at a turn off on the Budva road just outside Kotor. The area is fabulous for cycling whether you want a smooth relaxed cycle along the bay or up in the more challenging routes through the Lovcen park.
Further out: The dramatic Durmitor National Park in northern Montenegro contains the most stunning mountain hiking scenery with the best maintained hiking routes.
Fishing: Many locals fish from the stone pontoons or in small local fishing boats.
The nearest bathing area is 3 minutes walk away. It consists of a small pebble beach and numerous pontoons to swim off. The beach has minimal wave action as the bay is a fjord rather like a lake. Swimming in the sea is possible from May to October unless you are made of tougher stuff when it is available all year round
Tivat airport is approx 20 minute drive. Direct flights from UK with Montenegro airlines. Dubrovnik airport in Croatia is approx 70 min drive to apartment. Direct flights from UK with BA, Thomsons, Easyjet, Flybe and Croatia Airlines. Direct flights from Dublin to Dubrovnik (Croatia) with Aerlingus, and Belfast to Dubrovnik with Jet2. Car hire and taxi’s available at airport. Buses to all major stops along Bay from Dubrovnik.

Car rental from Tivat Airport has reduced in price in recent years and larger rental companies like Hertz or Sixt have opened branches. Dubrovnik airport also offer competitive car rental prices I can send you and further information on travel and directions. Kotor and Prcanj have a great history and culture. You will really feel that you have entered a magical world out of history when you pass through the old town walls of Kotor. There are plenty of ATM/ banks, tourist shops, large selection of restaurants, outdoor sports and local daily markets selling fish, meats, cheeses etc. Prcanj is a chic mini-resort in its own right and is a really lively though relaxed quality holiday area.
