Manningham House is a Carrstone and brick detached house is the pretty traditional village of Ringstead. The village has a pub serving food, a large playground and a locally stocked shop (with curios for sale) all within walking distance. It is perfectly located for visiting the beaches of Holme, Hunstanton, Brancaster, Holkham and Wells and the large houses of Sandringham and Holkam. The beautiful sandy beaches, nature reserves and walks can all be found within a short distance. For keen walkers, Peddars Way and Ringstead Downs are both in Ringstead. The house can accommodate 6 guests (+ 1 baby) and prices include all bills, linen (not towels) and tea towels. A high chair and travel cot are provided (but not baby linen). The Aga, woodburner and open fires provide a cosy atmosphere in winter and in summer the sunny garden is perfect for BBQ and table-tennis.

Why elizabeth cooke chose Ringstead
Norfolk is simply stunning! The huge expanses of sandy beaches never cease to amaze us. In winter they offer bracing walks and in the height of summer holidays they can still feel remote. Norfolk is known for its huge skies, often portrayed by local artists and photographers. The pubs, the farm shops, the fish shops all keep us well fed during our stay and the car goes back home laden with goodies for the following week. Manningham House used to be our regular weekend bolt hole from London as it is only just over two hours by car. Having moved to the countryside we still enjoy our visits to the most beautiful coastline in the UK!
What makes this House unique
The village of Ringstead is perfectly located: only 5-10 minutes from the beaches and coast road but also in the tranquility of the countryside. It is well catered for with a shop, pub, playground, antiques centre and garden centre - good for browsing. We always come away with something we never knew we needed! For those wanting a quiet time, the back garden of Manningham House is a suntrap and many an afternoon is spent having a bbq and wandering across to the pub.

Spacious, well equipped house in excellent location.
We were a party of 6 'old' friends (in our 60s and 70s) who meet up each year for a few days away. The house is in an excellent position with the Gin Trap across the road where we enjoyed two very good meals and the wonderful village store (which must be explored) just along the road. The many beautiful beaches along the North Norfolk coast are easily accessible from Ringstead. The house, particularly the lovely kitchen, is well equipped and was spotlessly clean on our arrival. Good off road parking, a pleasant secluded garden and table tennis in the garage are all very useful facilities. Communication with the owner was excellent and we would have no hesitation in recommending or returning to this property.

A spacious and delightful house in a great location
The house was very easy to find in the heart of Ringstead - which is in a smashing location.
Manningham House is very spacious with a lovely large kitchen / dining space and two sitting rooms. The bedrooms are great sizes and there’s plenty of space for storage. The only slight issue - there is no wardrobe in one of the main bedrooms.
We ate at The Gin Trap - literally over the road - having visited here on previous trips to North Norfolk. It’s certainly very popular, but we had a disappointing meal there and felt it wasn’t as good as a number of other places nearby. We may just have been unlucky though.
All in all, a smashing short break in a great house. Liz was a helpful host who responded to the couple of queries we had before and during our stay very quickly.
I am delighted that you had such an enjoyable time in our house in Ringstead and that you appreciated its excellent location - off the beaten track but close enough to the coast to enjoy all on offer there.
The house is indeed spacious - good-sized bedrooms and I know that not many houses sleeping six in our area of Norfolk benefit from two sitting rooms! Something not properly appreciated until you actually have it! Three of the bedrooms have decent-sized wardrobes and we find that these guests happily share the hanging space with their family or friends in the other bedroom.
I was happy to help where I could both before and during your stay and in particular with your last minute request for a later departure time to make your last morning easier.
Beautiful large house with everything you need for a relaxing stay
I stayed at Manningham House along with other members of my family whilst exhibiting at the Sandringham Game Fair. The house is beautiful and very spacious and plenty of hot water. The Gin Trap is very handy just over the road. Would definitely recommend and would stay here again

Fantastic property in a very pretty village. The house is very well equipped and immaculately clean
Had a wonderful time with our daughter and her young family. The property is very well located so we were able to enjoy the local beaches. We took the grandchildren to Dinasaur Adventure world which was about a 40 minute drive away, what a fantastic day. Nearer home there is a very good gastro pub called the Gin Trap which is about 100 m away. Our overall impression of the property and our stay is extremely positive. When we get a chance we intend to go back. Thank you Elizabeth for letting us stay at your property.

Beautiful house in a great location
We have just returned from a week at Mannigham house with our young children. The property is fantastic and very well equipped and after days spent at Brancaster beach it was a great place to come back to.

Special interest holidays:
Peddars Way (Norfolk Coastal Path) is a popular National Trail that passes directly through Ringstead and many walkers stop off at the Gin Trap for refreshment. Walking just sections of Peddars Way is possible.
Hunstanton and Old Hunstanton Beaches are only 5-10 mins away.
Our favourite is Holme Dunes National Nature Reserve, again 5 mins away. It is more remote and parking is available at the entrance to Beach Road or at the Norfolk Wildlife Trust information centre at the end.
Brancaster Beach is 10 mins away. There is a small fee for the car park and a small beach shop selling ice-creams and beach toys. Just walk 5 mins from the entrance to be completely alone
Holkham and Wells are 15 miles aw
The Coastal Hopper bus runs along the coast road although it is almost essential to have a car to reach many of the places of interest.
Cycling is also a popular option along the coast.
The nearest train station is Kings Lynn, about 20 mins away.
Hunstanton is only a couple of miles away, with supermarkets and a variety of shops.
Heacheam, 1 mile away, has a farm shop at Norfolk Lavender and other small shops.
Burnham Market is 8 miles away with plenty of interesting independent shops and art galleries.
Farm shops and fish shops are plentiful on the coast road, particularly around Thornham and Brancaster.
