Scenic walks along the water’s edge, with Pagham Harbour (SSSI), a haven for bird life, incorporate a relaxing week-end with Glorious Goodwood/Festival.

I live here with my two wonderful miniature schnauzer girls aged 6. We love to take long walks along to Pagham and the coast of Selsey meeting friendly people along the way. No matter what time of year it is the changing seasons bring wonderful sunrises, calm and balmy seas. The full moon rises also on the east coast and sets itself across the sea lighting up for as far as the eye can see. Just some reasons why living here is so wonderful for us.

I fell in love with this wonderful beach location on the south coast and had to live here. this 1960's house stands proudly over looking the east bay in Selsey. Everyone here are friendly and caring, its very tranquil spot and no hustle and bustle packed beaches, quiet and the water is clear. Its close to South Downs, Pagham and Chichester, with its cobbled streets and beautiful cathedral are all just a 10-minute drive away. The Witterings beaches, picturesque Bosham, Arundel Castle and Portsmouth are easily reached. Shops, pubs and restaurants 0.5 miles. Its a great place to live and visit and so I decided to offer a part of our home, an attached apartment for others to enjoy it too.

In a superb peaceful location on the unspoilt East Beach area of Selsey, this ‘boutique style’ compact apartment is an extended part of the owner’s large gated home, with access onto a quiet secluded tidal beach. Uninterrupted sea views can be enjoyed from the master bedroom and this light, airy apartment has contemporary furnishing, tastefully styled throughout. Windsurfing, sailing, riding, fishing, golf, walking and birdwatching are all available locally as well as many National Trust homes and gardens waiting to be discovered. Selsey has a good array of shops, pubs, cafés and restaurants with freshly caught fish of the day and leisure facilities including an indoor swimming pool. In the summer months, Selsey buzzes with festivities with a variety of fêtes, carnivals and festivals.

Debbie and Bev made myself and my daughter very welcome, nothing was to much trouble for them. Being elderly I needed a higher chair which was provided immediately. The welcome pack was the best we have ever been provided with. Thank you both. Diana and Nicky.

Accommodation very well presented with everything you could need. Welcome pack very useful and owners helpful without being intrusive.
Apartment was everything we had hoped for clean warm & very comfortable, we thoroughly enjoyed our stay.
Having read a lot of 5* reviews on Little tides reach, I am a bit disappointed to have any negatives,but it’s only our opinion as is everyone else’s.
On positive side, the location if you want to walk on the beach is perfect, BUT it SUCH a shame that unless you’re standing at the bedroom patio doors you can’t actually see it.To be fair, they don’t claim that you can!You can’t see it from the ‘lower’ garden either as your view is obstructed by a wall.In season you can see it from the higher shared garden, but you may as well sit on the beach?!
I guess they had their reasons for not putting the living area here instead of the bedroom, but huge mistake I think, as you could at least enjoy the sound of the sea. Instead,the living area overlooks the car parking area?!- which is good parking though.
The main bed was comfy, the shower was good, the apartment was clean.
The ‘kitchen’ ( in the living area) was adequate, with plenty of utensils etc.
The seating was fine for two, but for 4 ?
The TV is a complete joke!Wouldnt expect a huge screen obviously in a room this size BUT .... the living area needs a blind or curtains at the patio doors, one, for privacy and two because if you do want the tiny telly on, if the suns out, you can hardly see the picture!
We struggled to find the place, I don’t know if I didn’t receive the correct info, but the number 127 is written after the road name? And the entrance to the property (front) is in a different road, or a road that is East beach Road one side,and Newfield Road the other.On finding it, getting through the door, despite the instructions on how to do so, is a knack, which I struggled with all week,REALLY annoying, especially as my husband has just had hand surgery so he struggled too, this is so fixable I cannot understand why nothing has been done about it.
To finish on a positive, it’s blissfully quiet, and a lot of our negatives could be remedied,and as I said, it is just an honest opinion.

Thank you for your feedback, and we welcome all view points. The description and photos on HomeAway show that the Master bedroom has the sea views as it is located at the front of the property. Past guests have commented on how they enjoyed sitting in bed with a cuppa looking out at the view. Even with the wall not surrounding the property you would not see the Sea from the garden, the sea wall is higher. I am sorry you found the TV small, again the only other complaint was from a past guest who did not know the TV was on an arm which could be moved. Hence the TV being a 22in for that reason. We did not know about the sunlight making it difficult to see the TV during the day as its never been pointed out before. Thank you for letting us know.
On the door handle we make every effort to show clear instruction of the opening and closing of the handle. I believe my Partner saw you struggle and showed you how simple it is to open and close if you adhere to the instruction shown on the door.
Location instructions are sent to guests direct from HomeAway, I have not known of any other guests having a problem finding us with the details sent and will again look into this. We have had many families and adults x 4 stay and have not received any negative comments regarding the space/comfort for them all. Hopefully you still managed to enjoy your birthday and time away and your 4legged guests enjoyed their walks.
Good welcome on arrival, comfortable accommodation, very quiet and two friendly dogs who liked to visit. Lucky with our weather so able to take advantage of walks along coastal path which is yards from the property.

Great relaxation in an excellent property on the seafront. Our dog loved it.
The beach is on your doorstep,plus scenic walks along the water’s edge, with Pagham Harbour (SSSI), a haven for bird life. Popular local beaches at The Witterings and Hayling Island are within 20-30mins driving distance.

In Selsey there is many activities too, scenic walks, sailing, fishing, cycle routes and riding and selsey has a local golf course.
Local shops are 0.75 mile and the local Lifeboat Inn a short walk along the seafront for local fish and chips.
For Horse Racing, car racing, visit Goodwood which is nearby 20 mins by car.
Selsey is close to the beautiful City of Chichester just 8 miles away, there is much to do and see in this Cathedral city, a Festival Theatre and great bars and restaurants plus great shopping areas.
The Roman Villa at Fishbourne is well worth a visit too, or exploring the many popular local beaches at The Witterings and Hayling Island. Portsmouth is close by with Gunwharf Quays for waterside dining, shopping outlets, and the Spinnaker Tower, HMS Victory and ferry trips to the Isle of Wight.
The historic town of Arundel is only a half hour drive from Selsey.
Brighton, the cosmopolitan city is just 40 miles from Selsey a great place to people watch, shop in the famous Lanes, and sample the many restaurants and bars.
