A stone-built 200 year old property on the edge of an almost-deserted hamlet with stunning mountain views from the loggia and the pool. Accommodation is very comfortable whilst retaining the original rustic character. Furnished with English country antiques. 4 double bedrooms, private pool, 2 kitchens and the old pizza oven make this an excellent holiday rental for up to 12 people (2 sofa beds are included, though only really suitable for children or hardy young adults!). There are 3 living rooms, one with TV/DVD player (for viewing DVDs only - no live TV). Amenities include a football table, books, DVDs and board games. The kitchen has all mod cons, including dishwasher and microwave. The washing machine is housed in a utility room. Montefalcone Appennino is 5 min drive and includes a bar and restaurant and small supermarket. Comunanza is 10 min by car for all your shopping needs including two supermarkets. The necessities: Montefalcone is on the edge of the Sibillini National Park and therefore carefully preserved for posterity. The Tourist Office in Montefortino has detailed maps of the area for walkers.
Supermarkets (2), banks, bars and all other amenities are available in Comunanza, an unlovely but very convenient small town (though the historic centre is currently being renovated and is very charming).
Local top class restaurants include Farfense in Santa Vittoria in Mantenano, Le Logge in Smerillo, I Piceni in Ortezzano. It is impossible to have a bad meal in Le Marche, and we use the Bar Futura in Comunanza for quick meals and pizzas. They do a Maxi Pizza for those brave enough to try.
Local activities include cycling, guided walking, quad biking, cookery courses and wine tastings.

The environs: On the edge of a half-deserted hamlet looking out onto the entire range of the Sibillini Mountains, this stone-built 200 year-old property has been carefully renovated to provide every comfort whilst remaining true to its rustic character. It has its own private pool with an unrivalled view of the mountains from your lilo. Two kitchens give those who want to really go for it plenty of room to work with. If you would rather someone else did the work, Montefalcone is home to ‘Il Locanda del Lupo’, with a bar and restaurant serving traditional Marchigiani fare, and a larger than life host, Bruno, to take your orders. Other restaurants, from gourmet through to cheap and cheerful pizza joints, abound in the area and information will be available at the house. A trip into the mountains is a 30-minute drive. The Gola d'Infernaccio (Hell's Gorge) or the Madonna dell'Ambro (local pilgrimage site) are both a must for walkers. Cycling, quad biking and other activities can be arranged.
The house: Main living area is the old cantina which is now laid out as a large kitchen/diner and split-level lounge with two large sofas and an armchair. The kitchen opens onto the loggia for outdoor eating. The lounge has large arched windows giving onto the pool.
Upstairs are two further living rooms both with double sofa beds, one with TV/DVD player, books and other games. The adjoining hallway has a football table.
Towels and linen included, but please bring beach towels. The property is cleaned and linen changed weekly.

We will have fantastic memories of our stay in Marche and at Casa San Lorenzo which was the best villa we have ever booked-and hope to return one day...........as we still have more hill towns to visit!
Fabulous house the views where amazing. Somewhere to totally chill out. House was clean and tidy with a homely feel about it. The locals speak little English ,so that was interesting at times. We were a party of 8 so had a bedroom per couple. There was plenty of rooms and sofas on each landing to relax out of the sun if you needed too. The outside dinning area also gave shade if you wanted it. The pool was a good size, with plenty of sun beds.. We will defiantly be back.
An extraordinarily comfortable yet spacious villa with both rustic charm and luxurious fittings. The views will keep you happily sunning yourself for days by the pool. If it turns misty up in the mountains then there's a cozy fire and numerous rooms full of books and large armchairs to curl up in. Considering its one of the least explored but most beautiful parts of Italy, the property was easy to find. It was also very well taken care of, clean and easy to use thanks to the helpful notes left by its owners.
We visited the nearby towns and villages, trying the delicious local food, especially the gelati. There is everything from National Park hiking trails to beautiful Rennaisance Piazzas all with in easy reach. We will gladly recommend this property. Four Stars!
We had a wonderful time at Casa San Lorenzo and really loved the house and garden. It is so beautiful-in the layout, in the furnishings and, of course, the incredible views. And delightfully comfortable as well. We had excellent weather and made very good use of the shaded terrace and the pool, but could equally imagine staying there in rain or cold and being very happy. It is the first house in which we have stayed on holiday to which we would more than happily return, which also reflects our pleasure in discovering the Marche. A really lovely place.
The house is located in a rear portion on the outside of a small collection of homes. You're on your own and you do not suffer from the other houses.
Immediately upon entering you feel the atmosphere of the house. Different floors and congested rooms each with its own decor. The house is complete with everything you need. Everything works and the house is well maintained. The fine covered terrace has a large table with enough chairs. Delicious the swing where you can sit to enjoy the great view A car is a necessity. But if you're sporty, you can get into the village (5 km) Comunaza all the groceries you need. The house can accommodate 12 people but we were with five, everyone had their own room. We have had a wonderfull time Even we had less weather for the first time in eight years that we go to Italy. There are many small steps so it's not suitable for disabled and wheelchair seated persons. I recommand this house for a quiet, nice view, a house with every thing, clean, nice garden, 30minutes from the coast
Casa San Lorenzo is definitely the nicest and best equipped house we have ever been. We had a wonderful stay with 4 adults and 5 kids.
Having lunch with a marvellous view, swimming in the pool, exploring the region, baking pizza in the stone oven, visiting the market ... memories we will never forget.
We really enjoyed out stay at San Lorenzo. Everything about the house is wonderful: it's well equipped and spacious, the views are amazing and the owner, Anne, is fantastically helpful, from supplying really detailed directions to returning to us a cherished bracelet we left behind.
Highlights of our trip were a walk in the hilly woods from nearby Smerillo, swimming in the warm Adriatic, the mussel festival at Pedaso and the absolutely superb pizzas.
Although we love all of Italy, Le Marche is special to us, with its spectacular scenery, beautiful hilltop villages, and a pace of life slower than the usual tourist hotspots. It's not for you if you are looking for night clubbing and a vibrant night life, (although the coast can be lively in the summer). But if you want to enjoy good food and wine, hiking in the mountains, lazing by the pool, or discovering works of art to rival Tuscany, then you should try Le Marche. Although many people now holiday in the area, it still feels as if you have it all to yourself.
Our local village of Montefalcone Appennino boasts a fantastic Tryptich by Pietro Allemano, as well as a couple of bars and a very friendly and relaxed restaurant 'Locanda del Lupo'. The views are amazing, and there are walks in the pine-scented woods behind.
