Ivy cottage is a luxury 3 bedroom barn conversion, newly restored for 2012 situated on a working farm near the village of Kexby. Original features combined with contemporary touches ensure a comfortable and luxurious stay. Ivy cottage has a large garden and car park with picnic/BBQ area which is solely for the use of residents. There is a wealth of things to do in the area, York city centre is only 5 miles away and its famous 'park and ride' is only a five minute drive taking you to York's many wonderful visitor attractions such as York minster, Yorvik Viking Centre, the Shambles, Castle Museum, Clifford's Tower, National Railway Museum etc. Ivy cottage is ideally situated for touring the east coast, North Yorkshire Moors Railway at Pickering, the Yorkshire Dales, Elvington Air Museum, Harrogate and Leeds.

Kevin grew up at Ivy House Farm, Kexby, in 1985 married Jayne and we have both worked on the farm since then. In the year 2000 Jayne opened a pet shop and put plans in motion to convert an old farm building and pig sty into Ivy Cottage. This has been a long project, but we wanted Ivy Cottage to be a stunning and comfortable place, with high standards, which we would love to stay in ourselves.
What makes this Barn unique
Ivy Cottage is located on the family farm with open views of the countryside but close to York city centre, York Maze, Elvington Air Museum, MacArthur Glen Designer Outlet and is also ideally situated for the east coast, Leeds, Harrogate, the Yorkshire Dales/Moors. There are several villages nearby which have good pubs/restaurants and other local amenities so everything required for an enjoyable holiday is close to hand.

Fantastic location to explore York & the surrounding areas. The park & ride was a godsend literally just up the road. The cottage was beautiful & the welcome basket was a nice touch. We will definitely consider coming back!

Lovely mini break away!
Amazing cottage-we’ve just returned from a 3 night stay here in very cold winds and snow. The cottage was so cosy and warm even with a wind chill of -10! Everything was first class and we had a lovely relaxing stay. We will recommend to family and friends and would definitely go back!

Really lovely barn, nice little welcome pack on arrival, Jayne was there to welcome us as we arrived & showed us round. The barn was decorated beautifully, has really good working showers, comfy beds & the kitchen has everything you could possibly need. Beautiful views from the back of the barn and a lovely little garden with a bbq. Perfect location for park and ride into York whilst not being in a too busy spot. Would definitely recommend and will look forward to returning.

The beds were really comfortable and some lovely sheets! (Hotel quality) Room decor was really attractive.
Kitchen equipment was excellent, all the little extra were there.
I took my 89 year old father, it was perfect for him as most of the property was one one level.
Really good size garden with seating and a BBQ
Heating , hot water and Internet was plentiful!

p.s if the fence at the back had been lower, you would have a great view of fields and the cows grazing (but maybe the pay could end up in the garden with you!)
Use of car recommended due to rural location. Nearest airport Leeds/Bradford approx 45 minutes by car. York railway station is 5 miles away in the city centre.
The nearest village with pubs, fish and chip shop, supermarket, post office, newsagents, pharmacy and butchers is Dunnington which is approximately 1 mile away (less than 3 minutes by car). Dunnington also has a large newly refurbished children's play area.
Booking Notes: Bookings can be made by telephone or email. A non returnable deposit is required to confirm booking of 25% of total cost. The balance of the rental is payable 4 weeks prior to arrival. Cancellations made within four weeks of arrival will not be refunded unless we can re-let the property for the same dates. Ivy Cottage is fully non-smoking and we do not accommodate pets. We do not take a breakage deposit but damages would need to be paid for. Changeover Day: Saturday is our preferred changeover day, but out of season this can be flexible. Arrival at the property is after 3.00pm and the property should be vacated on the day of departure by 10.00am. Notes on prices: Short breaks are possible out of season (minimum stay is 3 nights)
