Constructed in local Norfolk Flint faced with mellow Holkham brick, the property is situated in the conservation area of Docking between the ever popular Burnham Market and Brancaster offering visitors the chance to stay in "proper Norfolk". The cottage has 2 double and 2 twin rooms comfortably sleeping 8 plus a cot with off road parking for 2 cars and an enclosed sunny courtyard garden that is child and dog secure. The property is ideal for larger groups or 2 families sharing. Exposed oak beams in many rooms and an open fire in the living room. The cottage offers a chance to stay in a traditional property but has all the advantages of modern living.

My wife and I have lived in West Norfolk all our lives and raised a large family (now mostly adults). We both work full time and family is very important to us - all the more so since we now also have 2 grandchildren.

Why Phil Rix chose Docking
Although we live locally and have travelled abroad for both work and pleasure the North Norfolk Coast is still a special place for us. The area holds so much for visitors to do and see and we never tire of exploring the many pretty villages or walking along the coast. We also have many favourite pubs and places to eat within a short drive of the property which we can recommend to visitors. We fell in love with Halfpenny Cottage the first time we saw it and although we looked at many properties we could not find another house that charmed us like Halfpenny Cottage. We hope you will feel the same after your visit.
What makes this Cottage unique
We have raised 5 children so understand the type of accomodation required for larger families or groups. Deceptive from the outside Halfpenny Cottage offers the space for larger groups, with 2 double and 2 twin rooms, a large living room and a garden room. Also with 1 ensuite, a large family bathroom and a downstairs shower room there is plenty of room to clean up when you get back from the beach.
100% refund for cancellations more than 60 days before check-in date. 50% refund for cancellations more than 30 days before check-in date. You must contact the owner directly to request cancellation.
We had a lovely week at the cottage.
The cottage was well equipped and we were very comfortable. It had everything we needed. The only problem was the TV - the signal was not consistent which meant you could not really watch the TV. Difficult also to get mobile phone signal everywhere in the house. Some of the party were ok but some were not.

Unfortunately North Norfolk can be a bit of a lottery for mobile coverage and can depend on which network you are on.
Halfpenny, but not half-measures.
Great cottage, lots of space, plenty of crockery etc for the number of guests. Safe enclosed garden for children and dogs. Garden a nice little sun trap and a great 'snug' room which opens up to the garden. A good place for exploring North Norfolk. Owner very helpful.

The cottage was cosy, comfortable and well equipped. Appreciated the logs etc at the beginning of the week but by mid week we were enjoying the hottest April in 70 yrs. Lovely week and will definitely recommend the cottage to friends and family.
Cozy, yet spacious with everything you need.
Party of six staying for 3 nights in November whilst working at the Sandringham Xmas Fair. The cottage had everything we needed. The open fire was very welcome at this time of year with plenty of logs and kindling supplied. Plenty of shower facilities for us all with water constantly hot. Wouldn't hesitate staying again. The property is close to the North Norfolk coastline that has international renowned wildlife reserves. It is also an ideal base for those interested in walking with any options and routes including the Norfolk Coastal Path.
Situated a 5 minute walk away is Docking Fishing lake, day tickets can be purchased in the village.
There are many beautiful unspoilt beaches in North Norfolk. Brancaster is the closest to the property and is just 5 miles away.
Situated in Docking the property is 8 miles from Hunstanton, 12 miles from Wells, 12 miles from the market town of King's Lynn, 30 miles from the fine city of Norwich, 35 miles from the traditional seaside towns of Shringham and Cromer. 40 miles from the unique inland waterways of the Norfolk Broads.
Halfpenny Cottage is situated in Docking. The village pub - The Railway - serves good food and is just under 1 mile away. The village also has a large, well stocked village shop and a popular fish & chip shop.
Booking Notes: A 25% non-refundable deposit is payable on booking. Balance to be paid 6 weeks before start day of the holiday. An extra £30.00 charge is made for dogs. A housekeeping and breakages deposit of £100.00 is payable before the start of the holiday that will be refunded in full within 7 days after the end of the holiday providing the the property is left in good order. Changeover Day: The property is available from Saturday to Saturday, we can be flexable on this outside of the peak season. Short weekend or midweek breaks maybe available outside of peak season. Notes on prices: Prices include bed linen, towels (not beach towels), electricity, heating, coal and logs.
