Set in an idyllic three acres of land two miles from Dawlish, Leat Cottage is the perfect place to relax and unwind, a great base from which to explore the south west or an inspiring place to write or paint.

A warm welcome awaits you to a cosy cottage set in stunning rural surroundings and only a 45 minute walk or 5-10 minute drive to Dawlish, 15-20 minute drive to Teignmouth or 25 minute drive to Exeter.

There's plenty to do and see in the area, get in touch for details!

Completely separate from the main house, Leat Cottage is surrounded by spectacular views of the rolling countryside.

The cottage comprises:

- A large bedroom with king-size bed, comfy chair and clothes rail. Bedding provided.

- A bathroom with bath, shower, sink and separate toilet. Towels provided. The bathroom was redecorated in February 2017 including new shower, flooring and bath panel.

- A bright kitchen with fridge/freezer, cooker and a full complement of kitchenware. Tea, coffee, sugar and a pint of milk provided.

- A lovely light filled conservatory with comfortable futon, cushions, throws, coffee table, folding dining table and four dining chairs.

- Free WiFi.

- Bluetooth Speaker and Portable Radio with FM Radio, Remote control, Support TF SD Card, USB Input and AUX Line Input so you can connect your laptop/phone to play music

- Lots of Leaflets, train timetables and guidebooks to inspire you so you can make the most of your stay.

- Bird books provided so you can identify the many birds you’ll see!

- There’s also a picnic table and two deck chairs for sitting outside.

Guests have access to two acres of picturesque grounds in which to relax and wander around.

Depending on the season you could pick food to eat - blackberries, apples, plums, pears, cherries and wild garlic. Just ask what's available when you arrive!

Off road parking is available next to the cottage.

Leat Cottage has a south-west aspect with extending views of the countryside set in a beautiful valley two miles from the sea. The valley is home to herons, egrets, deer, pheasants, buzzards, kestrels, owls and badgers which are regularly seen (and heard) from Leat Cottage. It’s a little bit of rural heaven!

It is 2 miles to Dawlish and takes around 45 minutes to walk along pretty country lanes. We've had a number of guests who have happily relied on public transport during their stay.

The cottage is situated close to the long stretching beach of Dawlish Warren, a classic seaside holiday resort and world famous for bird watching. Dawlish and Dawlish Warren offer all the amenities you would expect from a seaside town with the added bonus of secluded spots to hide away from the world and enjoy the sand dunes and view over the sea. Ask Adam about the good bass fishing spots!

Even closer Ashcombe Adventure Centre offers a range of outdoor activities such as quad biking and clay pigeon shooting.

Nearby Haldon Forest Park has an excellent range of mountain bike trails (plus bike hire), horse riding, Go Ape and a cafe - something for everyone.

Teignmouth offers a Victorian pier, lido, play park, crazy golf and skate park all within easy reach of the beaches and town centre and only 15-20 minutes’ drive from Leat Cottage.

It takes around 45 minutes to walk the two miles into Dawlish along pretty country lanes. We've had a number of guests who have happily relied on public transport during their stay.

The cottage is two miles from Dawlish Train Station with fast regular trains available to Exeter and London. There are bikes available for rent in Dawlish.

As the cottage is only 10 minutes’ drive from the A38 / A380 and 15 mins to the M5 it makes a great base to explore the South West.

Off road parking is next to the cottage.

Medium or long term rents can be negotiated.

Delightful, informal and heavenly, in a quiet valley, yet close to Dawlish. The picture says it all.

We found it a wonderful holiday. So quiet and peaceful, you would think you were miles from anywhere, and yet Dawlish is only a mile away. Sitting in the conservatory or on the terrace or walking the lovely 2 acres of grounds is a delight, and an absolutely perfect antidote to the stresses and cares of life, yet Sue and Adam are unobtrusively on hand if needed. Fabulous location for exploring, and everyone seems very friendly in the area - and they greet you at the cottage with a cream tea! Heaven!! We'll be back, you can be sure of that!

A cosy little retreat from the busy world with fantastic views, wildlife and starlit night skies.

A very clean and cosy cottage in a quiet rural location located on a very narrow country lane. The cottage is small, but has all the basics for a quiet stay and was very clean. The only criticism would be that there is no TV, radio or CD player. Any one of these would have been nice to have for an evening in. That said, most of our time was spent exploring Dawlish and Teignmouth, and the cottage is well located for both. It's a 25 minute walk into the centre of Dawlish where there are good public transport connections, or a 5 minute drive if you want to take on the narrow lane into the town (not that bad as long as you stick to 20 m.p.h.). The hosts Sue and Adam could not have been more helpful and were there if needed, but never imposed themselves. The peace and tranquility of the location are the cottage's real plus points, and you can really relax there. It was lovely to sit in the conservatory with a glass of wine on an evening and enjoy reading a book with only birdsong as background noise, so maybe there is something to be said for not having a telly!

Dawlish has everything you need in terms of supplies and the pubs are pretty good too. The locals are friendly and it's a pleasant surprise to pass a total stranger on a street and be greeted with a friendly "Good Morning" or "Afternoon". Gay's Creamery is well worth a visit, but don't be surprised if you end up in there for much longer than you expected, and try the slices of pie - they are something else! One note of caution - if you're out for a beer and don't fancy the walk home, the local taxi service (Kemp's Cars) can be a bit pricey - we were charged £9.00 for the 1.3 mile trip from Dawlish centre to the cottage. It was a Sunday night, so I guess the fares go up then, but £9.00 for a five minute journey seemed a bit over the top. That aside, it was a lovely week we had and we'd certainly stay again (but maybe we'd bring a CD player or a tablet along this time.....)

In need of refurbishment with serious hazards.

Freindly welcome, Lovely spot and good bed, shame about the very cramped toilet, cast off equipment, no cushions for sofa, no TV,

Beautiful setting, very convenient, nice helpful owners, accommodation fairly basic.

We loved the location in a very peaceful spot, it was lovely and quiet and relaxing to come back to every evening, and to wake up surrounded by greenery. Sue and Adam were most pleasant and helpful.

However, we did find the bathroom a bit cramped, and the main sitting/dining area (the conservatory) not all that comfortable. We could have done with a nice comfy sofa and armchair - you can't really lounge on a futon. The bedroom was nice and big and the bed very comfortable.
