Our fabulous Ava Florida Dream Villa is situated within 30 minutes of Orlando International Airport in a quality location in the Davenport area at Lake Wilson Preserve in very close proximity to Champions Gate and approximately 10 minutes from Kissimmee. The location is perfect, the area around is undeveloped, resulting in the feeling of a country retreat, yet the community is conveniently close to Junction 58 of Interstate 4 giving access to Walt Disney World in less than 20 minutes. Marker 5 of the 192 can be reached in just 10 minutes via a quiet local road.
The Champions Gate development is just 5 minutes drive away where there is a wide range of shopping facilities that include a new Publix supermarket and pharmacy, McDonalds, Wells Fargo Bank, gas station, cleaners, hairdressers, and many other shops etc.
Nearby are 3 championship golf courses at Reunion and Champions Gate and with 20 minutes there are some fabulous Disney golf courses.
Since May 2017 our villa has been managed by Villa4uFlorida.
Sarah is our Home Liaison Representative, overseeing all aspects of our villa, from day to day operation to maintenance and reservations. In the event of any problems arising during your stay - especially in the case of urgent issues that you may have - our management company is available to give help and advice to our guests 24 hours a day, 7 days a week, delivering a professional and responsive service.
From experience, we have found that housekeeping is the single most important factor in creating a lasting impression of our villa - the appearance upon the arrival of guests sets the atmosphere for their stay. Hence the dedicated and experienced housekeepers of our management company have consistently provided guests with clean vacation homes for many years as they are cleaned professionally to high standards - one of the reasons for selecting our management company which is a family owned professional vacation property management company with two generations working in the company, providing the best possible service, support and value to home owners and guests alike.
We provide all linen and pool towels, plus hair dryers and washing/ironing facilities - so you only need to bring yourselves, a few clothes, toothbrushes and toiletries - and pick up your groceries from the nearby Publix supermarket en route to our villa to be set for your self-catering vacation !
Our vacation villa would be perfect to your needs, able to accommodate comfortably a maximum of 6 persons at affordable prices (maximum 4 adults/maximum 3 children), minimum age of primary guest to be at least 25 years old.

The substantial Lounge area, with its tall ceiling to provide a light airy atmosphere, is tastefully furnished for the comfort of guests with a queen sleeper sofa, loveseat, cocktail table, floral and artwork and rug on the tiled floor that leads from the foyer and front entrance door to the patior doors that open onto the covered lanai and pool deck. A 32" colour Cable TV service, a Playstation 2 unit, an i-Pod dock and a DVD Player provide entertainment options.
This area comprises wall units and drawers that provide a wide range of kitchen utensils, including an electric cook, dishwasher, microwave oven, refrigerator (18.6 cu ft), electric coffee maker, toaster, blender, pots and pans, electric kettle and dish towels/cloths. An ironing board is provided and located in the garage area is a full size (self clean) Washer and a 7 cu ft Dryer.
Overlooks and provides access to the Pool Area via a patio door - there is a dining table complete with 6 chairs, making it a must for regular al fresco eating - including breakfast as the sun rises and a romantic/family meal with wine as the sun goes down !
All three bedrooms are maintained to high standards in attractive pastel colours with televisions and ceiling fans plus generous closet areas.
THE MASTER BEDROOM
Located at the rear of the villa, the fully carpeted Master Bedroom with ceiling fan has a luxury Queen size bed that forms a magnificent centre-piece, with units and soft lighting on either side, curtains, a walk-in wardrobe, triple dresser, mirror and luxury en-suit bathroom (shower) facilities. A 26" Cable TV is supplied in this bedroom.
NO 2 BEDROOM
This very much favoured south-easterly facing 10 x 10 ft fully carpeted bedroom with ceiling fan has a Queen size bed (new in 2016), a fitted wardrobe and a four drawer chest. A 19" Cable TV is supplied to the bedroom. Bathroom (bath/shower) facilities located between Bedrooms 2 & 3 offer semi en-suite facilities to visitors.
NO 3 BEDROOM
This 10 x 10 ft fully carpeted bedroom with ceiling fan has two single beds, a fitted wardrobe, a drawer chest with soft lighting thereon. A 19" Cable TV is supplied to the bedroom. Bathroom (bath/shower) facilities are located in-between Bedrooms 2 & 3 to offer semi en-suite facilities to visitors.
The villa has an en-suite bathroom (shower) attached to the Master Bedroom whilst Bedrooms 2 & 3 share a Bathroom (tub/shower).
Hairdryers are provided in each bathroom.
The private and heating 12 x 24 foot outdoor swimming pool - which, because of the property being only one level and allows the sun over the rooftop, enjoys sunshine for virtually the entire day - dawn until dusk!.
It has an extended deck area and dome enclosure screen and is located to the rear of the property to maximise privacy. The depth of the pool ranges from 3 ft to 5 ft with 400 watt incandescent (underwater) lighting. A pool alarm provides an audible warning of persons entering the pool area from inside the property. Pool heating is an option extra at $140 per week exclusive of Florida Tax (please note that dependent upon previous usage and climate temperature, it can take between 24-48 to gain maximum heat).
Our pool is maintained on Wednesdays weekly by Summersands and it includes testing and balancing the pool water and chemicals as required as well as other essential maintenance work - the company delivers a very friendly and excellent service to us.
Three sun loungers and 3 extra chairs are provided.
There is a covered lanai area as described above which adjoins the pool area.
Solar lights surround the pool deck.
A pool blanket is available during the cooler winter months.
Parking is not permitted in the garage which is reserved as a Utility Room with washing machine and dryer facilities - it is also an area where children can play in case of need.

Free high speed wireless internet access is provided and all Local and International Calls.
This is a strictly "No Smoking" villa and hence smoking is NOT permitted in or around the property, including the pool area to avoid complaints from later guests of fumes that may have entered the premises.
No pets whatsoever are permitted on the premises.
No drug dealing whatsoever is permitted on the premises.
One FREE parking space is available to guests and it should be noted that within Lake Wilson Preserve there is very restricted street parking in accordance with local covenants which are enforced - guests are required to indemnify the Owners against any fines imposed due to the action of Guests and their Visitors.
On grounds of Health and Safety as well as cleanliness, BBQs are NOT supplied but can be hired for use ONLY directly in front of the garage).
HOUSEKEEPING & OWNER BOOKING FEE CHARGES/MINIMUM STAY
A mandatory Housekeeping Fee of $100 plus Tax is levied for each reservation to cover the cost of cleaning, linen and towel laundering.
An Owners Booking Fee of $35 plus Tax is payable for each reservation.

About Terry & Lynne Wallis
Our names are Terry and Lynne Wallis and we live in Marton, North Yorkshire in the United Kingdom. Terry enjoyed a successful banking career of 39 years, working in Burton upon Trent, Derby, London, Rotherham, Leicester, Hull and Malton where he retired as a Bank Agricultural Manager. He then worked for North Yorkshire Police in a civilian role before retiring in 2013 to support Lynne in her disco business. He is much involved with Neighbourhood Watch and is a deputy church organist in North Ferriby, near Hull. Formerly a hairdresser, Lynne established her successful disco entertainment business around 1998, initially on a part-time basis. For several years she also worked in the Force Control Room of North Yorkshire Police. Now a full-time professional DJ, she undertakes all types of functions from children's parties to weddings in castles, kararoke shows and World War 2 Dance & Party Nights as well as other themed events that include Country & Western, 60s nights, 70's nights. She is supported in her business by Terry who acts as Host/Compere and has responsibility for their excellent light show. During Terry's banking career, he undertook much local radio work as a financial reporter for NatWest. We present a weekly radio programme on Beverley FM 107.8 (on-line also) which is transmitted on Tuesday nights at 9-11pm GMT/BST - "The Silver Surfers Club" - do please listen to us ! On Sunday mornings, Terry presents on Beverley FM a weekly 30 minutes religious magazine programme at 8.30am IN TOUCH As well as being busy with their entertainment work, Terry enjoys DIY, decorating and keeping their large garden tidy but also they enjoy going away in their luxury touring caravan.

Why Terry & Lynne Wallis chose Lake Wilson Preserve
We have been visiting Florida annually now since c1992 and are members of the Disney Vacation Club and so it seemed to be a logical next step to purchase a villa in Florida that was close to Disneyworld and to "Share the American Dream". Our villa was the last unit to be built on Lake Wilson Preserve. We chose to purchase at Lake Wilson Preserve because it "ticked all the boxes" to make it ideal for a vacation home for ourselves and guests. Lake Wilson is a quiet, picturesque, Mediterranean style enclave of just 96 luxury villas and it is ideally located just a short distance from Highway 192 and Interstate 4 Exit 58, (3 minutes) with good local amenities and many of the world’s greatest theme parks are in close proximity, with Disneyworld just 15-20 minutes away (Magic Kingdom, Epcot, Hollywood Studios and Animal Kingdom, Typhoon Lagoon and Blizzard Beach) whilst Sea World is 20 minutes and Universal Studios just under 30 minutes away. Florida is famous for its golf and so we thought that if any of our guests are keen golfers they could enjoy recreational golf facilities at Disney and up-market Reunion/Champions Gate Golfing complex. The coast is only a couple of hours away - another reason for deciding that Lake Wilson Preserve was an ideal location for us. At the time of our acquisition we were aware of plans for a new Ovation shopping retail area to be developed which now offers a wide selection of shopping facilities within 5 minutes of our villa including Publix (which also has a pharmacy), Wells Fargo bank, hairdressers, restaurants, McDonalds etc. Also important was the fact that Champions Gate area also has two Publix supermarkets, drugstores, banks, dentist, McDonalds and Chili's Grill & Bar Restaurant. Ten minutes from our villa, up Instate 4 to the junction of Highway 27 there is Posner Park which now has some great shopping opportunities such as JC Penney, Super Target, Best Buy, Belks, Million Books, Petsmart, Dick's, Ross and Staples.
What makes this Villa unique
Our villa design is The Catalonia and it comprises a total area of 1798 sq feet (1261 sq ft living, 343 sq ft garage, 127 sq ft lanai, 67 sq ft entrance) and was built by Paramount Quality Homes. We agreed to purchase our villa in May 2005 and spent our first night in it in January 2006, and have made Ava Florida Dream Villa our second home and to achieve this we have personalised it with family photographs in the lounge area and this has been to the delight of many of our guests who comment that it makes it like "home from home" as they feel that they are privileged to share and enjoy someone else's home. We take great pride in the maintenance and appearance of our villa and in particular the cleaning and since we are delighted to welcome many visitors from parts other than the USA we fly the American flag outside to provide that sense of being part of the American Dream whilst they are on vacation! The palm tree that overlooks our swimming pool is greatly admired and loved by our regular Snowbird guests from Canada ! Since June 2017, Villa4uFlorida has undertaken the management of our villa and its team shares our high standards and values. Our aim is to ensure that all our valued guests are delivered a service of excellence and enjoy a magical time and are impressed with the ease of access from airports, appearance, comfort, facilities, location of our villa as well as nearby amenities and the easy access within 20 minutes to Disney theme parks, others being within 30 minutes travel. A new Walmart supermarket and filling station was built in 2017 at the junction of Highway 192 which at just 10 minutes away from the villa is very convenient to the villa, in addition to the Publix supermarket that is only 5 minutes away. For economic grocery etc shopping, there is a Dollar General just 5 minutes away from the villa (turn left out of Lake Wilson Preserve and about 3 miles down the road).

Completely surpassed all expectations
We enjoyed our stay the villa was perfect, very clean and well taken care of. It had everything we needed to feel at home. The villa was close to all the theme parks, close to restaurants and couldn't ask for more. We will be requesting to stay at this villa for our upcoming vacations
It is really rewarding that we exceeded the expectations of these guests as we try very hard to deliver a high quality and reliable service at all times and very much appreciate such positive comments. Of course this cannot be achieved without the support of a good management company in Florida. We shall be delighted to welcome them back as our guests again in the future - hopefully, sooner rather than later !

Clean and comfortable
We arrived and we noticed how everything was set up and it felt like a home. It didn't feel sterile or impersonal like a hotel room. The beds were very comfortable and I never noticed any noise from the other rooms or outside. The location is great. There is a grocery less than a mile away and it was only 15 minutes to Disney. I highly recommend staying here.
We are highly delighted that yet again we achieved our aim - for our guests to feel "at home" in our comfortable vacation villa in which we take great pride.
We very much appreciate these kind comments and the recommendation endorsement since together with our Florida management company we work hard as a team to deliver a high quality service to all our guests at a reasonable price.

Although the home was immaculate, the owners had the most cumbersome check-in process that we have ever experienced as long time VRBO renters. We were required to inventory all cups, plates, pans, kitchen utensils and flatware when we arrived or be charged for any missing items. It took a considerable amount of time to inventory everything. There were extra of some items and some items were missing. We also were required to inventory chairs at the table and on the patio. It took us well over an hour to get through everything and email the owner the list of missing items. In our efforts, we missed a crack in the toilet seat so, we were charged $50 to replace it. I acknowledged that per the contract the owner was well within his rights since we failed to report it, but was offended by his tone in the email that accused us of willfully disrespecting his property. He attested that his property management is very thorough and it had been in good repair, but the reality is that if that were the case then we wouldn't have identified that the kitchen was missing 2 large wine glasses, a dessert spoon and a cooking knife. This was the first time ever that I have not received my full deposit back from a VRBO with over 10 rentals under my belt. In addition to being rude in the notification, the owner also decided to review me and give me a low score which may impact my ability to rent other homes again in the future. Future renters beware. The home is lovely but account for the additional time for check-in and be prepared to have them keep part of your security deposit if them deem necessary.
We have never had such an issue in 12 years of renting out our villa and would certainly NOT hire our villa out to this Reviewer again as we take great pride in our vacation home and were unhappy that we received a report of a broken toilet seat and a closet door off its tracks AFTER these guests had left without reporting !
Upon their arrival, we received the following kind e-mail - but observe NO mention made of a broken toilet seat/or closet door issue etc:
"We made it! Thank you for the directions - they were very helpful! We did inventory as requested. We don't need anything, but wanted to make sure that you knew so, it wouldn't impact our deposit. Everything was accounted for but the following:
*20 large wine glasses - there are 18 glass and 2 plastic of those are part of the total - otherwise there are two missing
*1 large dessert spoon was missing
*1 cooking knife is missing - there are five in the butchers block and two in the drawer
Aside, from that - all is well! The place is beautiful and we're very excited to be staying here"
There is never an easy way of writing to explain to someone how a claim against their Security Deposit is justified and I do not think the e-mail we sent was offensive in any way but we took exception to the response of this Reviewer who changed her otherwise very complementary Review AFTER we had advised the claim against their Security Deposit: "We trust that you thoroughly enjoyed a great vacation in Florida and apart from the matters reported to us earlier, everything else was to your entire satisfaction. However, our management company has informed us that on Departure Date the cleaner reported to her line manager that upon inspection of our property, a cracked toilet seat was found in the master bathroom (and attached a photo to us as evidence): also a closet door was reported as being off track.
It has been necessary for Maintenance Staff to be called out to have it put back on the track and they have replaced the cracked toilet seat BUT it has cost us $49.59. Seemingly you failed to report any of this damage to our management company in accordance with Terms and Conditions, which is disappointing......."
The Reviewer's response included: "The toliet seat was cracked when we arrived, but we failed to report it because it was late when we noticed it so, yes you are well within your rights for the terms of the contract to charge us for the damage...."

Very clean home , kids loved the pool would Stay here again.... close to store and gas station.. Disney is about 15 mins .... the neighborhood is very quiet ... my family had such a great time made so many memorable memories !!!!
It was a delight to welcome Maria and her family as our valued guests and we are so pleased with the positive feedback and especially that they clearly created many magical memories of their vacation in our villa. Certainly Publix and many other shopping, banking, medical and eating facilities are within 5 minutes of our villa - but most visitors miss the gem of having a Dollar General store just 5 minutes away in the other direction if you turn left out of Lake Wilson Preserve where many commodities can be purchased at lower prices than the major supermarkets. We look forward to welcoming Maria and her family on a return visit to our villa in the near future.
We had a wonderful stay in your villa it was spotlessly clean the only draw back was. It is a lot smaller than we are used too we would definitely recommend the villa to our family and friends.we have stayed at this estate before as it is very quiet it is close to shops and restaurants.terry is a very friendly person who once you have talked to him you feel like you have known him for years he is such a lovely person to deal with

Escape Canadian winters in PARADISE!
We have just returned home from our fourth long stay winter vacation at Ava Dream Villa....and have already booked for next year. For the last 5 years, it has been a pleasure to deal directly with Terry and Lynne. He has always been very professional but, on the other hand, most accommodating and approachable. He returns emails promptly and should there be an issue, which has rarely happened, he deals with it immediately, as if he right there in the house. You can feel the pride he takes in his home and you will appreciate how much he wants you to enjoy his dream and make it perfect in every way. The house is perfect for 4 to 6 people. It is very quiet, safe and spotless. Terry is forever painting and updating. Just 5 minutes from local grocery and shopping and 15 minutes from the excitement of the parks. You can hit the parks early, return home for a swim or a nap, and then head back when the crowds have left, cooler temps and the lines are short. Perfect in every way for us, as seniors, and our kids and grandkids who visit, whenever they can. Terry will try in every way possible to make "your dreams come true". You will NOT be disappointed!

Lake Wilson Preserve was built in 2005. It comprises 96 Mediterranean-style homes, a mixture of residential and vacation homes and is surrounded by conservation land, with many properties overlooking small lakes. The quiet neighbourhood is a perfect balance of relaxation and convenience, with all Orlando theme parks accessible in 30 minutes or less - Disney World Orlando can be reached within 15-20 minutes.
The location is within 5 minutes of the Ovation Centre that offers shops, pharmacy, a supermarket (Publix which also has a pharmacy), banks, dentist, restaurants, cleaners, hairdressers, McDonalds, fitness centre, golf courses and it is a great location to explore all the Orlando theme park attractions. Celebration Hospital is within 15 minutes.
Lake Wilson Preserve has easy access to the Interstate 4 Highway (Junction 58) leading to Florida's finest beaches and coasts. Clearwater - offering fabulous beaches and magical sunsets - is less than 2 hours away. The Interstate 4 Highway stretches across Florida from Tampa in the west to Daytona and the Space Coast in the east - and it is within 5 minutes drive of Ava Florida Dream Villa !
The popular US192 is a few minutes' drive away and it is here that you will find a good selection of shops, leisure facilities and restaurants to suit all tastes. Along US192 - just a few minutes away from our villa - can be experienced the choice of hundreds of gift shops, bars and restaurants from along this very popular road.

CANCELLATION BY GUESTS You must inform “The Owners” immediately in writing if you wish to cancel the reservation. Please note that in such circumstances the original Deposit (initial down payment) will be forfeited automatically and any other monies paid will be forfeited/become payable on a sliding scale: · At more than 180 days (3m) notice in advance of the agreed Arrival Date of the Booking, 100% of the Balance Due will be refunded (but excluding the minimum 25% Deposit which is non-refundable) · At less than 180 days (3m) but more than 120 days (2m) prior to the agreed Arrival Date of the Booking, 50% of the total Rental Charge (including the non-refundable Deposit) is payable upon demand · At 120 days or less notice prior to the agreed Arrival Date, NO refund of any Deposit, Balance Due or Advance Payment will be permitted and the FULL Rental Charge becomes payable immediately payable on demand (excluding any pool charges paid in advance). By hiring our villa and entering into this contractual agreement to hire our villa for the stipulated period, you are bound by these Terms and Conditions and undertake that your Party will respect our Property and its Contents at all times so that the structure, fabric and contents are not damaged in any way whatsoever.
