The accommodation is open plan with the sitting area offering splendid views over the water meadow and beyond on three sides. The table and chairs on the raised terrace are very welcoming. There is generous car parking and a delightful BBQ by the river. So much to explore locally. Preferred change over days are Friday and Monday. Longer lets are available by special arrangements. Dogs are welcome.

Footpaths abound and two great gastro pubs are but a quarter of a mile away in the historic village of Stoke by Nayland. Set in delightful countryside the Pump House is ideally situated for walking, cycling or just watching the wildlife from the window.

The accommodation offers 'on one floor comfort' for two with the possibility of using the sofa bed in the gallery for children or guests.This is a very special place to stay for a short break or for longer, offering 'spacious and modern' but at the same time ' cosy and comfortable'. The imaginative conversion includes many eco features with a ground source heat pump providing underfloor heating and hot water 24 hours a day. The kitchen and dining area are open plan and offer all you might expect including a wood burning stove. The sitting room offers delightful views on three sides over the water meadow and beyond. The table and chairs on the raised terrace are very welcoming. Loungers are provided. A ramp to this terrace provides wheelchair access to the ground floor. Dogs are welcome.

Wonderful conversion of the old Pump House. A lot of thought has gone into this.
We stayed four nights in the Pump House and enjoyed the cottage very much. We liked the location in the field and near the river. However the 1km + walk up hill to the village is a little challenging if your not fit. We loved the 2 pubs The Crown and The Angel, we preferred the Angel as it has a bit more olde world charm and we felt better dining seating. The village is lovely and the church really worth a visit.
It’s a great location for discovering Gainsborough and Constable country and the maps and walking guides provided we extremely useful.
We were looking forward to barbecuing as one was mentioned on the web site and we were very disappointed at the state of the bbq provided. This certainly does not meet the standard we’ve come to expect from HomeAway.
We also missed the internet as you do when you are a long way from home, Australia, in our case, however both pubs have free WiFi.

I do apologise for the barbecue unfortunately the old one was missing and we didn't realise. As you know the one that was provided as a quick replacement and was not as good as we would have liked. We have since replaced it with a new one.
There is wi at the Pump House the hub is upstairs I'm sorry you didn't find it.
Beautiful, relaxing and so peaceful
A lovely place to stay in a beautiful spot with 2 great pubs to eat in within easy walking distance. Perfect. The cat enjoyed it too!

Beautiful bolt hole
Lovely quirky little cottage in a beautiful village. The children loved sleeping in the mezzanine level and adults enjoyed sunshine on the deck. Very peaceful and a beautiful (short) stroll through fields to the pub! Thank you

Amazing bank holiday weekend stay at The Pump House
We stayed at The Pump House over the May bank holiday in 2017. From the very first moment we entered the property, we were so impressed with how beautiful it was. The property is so well stocked with pots and pans and every need was catered for (we even had a sneaky game of scrabble!).
The dog absolutely loved being able to wander outside as and when she pleased and everyone was met in the village were polite. The St Edmunds way walk towards Stratford St Mary was brilliant. The path is easily found at the bottom of the garden.
Hope to return to The Pump House soon!!
Special interest holidays:
Great walking country with maps provided. The south Suffolk Cycle Route passes the door. This is a great area for bird watching and all country activities. Several good country pubs are within easy walking distance.
The delightful Suffolk coast is but 15 miles.
Most guests arrive by car but Colchester station is only ten miles.
Stansted airport is 45 miles. Harwich with continental ferry connections is 40 miles away.
Stoke by Nayland is ten minutes walk from the Pump House and has a shop/post office, two great pubs and a garage. Hadleigh is eight miles away and provides a delightful old fashioned shopping experience.
The Crown in Stoke by Nayland is arguably the best pub in Suffolk and its ten minutes walk away.
