Cottage in Topsham, South Devon, England Situated Within A 5 Min Walk Of Shops, Cafes & Barss

Hannaford's Quay is a 17th Century quayside listed cottage which was fully renovated in 2005. It is situated on Hannford's Quay only a few feet from the estauary. It has two bedrooms, two bathrooms, a kitchen/diner and on the middle floor a large lounge with two french doors onto a balcony with spectacular views over the Exe estuary. The property faces south west and enjoys magnificent sunsets. Outside there is a small yorkstone patio and parking for a mid sized car with an electronic sliding gate. The cottage is situated in the centre of Topsham and all the amenities of the town are within a few minutes walk. The town boasts ten pubs, many award winning restaurants, an outdoor heated pool in the summer, tennis courts, sailing club, bowling green, antiques market, and a number of delicatessens, food and boutique shops. The area is particularly famous for its migratory wildlife that visit the estuary, particularly over the winter months. There are beaches, golf courses nearby.

Peter and Anne Dow are both retired - Peter was a manager with BP for 23 years and Anne was an English teacher.

Although in a very run down condition we could see that it could make a wonderful holiday home. In fact after we moved in we liked it so much we bought next door and did that up as well.

What makes this cottage unique

Hannaford's Quay although very quiet, is in the centre of Topsham and convenient for all amenities and shops in the town.

Notes on accommodation: The cottage is heated via gas fired central heating There is also a large gas flame effect gas fire on the middle floor. Outside: Outside is a small yorkstone patio which is suitable for parking a mid sized car. The property is surrounded by a 7 foot wall which provides privacy to the patio and downstairs. Vehicle access is via a sliding electric gate and pedestrian access is through a wrought iron gate which leads immediately onto Hannaford's Quay. Utility Room: Utility area: washing machine, tumble drier, large coat wardrobe, flat screen TV, Pansonic DAB Micro system for CDs with an iPod dock. Cleaning / Towels / Linen / Maid service: Towels, linen and cleaning materials are provided. The cottage is cleaned weekly on Friday mornings & early afternoon. Other: Entrance is through a glazed porch with stable door leading into the kitchen/diner. As the cottage gets near fully booked we only accept weekly bookings with changeovers on Fridays.

Special interest holidays:

The Exe estuary is famous for its migratory birdlife in the winter. There is an RSPB viewing area and hide 0.5 miles away.

There is now a cycle path which from Exeter to Exmouth annd on to Budleigh Salterton which follows the estuary runs through Topsham.

Topsham has its own public outside heated swimming pool, open from May to end of September.


There are beaches at Exmouth and Dawlish Warren, 6 and 8 miles away respectively. (it is now a 20 minute cycle to Exmouth along the cycle path.)


Topsham is only 5 minutes from the M5 and 15 minutes from Exeter airport. Topsham has its own railway station (5 minute walk from Hannaford's Quay) which is a 15 minute journey into Exeter St David's mainline station, with trains running approximately every 30 minutes.


Topsham is a separate town from Exeter with its own individual 'estuary' character even though it lies only a few hundred yards away from the outskirts of Exeter City.

As a consequence of Topsham being so close to Exeter city it is very much an all year round town which thrives during the holiday off seasons, unlike many of the other seaside locations in Devon which are sadly dead during the winter. Because of its scenic estuary location and hisoric architecture Topsham is a popular place to visit by the citizens of Exeter and its surrounds, and boasts many award winning restaurants, pubs and boutique shops.

Booking Notes:
We only accept weekly bookings with changeover days on Fridays with departures before 10am and arrivals after 4pm. Arrival times are arranged with Liz, the housekeeper, who normally greets guests and introduces them to the cottage. Liz's mobile is 07974042392 or land 01392 875373. Best to give Liz a call the day before arrival to confirm likely ETA and bedding requirements.
A booking deposit of 50% is required for each week booked, with the balance payable eight weeks before arrival.
There is an extra charge of £30 should the sofa bed be required, otherwise the quoted charges are inclusive; i.e., nothing further for gas/electricity or booking fees.
The maximum number of guests is six.

Changeover Day:
Changeover day is Friday with departures before 10am and arrivals after 4pm.

Notes on prices:
Prices are inclusive of gas and electricity. There are no booking charges. However there will be an extra charge of £30 for the use of the sofa bed.
Although there is no separate deposit for breakages, we would in the unlikely event of a significant breakage, expect guests to pay the first £200 of any significant damage to the property.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
