Our 1830's stone and cob barn has been lovingly renovated to combine the very best of traditional features with modern, stylish & comfortable living. Praze Barn borders the Poltesco river and sits within the grounds of the owners home, a 7 acre small holding bordered by National Trust Land. It is situated on the eastern side of the Lizard peninsula and is within a site of Special Scientific Interest a wonderful situation for coast path walking and exploring nature.

The south-west coast-path and Carleon Cove are a 10 minute stroll through the tranquil Poltesco Valley. This hidden valley offers fascinating ruins to explore including 17th century pilchard cellars and the remains of serpentine works as well as a working mill. The valley is a haven for wildlife including a great variety of insects and birds.

The coast path offers excellent walking from Poltesco turning left to Kennack Sands and then on to the golden sands of Coverack or, turning right reach to the unique and picturesque fishing village of Cadgwith featured in BBC's Fisherman's Apprentice. You may want to stop off for refreshment at our local pub 'The Cadgwith Cove Inn' before taking the cliff path to reach Lizard Point which is Britains most southerly point. The coast path to Lizard Point passes the 'Devils Frying Pan', the lifeboat station (visitors welcome) and the quaint and peaceful Church Cove.

Lizard has its own microclimate and is home to rare birds, plants and wildlife. It was first place in Cornwall to welcome back the Cornish Chough after an absence of many decades. You can also visit Lizard lighthouse and Heritage Centre and climb the lighthouse for breathtaking views.

Located less than 2 miles along the coast path from Lizard village lies the stunning Kynance Cove with its fantastic serpentine rock formations and beautiful sandy beach.

There are many other real hidden gems on the lizard peninsula from tree lined coves to world class surf spots. The Lizard is a wonderful place to holiday at all times of the year. Spring arrives much earlier on the peninsula with swathes of daffodils adorning the fields from January to late March. The lanes and hedges soon burst into flower with an incredible show of colour - primroses, foxgloves, violets, bluebells..... Many of the gardens are open all year and February brings fantastic displays of magnolias, camellias followed by rhododendrums and azaleas.

Summer offers opportunities for kayaking, windsurfing and pleasure boats, horse riding, walking and cycling. The hedges are teaming with montbretia, cow parsley and the cliffs draped with the exotic hotentot fig.

Autumn is milder on The Lizard with plenty of perfect spots to soak up the late summer sun.

At Christmas many villages and harbours are lit up for the season and harbours twinkle with the festive lights.

On winter evenings you can snuggle down after a bracing walk in front of a roaring log fire and dine in the great range of homely pubs, cafes and restaurants on offer. Or just take time out to relax in the peace and tranquility of Praze Barn.

A visit here offers fabulous beaches, tropical gardens, stunning views, hidden creeks and coves. You will be able to see and enjoy truly amazing wildlife and of course you will receive the friendliest of welcomes.

Gerard and Clair Buxton. Wandering Geordies who have previously had careers in ICT and Education. Having seen our children having such fun in their 'gap years' we thought we'd come to Cornwall for an extended gap year before retiring.

Why Gerard and Clair Buxton chose Helston

In 2005 Kip, a Springer Spaniel and all round world’s best dog, came to live with us. In 2006 he insisted on a UK based dog friendly holiday. That’s how we came to the Lizard. A treasured memory of that first visit was a spectacular blue sky day walk from the enchanted Poltesco Valley along the cliff tops to Cornwall’s secret gem ~ Cadgwith Cove. We collected a beautiful red serpentine pebble from Carleon Cove as a memento. Our hosts at the time warned us that the stone would bring us back - and so it did - all the way back to Poltesco. So there you are. Kip brought us here and a pebble made us return! Sandy beaches, rocky coves, cliff tops, surfing, fishing, downs walks, tranquillity - all within 15 mins of our front door. Did I mention singing in the pub? Good choice Kip!

We’ve converted Praze Barn to be a comfortable, peaceful, romantic and, we hope, inspiring hideaway. A place that we are proud to own and a place you’ll want to return to. Be it the height of summer or heart of winter, we think you’ll love it. Cornwall is a wonderful holiday destination and Praze Barn is a good base for your Cornish explorations and adventures. But what lies within walking distance is the heart and soul of what Praze barn offers.

A way marked path follows the river to Goonhilly Downs. Here, even in the peak of summer, you will have the place to yourself. In the immediate countryside there is an abundance of wildlife including, foxes, badgers, owls, kingfishers and buzzards. A 10 min stroll along the coast path will bring you to Ennys Head a wonderful vantage point and a good lookout for the seals dolphins and basking sharks that frequent this coast. Praze barn has access to a shared courtyard area with patio furniture, it also has its own private garden area with patio furniture. There is a spacious parking area and secure storage for bikes. Cleaning / Towels / Linen / Maid service: Cleaned on changeover Towels. bed linen and T towels are provided and changed weekly Duvet, pillows are provided. Household items including dishwasher tablets, washing up liquid, sponges, loo roll provided. Other: The barn is split level with a compact open plan kitchen/living area on the upper level. An open staircase leads down to the bedroom/en-suite bathroom. The upper living space exits onto private garden area and bedroom exits onto south facing couryard.

Marvelous place to stay, highly recommended!

The barn is a lovely getaway in a peaceful and quiet environment. Clair and Gerard are very warm, welcoming and genuinely nice people that will make your stay extremely pleasant. They can also give you valuable tips for activities and are very helpful. The property has everything you need for your stay and really is as charming as the pictures promise.

There is a sandy beach very close by foot or car as well as good access to the wide-ranging coastal path. The whole area of The Lizard is stunningly beautiful and all in very close proximity (by car) to the property.

I wouldn't hesitate to recommend this property (and owners!) to anyone looking for a peaceful place from which to explore the western part of Cornwall.

WOW is the only word possible. Beautiful surroundings, peaceful and relaxing. The accommodation is superb. It has been converted sympathetically, stylishly and skilfully. The barn has everything you might need plus a lot of thoughtful extras (the fresh flowers throughout the property were a lovely touch). Although we did not get to meet Mr Buxton, Clair was lovely and welcoming and we only had to ask, if we needed anything. Her dog was also most welcoming and friendly. I would thoroughly recommend a stay here ... the 5 minute walk down to the cove, the coastal path and other small and idyllic coves along the Lizard coastline ... it all adds up to bliss. We felt completely at home, relaxed and comforable during our stay. We would love to come back next year. All we can say is try it, you will love a stay here.

Very friendly hosts. We enjoyed ourselves, the weather was kindish, a bit chilly, but still only early May so what do you expect. Easy to get to places from cottage. Would go again.

Beautiful property in idyllic spot

My wife and I had an extremely relaxing week here. Property and location exceeded expectations.

Fabulous 'But n Ben'. It really is stunning both property and location. Homemade muffins on arrival were superb. Owners very welcoming. Upper room (sitting room come kitchen) well equipped. Great supply of local information / books. Good WIFI too. Lower bedroom / bathroom excellent - loved the porthole in the wall. . Lots of hot water / bed comfy.

300yds walk to cove with amazing pebble/stone beach and easy stroll left or right on the coastal path. Easy reach of Kynance cove and the Lizard.

Very very very very minor niggles - TV has no HDMI; recliners comfy but don't foster that romantic spirit - would have like to 'curl up'. Vapona dealt with the flies - its rural - part of the charm.

Little Gem

What a wonderful, comfortable, cosy and impeccably presented barn, cannot praise Praze Barn enough, had a fantastic holiday and perfectly situated to visit this lovely part of Cornwall, Clair and Gerard are the perfect hosts and provided everything in the barn that you could possibly want, lovely walks to Kennack Sands, Cadgwith Cove and the short stroll to Carleon Cove are a must, park in the park and ride at Lelant and the coast train takes you to St Ives, another lovely day out. Our only disappointment was we couldn't stay longer at the barn.

Although we don't really want to share Praze Barn it is definitely recommended, thanks Clair and Gerard, we will see you again soon.

Beautiful barn, peaceful, relaxing, great location

We thoroughly enjoyed our stay at Praze Barn (Aug 5-12). The barn has obviously been well thought out in its layout, design and decor (someone has good taste!). It was perfect for us and we felt totally relaxed and comfortable as soon as we entered. I must mention the gardens too. Every window view was of beautiful well kept, lush, beds and trees - looked stunning - even in the rain! If you like walking then there's plenty to go at from here - we did a lovely 10.5 mile round walk from the barn, over to the Lizard Nature reserve, on to Kynance Cove, then taking the coastal path all the way back to Cadgwith Cove, then back via the lanes to the barn (you could also go further along the coastal path, back to the barn). We caught a bus another day to Coverack, (via Helston) and walked back along the coastal path - about 6.5 miles - although I think we should have researched this a little better - I think a taxi may have been cheaper than the 2 bus journeys - it worked fine though. I would definitely recommend a stay here - it was a real treat for me (I felt spoiled if I'm honest) and I hope we'll be able to go back again in the future.

Take a 10 min walk following the tumbling Poltesco river through a peaceful wooded valley to Carleon Cove. This is a quiet and mysterious cove where, even on the busiest of summer days, you are likely to be the only people there. A left turn on the coast path takes you to the popular sand, surfing beach of Kennack Sands. Turn right to the fishing village of Cadgwith for singing on the beach, barbecues, folk days and regattas.
