Coco House ( 3 bed) standing in its own quiet grounds, is the largest of the 3 lower Villas at Hamilton Estate, which is situated by Jolly Harbour & the 5* Sugar Ridge Hotel.
Cactus Villa ( 4 bed) is larger and situated on the hillside behind Coco, so enjoys a stunning view of both Jolly Harbour and the Caribbean sea. The infinity pool here is the largest in the area. Jolly Harbour offers shopping, large supermarket & many restaurants plus the Hotel's pools, gym and spa are available for your use. Hamilton Estate was recently shown on TV's 'Place in the Sun where it received very favourable reviews. Two pristine white sand beaches are just a short walk away.

Cactus House (4 bed) is a new 'World Class' property only finished in 2015 & built virtually without regard to cost. Situated on the hillside behind Coco it enjoys incredible views of both the harbor & the Caribbean sea, plus provides absolute privacy and tranquility - ideal for groups but also very popular with couples who want an exclusive hideaway plus total privacy & maximum space.
The infinity pool here is the largest in the area and has stunning panoramic views.
Cactus is unsuitable for wheel chair users or those with walking difficulties, due to its hillside location and steep driveway.
However Coco is on the flat with only a few steps needed to access the house.
Guests at either property have access to the Sugar Ridge hotel pools, gym and spa and restaurants. Hamilton Estate was visited by TV's 'Place in the Sun' receiving very favorable reviews.
Just a short walk across the road are two of the best beaches on Antigua. Of different characters, both have pristine white powder sand, pure blue water plus good beach restaurants.
Jolly Beach is more commercial of the 2 with motorized water sports, vendor’s stalls & 'Castaways' restaurant. Valley Church is much quieter, also has a beach bar / restaurant for all day drinks & meals, but is surrounded by lakes & greenery.
Also within an easy walk Jolly Harbor offers Banks, shopping, large supermarket & many restaurants.
The quiet location of both houses is perfect, as it is just 20 minutes from the capital St Johns or a 30 minute private transfer from the Airport - this is a complimentary service we provide.
Both were designed with emphasis on outdoor living so have external dining areas, large private pools with part shaded pool decks. All bedrooms are of good size & air conditioned with modern bathrooms, each with large walk in showers or bath. The kitchens too are substantial and well equipped for self catering - there are BBQ's on the patios.
Although Cactus is absolutely new , Coco was fully refurbished recently so nothing is lacking - new bathrooms, walkways, furniture, kitchen equipment etc are just part of the story. Coco House and it’s continuing quality is confirmed by the number of Guests who return year after year. For your reassurance we also have Yasmine our Estate Manager , who will look after your needs great or small during your stay.
The design puts great emphasis on outdoor living with external dining areas, lounges & a part shaded pool deck. Both the indoor dining area, lounge and kitchen offer wide double doors to the exterior patios so to maximize the internal cooling and natural light.
The pool deck is the largest of the trio of Villas and is equipped with very comfortable loungers placed either in the sun or shade. The pool is of generous size and of a family designed depth. The gardens are extensive and filled with lush vegetation and many palms – it is perfectly safe for children to play unsupervised in the secure environment away from the raised pool.
On arrival all guests are met at the Airport by our Driver and then at the Villa by Yasmine, who will pass over the keys and explain the house, surrounding attractions, plus will provide the complimentary welcome pack of necessities to get your holiday off to a great start. Virtually any special requirements can be arranged for you, just ask.
Both the Villa Manager and Driver are at your disposal 24/7 should you have any problems or need any advice.
Accommodation - Coco outside
The Villas have been designed around the Caribbean climate and thus primarily it's ‘al fresco’ living.
The large covered outdoor dining areas open to the cooling breeze, plus it is south facing not only for all day sun, but also uninterrupted views of the unspoilt lush hillside and verdant vegetation at the rear of the property. Eating breakfast will possibly be to the serene backdrop of various birds including egrets, maybe the odd mongoose and perhaps a passing cow or goat.
Apart from the dining table and chairs, also undercover are loungers, chairs, sofa and triple burner gas BBQ. By the pool there is another set of table and chairs, even more loungers both in the sun and in the shade, providing ample space for sun worshipers. The pool at Coco is of a good size being 14 x 26 and the fully tiled pool deck is again the largest of the Villas. Additionally there is an indoor pool toilet and outside an outdoor shower, which is useful when you come back covered in sand after a day on the beach! The pool has ‘Diamond Brite’ finish, steps at the shallow end, plus a family friendly maximum depth. . The garden has numerous palms, ferns , flowers plus it is externally secured by a screened fence, so children can play in totally safety.
The south facing dining area is accessed by large double doors opening out onto the various patios. From here there are uninterrupted views of the well-stocked gardens plus the densely wooded hillside at the rear of the house. The lounging area outside has comfortable sofa and chairs and pool deck has more tables, chairs and loungers.
The large garden also has table tennis, darts board and some badminton equipment.
Accommodation - indoors
The equally spacious interior is completed by lounge and dining areas, plus a large kitchen. The typical Caribbean exposed wood beamed ceilings are double height, so very cool but have the added comfort of ceiling fans and air conditioning.
The kitchen is open plan with breakfast bar, new large gas cooker and oven, new American sized fridge and freezer, dishwasher, plus is comprehensively equipped for self catering. To guard against mains supply disruptions, there is also large underground water tank.
The dining area has a stone tile table top, ceiling fan and air-conditioning. The lounge area has a matching coffee table, very comfortable sofas, plasma television (with over 60 channels). There is also audio, a CD player and an i pod dock. These are all supplemented with free WiFi internet connection and a small collection of board games, DVD’s, CD’s and books. The tasteful decor is complemented with original paintings from local artists. In addition you are supplied with a free mobile phone for your stay, which is ideal for making restaurant reservations, booking taxis and checking flights. Next to the bedrooms is a separate utility room with washing machine and tumble drier.
Apart from comfortable beds, all three bedrooms have individually controlled air conditioning and additional ceiling fans. Each room has plenty of draw units, louvered hanging space, hair dryers plus bedside tables with reading lamps. All bedrooms have modern en suite bathrooms equipped with either triple sized walk in showers or bathtubs. All bathrooms are large (smallest is 70 sq ft) and all feature specially imported ‘Roca’ European showers & bath controls.
Master bedroom has triple aspect views with wide doors opening onto the pool deck and windows overlooking the palms and garden - there is also a safe. The en-suite bath room has a large walk in shower. The twin bedroom has two single beds and en-suite bathroom with the largest of walk in showers.The double bedroom has double bed and en-suite bathroom with full sized bath.
In addition there is a cotora spare folding bed available.
Getting around the Island is simple by either car, taxi or bus, which drive on the right hand side. The Capital St Johns is home of the cruise liners and International shopping can be found in the totally restored Heritage Quay. Only a few yards away you walk back into history with the old character filled buildings and streets, all safe to walk unlike some Caribbean destinations. In the countryside the many abandoned sugar mills act as a reminder of bygone trade and slavery. Nelsons dockyard is a fully restored working harbour which has won many awards and only a short distance away is Shirley heights and its colonial fort , from where there are stunning views over both the sea and countryside. Worth a visit is Bettys Hope which was Antigua’s first sugar estate & some restoration of the ruins have taken place and the Mill is now totally intact.
Alternatively if relaxing in the sand is your preference, you will be spoil for choice as it is reputed that Antigua has a different beach for everyday of the year, some of the best being just a walk away from Coco House.
Apart from the beaches there is plenty to do, perhaps try :-
Yacht Charter has been arranged for those staying at Coco House. This is a private charter for just your party from a choice of 2 Companies & includes free transport to & from the house. There is either a superb 50ft yacht or a 'classic' 40ft Bristol with experienced crew to pander to your every need, including lunch with fine wines. Throughout the day all food and drink is complimentary. Sunbathe on the deck, relax in the shade, snorkel & swim off the side, ride the dingy and perhaps take a turn at the helm if you wish.
For younger ones there is a Donkey sanctuary which is a simple establishment, but captivating for children who can ‘adopt’ the donkey of their choice. A small fee will make them eligible for a certificate & photo, plus regular updates on their new pet. The sanctuary caters for abandoned, injured and abused animals from all over the island and is a charity. Entry is free.
Alternatively there is rare chance to swim with Sting-rays at Stingray City . A high speed boat takes you out to sea to a pontoon where you can stand or swim in the shallow water. About 30 - 40 rays come in from the Ocean and you can then both stroke, hold and feed them. This is a well organized professional excursion, totally safe for children.
Any specific needs can be catered for to guarantee the most memorable of holidays.

In all our travels to the supposed top ten beaches in the world, we have never encountered sea so clear and blue and beaches as fine as those just a few minutes’ walk from Coco house. The water and sand at Ffryes and Darkwater were picture- postcard beautiful - all with the added bonus of us mostly being the only people on the beach. It’s been a quiet time and some places closed for off season, but that has not detracted from the experience.
Coco House and it’s location, facilities and most significantly it’s private pool, have been the perfect base for two weeks of great fun. We love a challenge so set off to visit as many beaches as we could manage – we only got to 21 , aided by the hire of a car for 2 days. Those 2 days were all we needed it for to be honest. Get in with the locals- use the frequent busses and explore. So our top 10 beaches were Ffryes, Darkwood, Valley Church, Coco Bay, Half Moon Bay, Carlisle Bay, Hermitage Bay, Pigeon Point , Galley Bay and Long Bay.
St John is an experience although the traffic can be difficult. There were some exceptionally good street stalls and a fantastic supermarket – when there is a queue of 20 locals it is wise to take their lead and we found that the pork, rice, peas, spicy noodles, jerk chicken and macaroni pie were all lovely.
The staff of Hazel and Don were attentive and always responsive making sure our holiday went smoothly in all respects, plus the mobile phone supplied in the house is a great idea. The kids maxed out on the Wifi at times , but it rarely failed.

responsive making sure our holiday went smoothly in all respects, plus the mobile phone supplied in the house is a great idea. There were times that Hazel was like a member of the family - she was genuinely concerned when there was heavy rains forecast or power cuts looked on the cards. Nothing was too much trouble.
The kids maxed out on the Wifi at times , but it rarely failed.
Enjoy the island and Coco house ! Roger convinced us we would not be disappointed in any way shape or form. He was 100% right. The whole experience of dealing with him and Coco and the magical island of Antigua was a pleasure.
I have just returned from a stay in Coco Villa with my husband and 2 teenage children. We were met by Lava at the airport, which is much appreciated after a long flight. He took us to the villa where we were greeted by Yasmine, who showed us around and filled us in with any info that we needed to know. The villa was the perfect size for us, the kids loved having their own spacious bathrooms. There is plenty of shaded seating areas outside and we enjoyed eating outside every evening. The house itself is very spacious and the laundry room with a washer and dryer was useful. The kitchen has everything that you might need. The air conditioning was excellent. We found the nights very warm and it was great to be able to stay cool in the bedrooms. The swimming pool is well maintained and quite large. We enjoyed seeing lots of wildlife in the garden, including mongoose,lizards, tree frogs, the biggest moth ever, egrets and humming birds.The villa is in an excellent location. It is very quiet and private, yet there are many facilities nearby. We enjoyed using the fish and chip bus and the pizza take away opposite. There are 4 amazing beaches within a 5 min drive. They have white sand, clear, turquoise water and are really quiet. It honestly was like paradise! We particularly liked Darkwood Beach, which has a great restaurant with sun beds and the best cocktails ever! The snorkelling is good there too, we saw many types of fish and some squid. If you want more activities on the beach, Jolly Harbour beach is more lively. Many tourist attractions are within 30 mins drive. We enjoyed zip wiring in the rainforest, visiting Shirley Heights and swimming with stingrays. We also went on a great boat trip with Adventure Antigua, which picked us up at Jolly Harbour, a 5 min car journey. We couldn't have picked a better place to stay. Yasmine was very helpful and we felt well looked after. We felt very safe and welcomed everywhere that we went. I can't recommend Coco Villa highly enough! Thanks Roger for always answering my queries before the trip and for letting us stay in your beautiful home.
Our stay at Coco House was perfect. Roger, the home owner has thought of everything to make your stay very enjoyable and prepared us for our trip by answering my many emails prior to our arrival. We were picked up at the airport by Lava who drove us to the grocery store (Epicurean) before taking us to Coco House. The store is literally a 7 minute walk or 2 minute drive. Lava also suggested some very nice local restaurants and we liked them all, but loved O.J.'s (we also visited Dennis', The Nest, The Crow's Nest, Turner's Beach Restaurant etc.) All, a very short drive from Coco House. Once we arrived at Coco House, Jacqui and Don were there to greet us and make sure the accommodations were satisfactory. All three bedrooms have private baths, there is a washer and dryer, a full kitchen and beautiful pool. Don was incredible and so helpful the entire week. Since we arrived on Sunday, he offered to drive us to Shirley Heights (a must go on Sunday night!) for the BBQ, steel band, and reggae band - dancing and rum punch overlooking the ocean. Later in the week, he brought us fresh fish to cook on the grill and shared a favorite recipe, which was delicious! Don also made us his own recipe rum punch to keep in the freezer and bring to the beach. Another amazing tour that Don set up for us was the Circumferencial cruise around Antigua on the beautiful catamaran 'Excellence' . Don drove us to Jolly Beach to get on the boat and then picked us up in St. John so that we could souvenir shop before going back to Coco House. Another great feature of Coco House's location is the proximity to beautiful beaches: Jolly Beach, Dark Wood Beach, Love Beach, Turner's Beach, Valley Church Beach etc.
Even though Don was so accommodating, we did rent a car and signed up for 2 other excursions: Antigua Paddles and Stingray City (they are right next to each other). They are a 45 minute drive from Coco House and worth the trip!
Jacqui called a few times during our stay to make sure we had everything we needed at Coco House and Don was always a phone call away.
Another one of Roger's properties is on the hill overlooking Coco House and Jolly Harbor. Cactus house is breathtaking!!

This was our second long stay holiday at Coco House, last year we spent a month there and because we enjoyed it so much, on our return then we decided to book another 4 weeks this year. Coming back was coming 'home' again, everything was familiar and so we settled into Coco very quickly. The only change for us was having Hazel instead of Yasmine. Hazel proved to be as nice if not nicer than Yasmine. Don came to the revue on our arrival day when the usual taxi driver had fallen ill and couldn't meet us at the airport, Don saved the day! Have just returned to the UK and we are already in the process of making a return booking for 2017, but next time to the beautiful house on the hill! We can't wait. Roger, the owner of Coco House and Cactus is a charming person to deal with, always efficient in answering any questions you may have, very professional. We had a fantastic 4 weeks in Antigua and are looking forward to returning in 2017.
My husband, two young children, parents and I stayed in Coco House for a week whilst we were in Antigua to celebrate the wedding of my brother. We were picked up from the airport as promised and warmly greeted by Hazel who explained all of the finer details of the house and was on hand to answer any questions we had. The rooms were all large, bright, spacious and decorated to a high standard and the house as a whole was spotless. The house had every little touch needed to make it a real home from home and you can tell the owners had spent a lot of care and attention over the finer points. My two girls aged 7 and 4 were ecstatic to have their own pool to use as and when they wanted and the large outside verandah was a welcome break from the hottest parts of the day. The pool was a good size and a good depth. Perfect for us. Lots of lovely evenings were spent sitting out on the verandah, in the warm breeze, a rum punch in hand listening to the wildlife. The handyman Don was only a phone call away and he brought us some delicious fish fresh from the market and home made rum punch - rather potent as we found! He gave us lots of little hints and tips about the island and was really like extended family by the time we left. As a family, we fell in love with this little island and it was all helped by this lovely house, in a perfect location. The shops, lovely restaurants and some of the most beautiful beaches in the world are just a short walk away. Thank you for sharing your house and helping up to create some amazing memories for our daughters. We'll definitely be back!
My husband and I stayed at Coco House in October 2015. We had an amazing time! The location is absolutely perfect! The the house was very clean and well maintained. Most importantly, the bed was comfortable!! We loved cooking every day and lounging by the pool. The only issue we had was with the AC in the bedroom (kept turning off throughout the night) but Roger was very quick to get it sorted out. We would highly recommend staying here. We can't wait to go back!!

Coco House ( 3 bedroom - Home Away ref 1143305 ) is the largest of the 3 villas on the lower level and has three modern en suite bathrooms.
Cactus House (4 bedroom - Home Away ref 2190303 ) is situated on the hillside behind Coco and was only finished in 2015 being built virtually regardless of cost, with the intention of providing luxury accommodation for up to 8 people. However it is equally popular with couples who want the ultimate in space , peace and privacy. This is a sumptuous Villa and already regarded as one of the best properties in the area. Naturally the views are stunning from either the lounge terrace or from the lower pool deck , which has the largest private infinity swimming pool locally. In addition to the pool deck there is also a very private sun terrace, which also has the BBQ.
The location is not overlooked in anyway so offers absolute privacy .
Transfers are complimentary with your own private driver and take about 30 minutes from the Airport or about 20 minutes from St Johns the Capital. The peaceful location is flanked on one side by the new 5* Sugar Ridge Hotel and green open land on the other, then there are densely wooded rolling hills at the rear. A ten minute walk takes you to Jolly Harbour, which is the premier Marina on the west coast, so apart from the golf course plus many yachts, boats, banks and restaurants, there is an excellent commercial centre which caters for all your needs. The whole area is surrounded by world class soft powder sand beaches and azure sea.
Unlike the English Harbour area , the restaurants, shops and amenities at 'Jolly' do not close down during the quieter months of April - November, so you are assured that virtually everything is available to you for the whole year long.
Antigua is the closest of the major Caribbean Islands with a flight time of under 8 hours. It's small size of only about 100 square miles with a population of 85000, means it is easy to get round, plus it has one of the most envied climates in the West Indies, lying where the Caribbean sea meets the Atlantic. Its proximity to the equator means that there are no distinct weather seasons and is regarded as the driest of the Caribbean Islands with little difference in temperature each year. The normal daily temperature is about 27'C (80'f) with a variation of just a few degrees either side during the year. Winter is regarded as December - March, but most of the rain falls August - November. The hurricane season is technically July - November, but being so far south of the hurricane belt means that it is almost 20 years since the Island was last affected. Antigua is one of the Leeward Islands, so benefits from cooling trade winds which makes the tropical climate very acceptable. These winds also make it a great location for sailing and water sports, additionally the crystal clear waters are great for diving and snorkeling.
