The house occupies a commanding position in the middle of a beautiful valley on top of its own hill, with views in all directions. It has its own olive grove - which produces a delicious extra virgin olive oil - deciduous woodland of oak and hornbeam, extensive grounds with fruit trees and a large covered patio. There are wonderful walks directly from the house all around the valley and to the hill top village of Civitella d'Agliano where there are shops, banks, restaurants and a petrol station. Up to eight people can be comfortably accommodated in the main house and two more, on request, in the separate medieval tower. On the ground floor the house has a large, well equipped kitchen opening to a big dining room and a very spacious sitting room with huge open fireplace. A double and a single bedroom plus a bathroom are also on the ground floor. An external staircase and loggia lead to the first floor where there are two more bedrooms (one double and one with three single beds) and one bathroom. An infant cot and highchair are available.

About Manuela Bruce-Clayton
I am an Italian who has lived in London all my married life with my English husband and our three children. I'm passionate about my country of origin, particularly about Central Italy which has so many wonderful undiscovered places and where some years ago we bought this rather special country house. We have our own olive grove of more than three hundred trees from which we produce our delicious extra-virgin olive oil.

Carpinetta was a wonderful place for a family vacation. Our family of nine (parents, adult children with spouses, and grandchildren) thoroughly enjoyed the farmhouse and surroundings. The house was perfect, and it was equipped with everything we needed. The location was amazing with views of the hillside town, the tingling of sheep bell each morning, and gardens with wonderful smelling lavender and other herbs and flowers. We happened to be there at a very hot week (over 100 degrees every day) so the pool was a great asset.
Manuela was a great hostess. She provided us with a crib for our youngest grandchild, and she kept in touch with us while we were there to be sure we were comfortable.
I would definitely recommend this rental to anyone who enjoys a rural setting and all the comforts of home.

Beautiful rural idyll
We enjoyed a wonderfully rustic and relaxing week at La Carpinetta - a well-equipped, spacious house with bags of charm and character, set in the rolling hills of rural Lazio.
As a family of five, we had plenty of space to do our own thing and when we were together we particularly loved the pool and the different outdoor eating areas. Preparing meals was a delight as the kitchen was so large, containing more than enough kit to keep keen cooks happy; there is also an easy to use bbq.
The children were excited about the signs around the property warning us to keep gates closed in case of wild boar getting in..sadly we never saw one during our stay! The house is a nature-lover's paradise - wild herbs growing everywhere, fig trees, pomegranate trees, and endless olive groves.
The owners of La Carpinetta are very thoughtful and before our visit we received several friendly and helpful messages from Manuela, who was a very attentive host. Some delicious local wine was in the fridge on our arrival which was much appreciated after our journey!
One thing to be aware of is that arriving after dark is not for the faint-hearted, as the house is fairly remote and the track that leads to it is a bit of a bumpy ride! It's perfectly fine once you know where you're going but if you have the choice, try to arrive in daylight - this will make things more relaxing.
Overall, we had an extremely restful week in La Carpinetta and would highly recommend this house to anyone who enjoys an authentic, slightly off the beaten track escape.

Something Truly Wonderful
Carpinetta was perfect! A 'home' rather than a rental made us feel like it was ours for the time we were there.
We are a family that would generally go on holiday and spend our days out and about, but we only left a handful of times for the supermarket and we had to visit Civita di Bagnoregio as it was at the top of our list of places to visit in Italy.
There are so many places to visit, and we did turn up with a long list of places to go, but Carpinetta just knocked the wind out of our sails in a good way and we simply chilled out.
The pictures do not / cannot do this home the justice it deserves, its just much bigger and better than it comes across inside and outside, you have to 'feel it for yourself' to understand the brilliant vibe.

We would never normally cook on a holiday, but this just felt like a place we didn't want to leave. The kitchen has everything you could possibly need, and the views from the outside dining area are amazing.
One thing I feel like I should mention is the sky!! you get much more of it than you see in the photos - When we originally booked it the photos (which are very stylish) made everything look smaller, with smaller areas and lots of trees. The reality is everything is much bigger, and the space is much more open for you to enjoy the sunshine and the pool, or if you were looking to relax in a peaceful shaded area overlooking the amazing valleys, you can have that too.
This was our first trip to Italy, and I personally don't go anywhere without air conditioning, it was a worry for me as I don't like being hot inside with my inevitable holiday sunburn, but the home was very comfy (and we were there in a 40+ degree heatwave), There was a fan at the side of beds and that was perfect for me to feel happy at night if i felt like i wanted it.
Manuela was a lovely person to deal with. She was very thoughtful and personable with us, and gave us all the information we needed. Our security deposit was paid back in to our bank account just a few days after we left.

A truly lovely and tranquil place with marvellous views including of a hill town across the valley that looks like a film set. Gorgeous big pool and the garden has lots of beautiful trees giving shade and different shade areas to eat outside. We all absolutely loved Carpinetta.
Excellent and secluded
Wonderful isolated and private location with fabulous views and easy (driven) access to local markets. A fantastic spot to base trips from and then to retire to for some peace and tranquility. Excellent facilities, thoroughly recommended.

A property equipped to a very high standard in an idyllic location ! It provides an ideal base both to investigate the scenic hills and medieval towns of northern Lazio and southern Umbria and venture further by train (from Orvieto) for days in Rome. Alternatively, you can just enjoy the tranquility of the property during the day and enjoy local restaurants in the evening. We loved our time at "Carpinetta" and would thoroughly recommend it. That's why we're whispering .... We don't want too many people to hear because we hope to be back ......
Special interest holidays:
Carpinetta sits on very ancient land, inhabited since paleolithic times. It is set within a recognised natural reserve, rich in wildlife and near the historic towns of Viterbo, Orvieto and Todi. The famous abandoned citadel of Civita di Bagnoregio is nearby at the head of the valley, and the local villages date back over a thousand years. The finest Renaissance water gardens in Italy can be found at Villa Lante at Bagnaia, just half an hour away, as well as the famous baroque Parco dei Mostri at Bomarzo. Rome itself is a little over an hour and a half drive away, as are the Umbrian towns of Perugia and Spoleto. The area is renowned for its food and wine. Each town has a weekly market and shops where you can buy local seasonal products and excellent restaurants, trattorias and pizzerias. In all Carpinetta is the ideal holiday destination for those who love culture, nature and a comfortable house to go back to after a day of sightseeing.
The Tyrrhenian sea is one and a half hours away in the car, but the volcanic Lake Bolsena, only about 25 Kms from the house, offers wonderful bathing, sailing and watersports facilities, and lovely beaches without the crowds! You can take a leisurely boat trip to the islands and enjoy excellent food in the many restaurants around the shores of the lake, which offer a selection of mouthwatering traditional dishes and fantastic local wines.
The use of a car is essential to reach the house. Rome Ciampino airport, 120 Kms away and one and a half hour in the car, is the most convenient airport, with many daily low cost flights from the UK. The nearest railway station is Alviano at about 15 Kms distance or Orvieto at about 25 Kms. A car can be hired either at Rome Ciampino Airport or at Orvieto.
The three local villages where to do the shopping, are all 10-15 km away, an easy (and spectacular!) fifteen minutes drive.
The historical town of Orvieto is 25 Kms away, half an hour in the car; Lake Bolsena is also 25 Kms away. The Umbrian town of Spoleto, Perugia, Todi, Assisi are all within one hour drive. Rome can be reached in one hour and a half and Florence in 2 hours.
Shops of all kinds, banks with ATM, artisan food shops, supermarkets, petrol stations and restaurants can be found in the three local villages of Bagnoregio, Civitella d'Agliano e Castiglione in Teverina; there you can buy the exquisite local pecorino, porchetta and prosciutto and stock up with the most delicious (and incredibly cheap!) local wine. In the summer the whole area is alive with traditional fiestas and musical events. A huge public infinity pool and cinema can also be enjoyed at Castiglione. The historical towns of Orvieto, Todi, Perugia, Spoleto, Viterbo are all within easy driving distance and abound with cultural riches. The whole area is of great historical interest, being the site of the ancient Etruria, the heart of the ancient Etruscan civilization, and here the traditional rhythm of life has changed little.

Changeover Day: Saturday Carpinetta is available from June until October for weekly periods of at least one week, preferably from Saturday to Saturday. Arrival time: Sat after 4.00 pm. Departure time: Sat by 10 am. Notes on prices: Main house: Bed linen and towels are provided. Hot water, gas, electricity and free wi-fi are included in the rental charge. Additional accommodation is available on request in the medieval tower in the grounds (with 2 single beds+toilet) at a rate of £350 per week. There is a one-off charge of £150 per booking (£220 if the tower is also rented) which covers final cleaning and bed linen and towels rental and final laundry, payable with the initial booking. For rentals of more than a week, a cleaning service is available at a rate of €10 per hour, and a change of linen at a cost of € 10 per person, payable directly to the cleaner.
