The flat looks out on to beautiful well maintained gardens and is close to walks, cycle paths, 18 hole golf course and riding stables and tennis nearby. The market town of Horsham is 3 miles away with a lively town centre, theatre, cinema, shops and railway station. Brighton is 40 minutes by car, and London 55 minutes on the train. An hourly bus service connects the village to Horsham town centre in less than 15 minutes. There is a village shop and post office within walking distance, and a friendly pub with beer garden close to the shop. The flat itself has been recently redecorated and has a well equipped kitchen and new shower. There is a double bed in the bedroom and sofa bed in the sitting room, which has a sliding patio door looking out onto the garden. This accommodation is ideal for couples looking for a peaceful location and lots of walks and local exploring.

A few issues but could be amazing...
Booked an 8 day stay, early October 2018. On entering the flat we were greeted by a damp, musky smell. Overall it looked OK, clean and tidy but not very warm. Went to use the microwave and found it filthy. We’re talking engrained. There is no main cooker, so everything has to be done in this.
All the kitchen cups were stained and the utensils, saucepans, plates, everything in the kitchen was sticky and not very clean. It wasn’t very warm either - the heating had gone off. There was a tiny radiator heater so we had to use that. The mattress wasn’t great either - you could feel every spring in it.
Saw the owner the following morning. On mentioning the microwave he said oops, sorry it was his job and he missed it. We said the kitchen radiator wasn’t working so he said he would see about that. He also gave us his iron as that was missing from the flat too. Although he seemed very nice, frankly he gave the impression that he wasn’t very interested and I think all these problems have been there for a while. He said there was a dehumidifier in the kitchen we could use - so it’s presumably been a problem before.
We were out for the rest of that day and thought that by the time we came back he would of perhaps cleaned the microwave - afraid not, still filthy.
The damp is because of poor ventilation. We opened everything up as much as possible and had the heaters running and within a couple days it was much better. Most of the doors and windows are single glazed - with aluminium frames so get bad condensation on them. And with no heat in the kitchen, the condensation is bad.
We saw the owner a few days later and he said he had a new microwave coming the following day. However, we never saw it. The radiator in the kitchen was never fixed either.
There were lot’s of daft, annoying things too - the kitchen mixer tap is stuck in one position, in the bathroom the toilet roll holder and towel rail are hanging out the wall on one side. There’s no curtain on the front door pane of glass, so when you walk from the lounge to the bathroom you’re on full display.
However, it did have the most amazing powerful shower and plenty of scorching hot water. The corner shower cubicle however is very tight, but OK for us.
The setting is lovely and the outlook into the garden is great. If they put a proper oven in, added a washing machine, replaced the mattress and fixed all the little odd jobs that need doing it really could be something special.
It's amazing how on meeting a guest you know within two minutes that a bad review is on it's way.
Having said that they do have some valid points. The new microwave ( with grill and air fryer) has duly arrived.
The radiator has now been fixed.
The kitchen tap is an oddity but works.
There is a very good dehumidifier, which if you don't turn it on ( and have to be shown how to open a window ) you get condensation.
I think arriving from a hot climate to a lovely English autumn takes a little adjustment but many of the other comments I would have to take issue with.
It is a modest property with modest prices, which the majority of our guest have given us good feedback on. I'm sorry we didn't meet the expectations of these guests.

The owners where lovely people and made you feel very welcome. The house as everything you need. It’s lovely and peaceful sat in the garden. The village is only small but as a local shop and a friendly pub. It’s a ideal place to stay.
Lovely self-contained annexe in a very pleasant location.
Excellent accommodation at a very reasonable price. It was the ideal place for our week long stay near Horsham - just as described on the website. The local pub serves good food and the bus stop if required is conveniently placed just a few yards from the gate. If we hadn't been so busy helping our daughter move from London to Horsham we could have enjoyed a nice relaxing holiday here!

It would have been good to have control of the heating and hot water! Especially when the owners were away, and the weather was quite chilly in the evenings, and when they had guests, as there was no hot water for a shower.
Unfortunately, a gaff on my part in setting the timers while we were away, resulted in the above problem. Our guest (very kindly) decided " it would be unkind to disturb your holiday" though in the light of the review, I wish she had. I have offered compensation which has been accepted, as " very kind of you ".

Disappointed in this accommodation although the area and village itself are very pretty we would not stay at this cottage again, my husband is still recovering from a cough we believe was caused by the dampness.
Where to begin .... As well as the above, the mirrors were too high, the loo roll was in the wrong place if you were left handed and the English weather in May was too cold and damp ( understandable if you've just arrived from Australia ) After being on the receiving end of an outburst of temper, the writing was on the wall and we knew a bad review would follow.
Is it shabby and damp ? We don't think so. Our current guests don't think so and we have been delighted with all our previous reviews.
So, we leave you to judge but hope to welcome you to our cosy and comfortable flat.

We booked to stay for a month while our new home was renovated, flat is lovely beautiful views of the garden, everything clean and tidy and off parking for two cars a real bonus.
The Owners were great and very friendly, the village is beautiful and the local pub does great food and is in walking distance.
If you want a tranquil comfortable break in lovely countryside then tis is hard to beat.
Close to historic towns of Horsham, Petworth, Guildford. Petworth is a centre for antiques and Petworth House and grounds are open to the public. Brighton beaches are 40 minutes drive away. The Downs cycle link is very close and you can walk or cycle from Guildford to Shoreham -by- Sea through beautiful Sussex countryside. There are walks on the South Downs close by, and Southwater country park is less than 10 kilometers from the village.
