We very deliberately chose this property based upon the descriptions and pictures on the website. We were not disappointed.
Should it matter to anyone, the area is very rural, and the road in and out of the property is quite steep. There is zero phone/cell signal, but the property has WiFi included which was very helpful. These points may be negative to some, but to us it was perfect. The peace and quiet was very welcome. The pool area and the various out door areas are so very private and you cant help but relax. We would have no qualms recommending this private retreat to anyone.
Communication with the owner/manager was excellent, and their welcome was most warm.
il Molino Splendido
The Miller's House is renovated to a very high standard, with what seems to be no expense spared from the wonderful glazed floor tiles, to the beams of the roof. The location is probably the most tranquil we've ever stayed, completely isolated in the thick of the forest between Tuscany and Umbria where wildlife was in abundance (huge variety of butterflies and bees, wild boar, birds of prey, red squirrels, lizards, and Hoopoe once). The pool is a good size and not overlooked at all. And some of the best night skies to boot. The Taverna in the local village looks very basic on first approach, but the food was always excellent as was the service. I highly recommend The Mill and Millers House.

Simply splendid isolation
Words cannot do justice to the marvellousness of this place. Located up winding roads and superbly isolated from even the village which itself is accessed through remote mountain roads. It is the perfect place to leave the pressures of everyday life behind you. the facilities are superb too, with lovely well maintained swimming facilities, beautifully furnished living quarters and well designed bedrooms that are cool and comfy. The location is well situated if you fancy getting out and about, we visited Cortona, Montereggioni and Siena. The hosts were helpful and attentive. In short we cannot recommend highly enough.
The property was absolutely wonderful!! I fell in love with the patio where I enjoyed almost every meal and morning caffe!! The hosts are amazing people that made the trip a lot more comfortable thanks to their recommendations and insights into everything Italy! My new home away from home!! Grazie!!
A wonderful setting for a great family time !
Il Mollino is an incredible place with its two houses offering all the comfort needed. The grounds are beatifully landscaped and offer a very quiet and relaxing haven.
san Leo bastia is pretty well located when one wants to discover that part of Umbria with Perugia only an hour away, and lots of authentic villages or charming small medieval towns easily accessible.

The sound of silence
The two houses were far better and more stunning than expected from the owners description. The property was in a perfect state, inside and outside.Impressing!
We travelled with two girls, 13 and 15 years old. They were totally happy and wanted to stay there. For only two evenings, we went to Cortona and Citta di Castello. We can recommend the Pizzeria " Il vecchio Granaio" in Calzolano, 10 km away.
In San Leo Bastia 5 km away you can buy everything, which is needed in the Bar Lo Spaccio. We would recommend the Mills houses for people, who search silence, like cooking and want to relax totally.
It is a high end domicile in the area Toscana/Umbria. Cortona is 30 km away, Perugia 65 km. Before our holiday here we had three hot and full days in Florence with 40 degrees. So we really enjoyed this extraordinarily beautiful location.
The nearest beach is on Lake Trasimeno,at Tuoro on the north side of the 4th largest lake in Italy. The beach is man-made and guests can hire sunbeds or take a ferry to the largest island which is famous for it's lace making.
There are several restaurants on the island and one at Tuoro where you can either have a drink whilst waiting for the ferry, or have a delicious lunch or dinner.
Perugia is the nearest airport, 45 mins drive to the house and served by Ryanair from Stansted.
Florence 2 hours.
Ancona 2 hours.
Rimini 2 hours Bologna 3 hours.
Rome and Pisa 3 hours.
Guests' own or hire car is essential.
The nearest village is San Leo Bastia approx 12 min drive, and has 2 bars, both with shops attached where guests can buy most things, including home produced prosciutto. There is also a restaurant with it's own Pizza oven and has the best fillet steak for miles!
Trestina is the nearest town where there are banks, supermarkets, bakers butchers etc - this is about 15 kms from the mill.
The nearest small town is Trestina, about 15 kms from Il Molino. There are banks, bakeries, bars, a hotel with restaurant, and 3 supermarkets, one with a fresh fish department.
There are numerous good restaurants within 30 mins drive of the house - one of which has a set meal at weekends - lunchtime on a Sunday can be great fun - it occupies the ground floor of the magnificent church above.
There is an exceptional restaurant in the next valley where all the produce is home-grown including occasional goat dishes.The Italian chef here is a very imaginative cook and many of our guests have taken lessons at the restaurant and been extremely impressed with his skill and enthusiasm. There are also 2 places which specialise in brunch on Sundays, an organic restaurant, and a couple of inexpensive restaurants with set meals, very busy with office workers, builders, and rarely "visitors"- so guests get to experience the true Italian way of life.
There is a horse-riding centre only a couple of minutes from the village of San Leo - they can cater for beginners and experienced riders - previous guests have said how well-run the stables is and were impressed with the condition of the horses.
We have had many comments from guests regarding the friendliness and welcome the local people have given them - especially the local bar, and restaurants. Many do not speak English, but will make every effort to help guests, and provide what they need.
