Open plan dining and living area (with large sofa bed). 40 inch modern Samsung screen and DVD player: connections for laptop, firestick etc but not connected to TV channels. Wifi. Modernised kitchen. Second living room. Table football game in separate room. The swimming pool is uniform depth and ideal for pool games; outside shower by pool. Steps to enter pool at one end. There are many plants in the garden including lavender and rosemary, wild flowers, cypress trees, cherry trees, fig trees, walnut tree, and a natural wood. The area is blessed with a wide variety of wildlife, much of which can be seen from the garden from time to time: wild boar, deer, foxes, red and black squirrels, lizards, porcupine, buzzards, fire flies. Fantastic place for star gazing as no light polution. Wonderful views of rolling hills. Two minute drive to Gualdo with its two supermarkets, butcher, bakery, fruit and vegetable shop, 3 cafe/bars and excellent restaurant. Historic town of Sarnano 10 mins drive, Sibilini mountains 20 mins and beaches 50 mins. Mountain walks, swimming lake, medieval towns and Roman remains to explore nearby.

About Iain and Judith
We live in Perthshire in Scotland. We fell for this part of Italy many years ago and purchased this lovely house as a family holiday home 11 years ago before embarking on a restoration programme with a local geometra known to us through a mutual friend. We have had many great times in Casa Wales with our 3 children, family and friends. We love it very much.

Why Iain and Judith chose Gualdo
The area is very beautiful, peaceful and populated by lovely people. It is endlessly interesting, but never overrun by tourists, even in high summer. There are many restaurants to choose from, and an abundance of beautifully preserved hill top villages and small towns. The area is great for walkers and we particularly love the gorge walks in high summer, though there are many high peak options too. There is information in the house on walks and on many local attractions.
What makes this Farmhouse unique
The house benefits from being very accessible, whilst is secluded without being remote. There are quite likely to be memorable wildlife encounters during a stay at the house with deer, boar, porcupines, buzzards, lizards, fire flies and many other animals in the vicinity. The village, which benefits from an excellent restaurant/pizzaria, two bars and a good range of shops, is about 2 kms away, and is walkable along tarmac (uphill on the way there) or via the 'white' road that cuts through the fields.

- Notes on accommodation: Casa Wales is the holiday home of the Wales family. It has been restored sympathetically under the watch of a local geometra, who has combined a traditional style with modern comfort. It is furnished simply with a mix of modern and antique furniture. The pool is partly fenced only, and children must be watched carefully. Outside: The garden is substantially laid out to lawn on different levels. There are extensive beds containing a wide variety of plants, and banks of wild flowers (showing all through summer but particularly spectacular in May/June). There is also an old wooded area and cypress trees. The swimming pool is uniform depth, ideal for swimming and pool games. There are shallow steps into the pool at the terrace end. Pool furniture includes umbrellas, table, chairs, loungers. Space for playing games including badminton, football, boules. Barbeque provided. Utility Room: Washing machine in ground floor of annex. Under stair cupboard with ironing board and steam iron, clothes horse provided. Cleaning / Towels / Linen / Maid service: Towels and bed linen along with pool towels are provided. The house will be thoroughly cleaned prior to arrival. Further cleaning can be arranged and paid for locally. Other: Second sitting room has settees seating 4-6. DVD with collection of DVDs and wii. Games room at lower level with table football game.

Nearest beach on Adriatic Coast at Porto San Giorgio (50 minutes approximately), sandy with sun beds, umbrellas, many seafood restaurants on beach itself. Picturesque coastal and cliff area at Conero Riviera (just over an hour away).
Travel:
The nearest airport is at Ancona (80 minutes approximately). This is served by Ryanair from Stansted. Rome 3 hours, Bologna 3 hours, Rimini 2 hours. Approximately 1000 miles by road from Calais. A car is necessary for getting around the local area.

In Gualdo, there are 2 small supermarkets, a Bank, pharmacy, butcher, bakery, fruit shop, 3 bars and 1 restaurant. Small market on Tuesday mornings. Lovely bar/restaurant/pizzeria called Infiniti in Gualdo; English spoken. Variety of restaurants in Sarnano (budget to fine dining), large market on Thursday morning. Fantastic pizzeria in Penna san Giovanni. Excellent restaurant in Urbisaglia (La Loggia), other restaurants in San Ginesio, San Angelo in Pontano (10 minutes) and most other towns in the vicinity.
Roman remains at Urbisaglia are fascinating and extremely well preserved (very important Roman city). World famous caves one hour 20 minutes from house. Mountain walks. Lake at Fiastra (45 minutes) popular for swimming and hiring pedal boats. Water park one hour.
