Casa Joan is registered with mandatory Tourism Licence No 10336/AL, Energy Certificate No CE0000025121920 and is a superb home from home. There are optional air con units in the lounge, dining room and both bedrooms for which there is an additional charge. All the patio doors have fly screens fitted. A small safe is fitted in the villa.
The lounge is comfortably furnished with a large 'L' shaped sofa, single chair, coffee table and sideboard. There is a 37" flat screen LED TV which receives Hotbird free to air international Satellite TV. Local Portuguese TV channels are also available and the main UK TV channels are provided through a set top box which works via the internet. This is dependent upon available broadband speed which can vary, and we recommend that the Wi-Fi is not used in the villa at the same time as watching this system. A DVD Player is also provided.
The kitchen is fully equipped with all utensils, crockery, cutlery and glasses etc. The oven is electric with a gas hob and extractor fan with light above. There is a dishwasher, automatic washing machine, side by side American style fridge freezer, toaster, kettle, and filter coffee machine. The tall end cupboard houses all the saucepans, microwave and plastic items etc. There is a breakfast table and 4 chairs. A carbon monoxide unit is adjacent to the first aid kit on the wall.
The separate dining room has a circular glass top table and 4 chairs with a central ceiling light over. There is a further sideboard with books plus fitted storage cupboards housing the ironing board, iron, bbq free standing table and bbq utensils, cool box and vacuum cleaner.
The downstairs bathroom is adjacent to the dining room and kitchen. There is a full size bath with shower over and a half glass shower side panel. There is a mirror with fitted lights over the sink.
The stairs up lead from the entrance hallway to an upper landing. There is a small table with table lamp under the window. The master bedroom has a brand new 140 x 190 large double bed. The mattress is sprung with a memory foam top. There are fitted wardrobes, hangers provided, plus 2 bedside tables with table lights. The sideboard has a wall mirror over and a hairdryer is provided. There is a floor standing fan and washing basket. The patio door leads to the large upper outside terrace which has a patio suite with cushions and coffee table.
The twin bedroom also has fitted wardrobes with coat hangers provided. There is a central bedside table with table light. A free standing mirror, fan, hairdryer and wash basket is also provided. The patio doors open up onto a small Juliet balcony.
A cot and highchair can be provided if required at no extra cost. We do not supply bedding for the cot, so please bring your own.
The upstairs wc has a free standing multi-head shower cubicle with integral seats. There is a mirror with lights over the sink.
The door on the landing leads to the upper front terrace which is mainly in the shade.
The garden is fully fenced and secure with a sensor light on the side of the villa, mainly laid to lawn with oleander shrubs and lemon trees. Please help yourself to a lemon or two for your G&T! There are two large palm trees in the centre of the lawn. A rotary washing line (pegs and washing basket provided) is sited on the edge of the lawn. The lawn is irrigated by a computerised water system which works for three mornings each week during the summer months coming on at 2am for 10 minutes. The unheated swimming pool is 10M x 6M (including steps down), 1M deep at the shallow end and 2M deep at the deep end, with a ladder step at the deep end. There are steps down to the shallow end. The swimming pool has been completely refurbished for the 2017 season. There is an outside shower.
There are 4 sunbeds on the terrace around the swimming pool plus seating areas. Sun umbrellas and small pool tables are provided. The main outside dining table and 4 chairs sits in the shade under the upper terrace. There is a large sun umbrella fitted in the centre of the table. The fitted bbq is adjacent to the dining room.
The villa is strictly non smoking, an ashtray is provided for outside use.
A fantastic large beach is just a 2 minute drive away and for nature lovers, there is also an excellent wild bird sanctuary and lagoon with an elevated boardwalk with viewing station at nearby Salgados.
The golf course at Salgados and the two new courses at Amendoeira, Silves, are around a 15 mins drive away.
Historical Silves with it's ancient castle is 30 mins drive. During the second week in August a medieval festival is held in Silves with entertainment and many stalls. Algarve Shopping at Guia is 15 mins drive which has a large supermarket, cinema complex, health centre, food hall and many shops.
You will find many boat trips to the caves from the beach at Armacao de Pera which are recommended. The local fishermen bring in their daily catch to this beach and this is an experience not to be missed. You can purchase fresh fish from these fishermen.
If you have mobility issues, we can provide (at an extra cost) a wheel walker or an electric mobility scooter. This will be delivered once you have arrived at the villa and full operating instructions will be given. The outside garden, terrace and pool area is flat.
If you prefer not to hire a car, we can arrange for a local taxi firm to pick you up from the airport. The owner, Pavel, speaks perfect English and he can arrange transport anywhere for you at any time 24/7. Please let me know in advance if you require this service.
Casa Joan sits on the corner of a privately owned urbanisation on the outskirts of Pera. All amenities are within walking distance from the villa. You will find bars serving food, coffee shops and a mini supermarket along the main street. There is also a bank with an ATM cash machine, chemist and post office. Just a 2 minute walk away you will find a coffee shop (the owners speak English), a mini supermarket with an ATM cash machine, hairdressers and health centre. Pera is an interesting typical Portuguese small town and you will find many back streets definitely worth exploring.
We request that you vacate the villa by 10:00 on the morning of departure, and arrive after 14:00. This enables the maid to prepare the villa for the next incoming guests. The villa also needs to be inspected for any possible accidental damage before the security deposit is returned. This inspection is also carried out during this time.
