The climate is perfect for a permanent living. The residence is situated in a calm district, somewhat elevated from the city. The residence is small, only 24 apartments that share the clean swimming pool and the tennis court. Although secluded, shops, bank, post, pharmacy and restaurants are only 1km away, reached by your own car or by bus. For your comfort a car is recommended as the roads are steep and the last bus goes at 7pm. The beach is 2,5km away.

From the garage there are no stairs to the elevator that brings you to the apartment on the 4th top floor with a breathtaking view over the Mediterranean Sea and the Bay of Nice with the lighthouse of the Cap Ferrat in a distance. The terrace, 70m2, gives you the feeling of being in your own garden.

Amazing - a must stay!

I came here beginning of September with my friend and we had a brilliant time. While check in was supposed to be no later than 6pm, the owner arranged a 9pm check in as we could not get down quicker. We then ran 30 mins late but the contact was lovely and was very patient and waited. There was a garage we could park in and we found it very accessible and easy to get in and out.

The apartment itself is very homely and it was brilliant having the basic condiments there like salt and pepper. We even had a couple of cold beers waiting for us which we gratefully accepted! Because it's the owner's house there are a few items of his there but we actually preferred this and meant things like music, films, linen, towels etc was all there for us to use.

The terrace is huge and gorgeous with plenty of space to sunbathe and have a BBQ. The pool is also big and there were very little people around as it's a small complex. The tennis court had certainly seen a lot of games and perhaps needs some TLC but it made the sets more entertaining!

It's the perfect place to relax at which has easy access to Nice Old Town (although this does require a couple of cheap buses or a taxi). The views were incredible and we preferred being slightly out of town than in the hot and busy center. Nice Old Town is beautiful though.

There were some mosquitoes so bring your repellent and they'll leave you alone. It's pretty much the same anywhere at this time in France.

The owner has gone above and beyond to ensure we had a comfortable stay and we will certainly be returning next year!

Never again

Found the property easily enough but entry to garage was difficult because of narrow road and no where to wait for key keeper except on steep slope to garage.

Agent kept us waiting for an hour and once inside was told about flat having security problems and the requirement to keep shutters closed. No air conditioning.

Not well maintained. Fridge had left over food in it. Fridge door broken and outside and inside dirty. Kitchen floor and work tops dirty. Towels and bed linen grey and well used. Pillows marked.

Bulbs in bathroom lights missing and holes plugged with corks. One bathroom cistern did not work. Electric sockets overloaded.

Patio garden overgrown and furniture missing. Mosquito infested.

agent had no interest in property.

We decided not to stay in the property and would never recommend it to anyone.

Owner's Response: I can assure all tenants that the apartment is in accordance with the listing, all appliances are in good order. There is a large assortment of bed linen and towels and a lovely terrace for an enjoyable holiday. There is a huge traffic problem in Nice, not yet solved therefore keeping an appointment might be difficult. It is very unfortunate when tenants have to wait to be let into their holiday home due to heavy traffic. For security reasons tenants are asked to close shutters when leaving the apartment, it also allows the air to sweep through the rooms to keep rooms cooler. The apartment is my private home, it is kept clean and tidy, the terrace is always flourishing and trimmed and I feel very comfortable. Each and one tenant has ones own way of finding comfort in a holiday home. As a self-catering rental most tenants appreciate to find ketchup and mustard in the fridge as part of basic spices. The condition of the apartment can change with different travellers coming and going during the summer holidays in spite of the good help of my caretaker.
