This is a beautiful, 3 bedroom, 3 bathroom villa with a private swimming pool, gardens and panoramic west facing views of the Aegean Sea. It is situated on the exclusive 'Royal Heights' complex, is finished with marble floors and marble bathrooms throughout and furnished to an excellent standard.
The front door (on the first floor) opens into the large living area and extensive kitchen and there are three patio doors leading onto the balcony. From here, overlooking the private pool, you can enjoy the panoramic sea view and watch the sun set.
The stylish bedrooms, 1 double and 2 twin are situated on the ground floor offering access to the garden and pool at the back of the property. The beautifully finished bathrooms are also situated here. There is a washing machine also.
The roof terrace is another room in itself. With it's wooden gazebo offering shade from the midday sun and the luxurious sofas, it is a fantastic space to send time relaxing or socializing, whilst once again taking in the uninterrupted sea view. The roof terrace also has a barbeque and 2 sunloungers.
The villa is fully equipped with all modern comforts, is furnished generously with fresh linen (towels, sheets and beach towels) and offers air conditioning as an optional extra. There is a travel cot for use by those with younger children and this is offered at no extra charge.
There is a TV, DVD recorder and ipod docking station to make your stay as comfortable as possible. And there are a number of DVD's and books for your use by our guests. Please note these are in English only.
The exclusive 5 * Royal Heights complex has fantastic facilities including a superb Club House, overlooking the sea, with restaurant and bar, infinity pool, indoor pool, gym, luxury spa centre offering Turkish baths, massage, sauna and beauty treatments. There is a 'Riviera' style Beach Club for day time relaxing and night time partying. There is an additional communal pool which has a flume and which is only 20 metre from the villa. Ideal for the children.
The local area and neighbouring complexes offer further restauarants, supermarkets, taxi rank, car hire, excursions and more.
FLIGHTS: You can fly to Bodrum Milas Airport (BJV) from most major UK airports, with a wide range of tour operators.
Low cost Airlines flying direct during the summer include: easyjet, Aegean Flights, Pegasus, Onur air, Thomsonfly, Firstchoice, Thomas Cook, h4u and Monarch.
For flights during the winter season (Nov-April), Bodrum can be reached via Istanbul with British Airlines and Turkish Airlines.

LOCAL ATTRACTIONS / DAY TRIPS: • Halicarnassos Mausoleum is Bodrum's oldest and most significant antiquity, given it's status as one of the seven wonders of the ancient world.
• The Castle of St. Peter is without a doubt the most prominent feature of the Bodrum landscape dating back to the medieval knights of St. John. Today the Castle is home to the Underwater Museum, exhibits include an ancient shipwreck and various other antiquities found in the area.
•Daily boat trips from local villages or from Bodrum itself stopping off at secluded coves for a spot of sunbathing, swimming and snorkelling. You can either take a larger boat along with other holiday makers or charter your own smaller boat at very reasonable prices.

- Pamukkale: Literally translated as 'cotton castle', the amazing calcium rock formations should be seen to be believed.
- Ephesus: This amazing ancient city can be reached in about 2 and a half hours by road making it easily accessible for a day trip.
MORE THINGS TO DO: • Shopping lovers are spoilt for choice with Bodrum's many weekly markets. In the main resort, there is a fabric and clothing market on Tuesdays and food markets on both Thursdays and Fridays. Gümüslük and Ortakent both hold markets on a Wednesday, Yalikavak on a Thursday, Bitez on a Friday and Gümbet on Sundays. Turgutreis also has a Saturday market.
• Take in stunning coastal scenery, lush woodlands and historic ruins that otherwise would be missed, by Exploring the Bodrum Peninsula on foot using one of the established Walking Trails.
• Bodrum's prime position along the Aegean coast is ideal for Diving. There are numerous dive sites in the vicinity of the resort and the Peninsula. You can hope to see lobster, crayfish, barracuda, octopus, sea bass and shoals of sea bream to name but a few.

Sunset villa is a fantastic place. The views are amazing and it feels like home away from home. The villa is exactly how you see it in the photos. It is well equipped with everything you need during your stay. There is also a Migros store not to far away where you can buy all your daily essentials.
I made good use of the roof terrace, when we returned from our day trips out. It was very relaxing and it's a good place to do some reading and have some alone time.
I would also like to say, Suzanne was very helpful during the booking process. She made this process very stress free and all the information she provided was very helpful. She was always quick to respond to any questions I had.

From the moment we stepped into Sunset Villa it felt like a home from home. Everything required for a comfortable relaxing stay has been provided. I could have spent all day on the roof terrace with the luxurious sofa and there is no better way then to end the day with a glass of wine as the Sun sets.
The Villa has 3 good size bedrooms with ample storage space, a fully equipped kitchen and comfortable lounge area with additional outside eating area, Suzanne and Ed have also provided a TV with DVD. The Wifi was a bonus particularly with 3 teenagers in tow!
The complex is set within a hillside so be prepared to work your calf muscles and do as we did and make use of the shuttle bus, simply flag it down as it drives past. The bus takes you to the neighbouring sites of Flamingo and Turquoise. As a family we really enjoyed the vibe at Turquoise and the food and service was excellent - highly recommended.
There is a well equipped supermarket within the local neighbourhood and also a taxi rank. We hired a car and drove into Bodrum and explored the peninsular. The local day boat trip was also very enjoyable.
Royal Heights has a lovely clubhouse and the infinity pool is spectacular, we only had one meal at the clubhouse restaurant and personally preferred Turquoise, Basko Sunset and My Beach.
Upon arrival the villa was clean, fresh and the local management agent dealt with any queries we had.
Air conditioned throughout and with its own pool make Sunset Villa a highly desirable Villa. We have already recommended it to our friends and have every intention of visiting sometime again.

The view from Sunset Villa to the sea was fantastic!
Overall our holiday was amazing. We have 3 children aged 1, 3 and 7. This was perfect for them but unfortunately with my 1 year old I could not relax. There were 3 floors to the villa and no stairgates. My 1 year old has mastered climbing up the stairs but not coming down and with the whole villa tiled it was an accident waiting to happen. However there was everything else in the villa I needed for a small child from a travel cot, high chair to car seat if we hired a car.
The weather was spectacular and the locals were friendly and helpful and local transport was always regular.
Overall a lovely holiday and a welcome break for rest of the family.
We all had an excellent holiday at the Sunset Villa. The villa is very well decorated, very clean and its location within the complex is excellent.
The villa is very appropriately named, as the sunset view is absolutely stunning, watched it every night. The shuttle bus service to the Clubhouse is very good, made good use of it. The Migros supermarket is very good too, and shuttle bus drivers are very kind, can drop you at the shop and also pick you up at a designated time.
Swimming in the pool was very refreshing, it was cleaned everyday.
I would definately recommend the villa to my friend, and if I ever return to Bodrum, Sunset Villa is where I would stay.

A super villa on a quiet resort with super facilities. Beautifully decorated and furnished. Loved the roof terrace sofas and the sunset views from late afternoon. Kids loved the flume pool just a short walk from the villa's front door. So much that we could have done but found just lazing by the pool too tempting on the loungers or bean bags. We did venture to Bodrum for shopping and dinner which was fun.
Villa clean and well equipped. Club restaurant very reasonably priced and friendly staff.

The property sits on a stunning west facing ridge overlooking the Gulf of Gulluck and Mandalya Bay just north of Bodrum. Bodrum (BJV) airport is15km away. On the other side of the ridge is Lake Tuzla with its extensive salt-water wetlands leading from the sea. Surrounded by rolling mountains covered by a rich combination of wild shrubs, olive groves, pine and Tamarisk trees, this is perhaps one of the most beautiful locations in Turkey. Close by is the small fishing village of Bogazici which holds an important place in history as the ancient city of Bargilia. Today fish restaurants fringe the sea front offering the day's fresh catch and other Aegean specialities.
Bodrum, only 30 minutes away, is a vibrant, cosmopolitan town set around a natural harbour. With its array of beautiful boats, the famous St Peter's Castle, extensive markets and shops in the hidden lanes, the world famous nightlife and many restaurants along the waterfront, there is plenty for old and young to see and do.
15 minutes from the villa is Vita Park Golf Resort, which opened its doors to golfers in July 2009. This is the first major golf course to open on the Bodrum peninsula.The first course completed for 2009 is the Milas-71, a par-71 18-hole golf course which hugs the contours of Lake Tuzla. The course is 5,850 meters long and offers the charm and challenge of an Old World course with a feel that is reminiscent of traditional Scottish links. The Milas-71 course is a pay & play course, bookable either through Vita Park Golf Resort or through some of the hotels which fringe the shoreline in the region.
