Villa near St Junien, Haute Vienne, Limousin, France - Peaceful, 5 Mins Drive From Town And Golf Course

The property is situated 3 miles from the bustling town of St Junien, a small rural French town that has 2 hypermarkets, a few mini supermarkets, restaurants, a Saturday market and the usual pattiserie, boulangerie, boucherie and other traditional artisan retails outlets. The property is located within an acre of grounds, with a secluded south facing private pool and loungers in the front of the house. There is a barn to the rear and inside the barn there is table tennis and a basketball hoop. To one side of the barn there is children’s play area with swings and climbing apparatus with a large trampoline on the lawn. The garden is fully fenced and safe for children, the swimming pool is surrounded by French law compliant safety fencing and a self closing gate. There is also a covered outside kitchen/BBQ area with a decked dining area and under cover hot tub. There is an additional lounging area under cover by the kitchen door. All in all, a wonderful place to relax and enjoy fine food and wine.

The house is a 4 storey (including the cellar) 130 year old villa, built by a local Glove factory owner as his own home in 1888. The architecture is unusual for the region and was heavily influenced by his travels around the world. This makes Le Petit Pre quite unique and a lovely surprise when you first see it. The house has a lovely well equipped kitchen/diner that sits 6 comfortably and 8 at a squeeze, but thats not an issue as there are so many wonderful places to eat outside at the house! The key area is the deck up by the barn that adjoins the under cover summer kitchen and 4 person hot tub area, with a couple of different cooking options and a table that seats up to 12 people. There are also 2 wooden picnic tables in the garden that seat up to 6 or 12 when placed together, so you can eat where you want! Inside the house is a dining hall, living room with all mod cons, downstairs toilet and lovely cellar bathroom with a roll top, claw foot bath and shower over. There is also a Samsung washer dryer and sink. By the front door, overlooking the pool are 2 x wonderful hammock seats, perfect for sundowner drinks watching the children play in the pool. The first floor has a master bedroom with super-king size bed with canopy over and a children's bunk room with LCD TV/DVD player and cot. There is also a shower room and toilet with a huge rainfall shower head, separate shower hose and double sized shower base - a wonderful place to soak, any time of day. Up the stairs to the top floor brings you to another king sized bed and a twin bedroom, again with LCD TV and DVD player - so you can see the house is perfectly set up for 2 x families of 4! The views from the top floor are lovely with glimpses of the town of St Junien to the East and the River Vienne to the front. The floors and and staircase are lovely old stained wood throughout and every room has a floor or desk fan, plus window shutters, to help keep you cool on those long summer days.

Outside the front of the house, the 8m x 4m in-ground private swimming pool is south facing, surrounded by a sun trap patio and is completely private, as it is surrounded by a 8 foot hedge! The depth is 1.5m throughout with a ladder, so safe for older children and adults but also surrounded by safety fencing and a self closing gate to keep toddlers and babies safe.

Overall, the house is a joy to stay in, with loads of lovely shabby-chic touches and plenty of space inside and out, for everyone young and old. You can eat in a different part of the huge garden every night, while the hot tub, cellar bath and rainfall shower give you enough luxury to help you to properly relax and enjoy your well earned holiday!

Why Clare Macnaughton chose Saint-Junien

We happened upon it by chance after seeing it advertised in The Sunday Times. We boarded a TGV train to the Limousin via Paris, and journeyed to the property. When we visited it - it was love at first sight. We put in an offer that was accepted and became french property owners! It really is a beautifully unique property with so many lovely spaces and features, we just had to have it and threw caution to the wind.

What makes this villa unique

Very close to the nearest market town and supermarkets but still in a relatively isolated position. The pool is a sun trap and completely private and the garden is big, safe and full of fun adventures...

Hamilton Family: Le Petit Pre is a stunning traditional French home with fabulous pool & patio, with outside sun deck and patios carefully designed to maximize use of the sun throughout the day. It is set amongst mature, landscaped gardens in a tranquil rural setting, modernised to cater for large family groups and provisioned to the highest standard. This fusion of old and new has created a holiday destination that simply we fell in love with. On several days of our holiday we didn't leave the grounds with the pool, play barn & gardens proving ample entertainment and relaxation for the group. The Vienne river is on the doorstep with beautiful walks, cycles, canoe trips all easily accessible and within a short drive are a number of picturesque lakes with artificial beaches, sailing and other sporting activities catered for. For the cultured, chateaus, galleries, restaurants, roman ruins and historical sites abound. In short, a fabulous family holiday location with the 'wow' factor!

Notes on accommodation: Le Petit Pre is a four story house that was built in 1888. It retains many of it's original features and has been decorated in a mix of modern and vintage styles. As with many rural French houses, the hot water heating and kitchen cooker are supplied by canister gas and the toilets are flushed into a septic tank. The house has a heating system although we don't turn it on during the summer months as there is no need! There is free 1 MB wi-fi for guests usage. The house is suitable for children. We have a 12 year old and a 7 year old, and have enjoyed many holidays at the house with children of all ages. However, the stairs are very steep and young children do need to be supervised to ensure they don't stick things, or fingers, into sockets. Outside: Outside of the kitchen there is an external covered lounging area that enjoys the evening sunsets, with 2 armchairs and a sofa. Next to the barn there is a further covered outdoor kitchen for BBQ and other alfresco dining, with charcoal BBQ and gas 4 ring hob (canister gas) and a Mexican style BBQ oven. It houses a hardwood outside table that can comfortably seat 8+ on the large decked area (in range of the wifi) - perfect for a lazy breakfast as the sun comes up and it gets the sun all day long and late into the evening! The 4 person hot tub is under cover next to the deck and enclosed by curtains for privacy if required! Utility Room: The utility room is cleverly situated in the cellar, with a low ceiling, and includes a sink and new washer/dryer, as well as storage and a lovely roll top Victorian style claw foot bath with hand held shower. Cleaning / Towels / Linen / Maid service: Pillows and duvets are provided, as is all linen and towels. The property will be cleaned prior to arrival. Other: There is a separate toilet on the ground floor and additional toilet in the upstairs shower room. The house comes with free 2 MB wi-fi broadband access (unlimited) and free local telephone calls

Glorious setting.

We were met by the very welcoming Housekeeper who gave us a comprehensive overview of Le Petit Pre. The gorgeous house was spotless and the kitchen far better equipped than ours at home! We luxuriated in the space that the property provided both inside and out. It would comfortably have accommodated two families. We used the pool all day, everyday and the when we need a change of scene, an ongoing table tennis tournament provided distraction in the barn. Children aged 15,12 & 5 were kept occupied and happy for a week with all that the property provided and we are only mildly ashamed to say that the only time we left the house was to drive the very short distance to the hypermarket for food! It was a fabulous setting for a family holiday, little things like the bed linen, the housekeeper's help with a query mid week, the trampoline and numerous different places to sit and read a book or sup a sundowner - oh and the wifi ( kids v. happy with this) made it a place to stay we all wholeheartedly recommend. It's very easy to find too!

Fabulous family holiday!

We were greeted on our arrival by Paula, the housekeeper, who gave us a friendly welcome and an informative tour of the property, without being too intrusive. The property was clean is is obviously well cared for. Paula was just a phone call away and could not do enough to help us when we had a couple of emergencies, especially when we required medical assistance for my son.

The amenities that the property offered allowed us to have a wonderfully relaxing holiday despite the changeable weather we had. There were two families staying in the property and we had sufficient space to accommodate all of us. The children were kept amused by the pool, trampoline and playing table-tennis or basketball in the barn when it was a bit rainy. The property is suitable for families with younger or older children. The hot tub is a welcome addition to the house and we enjoyed spending time in it during the evenings when the temperature had dropped.

The nearest town is a short drive away with large supermarkets on the outskirts. There seemed to be plenty of places to eat but we didn't eat out at all, we just enjoyed the BBQ or using the well equipped kitchen.

The surrounding area is very beautiful and I wish we had had more time to explore it.

Both families thoroughly enjoyed the holiday and all would definitely recommend to others.

Special interest holidays:

The lakes of the Charente and Haute Vienne provided excellent licensed fishing for anglers. The region offers canoeing, sailing, wakeboarding, tree top adventures, aquarium, zoo and chateaus.


Around the Haute Vienne and within a 30 min drive of the house are various lakes with beaches. The nearest 'Plan d'eau' or 'Place de Loisirs' is at Etagnac 5 mins away. The lake of Videix with water-sport facilities for hire is some 30 min drive away and the spectacular Lac de Paradoux, also with water-sports to hire is approximately 50 min drive away.


A car is essential due to the rural location of the property.

Limoges airports 20 mins drive. Flights from: Paris/Southampton/East Midlands/Liverpool/Stansted. Please contact owner should you require weblink addresses. Caen 4.5 hours drive. Cherbourg 6 hours drive. Calais 9 hours drive.


Local town St Junien 5 min drive. Rochechouart Chateau & local arts 10 min drive. Oradour Sur Glane (war history) 40 min drive. Bellac Outstanding beauty 30 mins. Lots of chateaus around nearby as the house is on the Route Richard Coeur de Lion. You will be staying in the heart of real France.
