Kalkan Retreat (sleeps 8 plus one child in a cot) is a contemporary, luxury, air-conditioned villa with 4 bedrooms each with it's own en-suite and three have their own private balcony. The interior is spacious and cool and has been designed to meet your every need. Outside it has its own private swimming pool with extensive terraced garden areas and two barbecues (one traditional stone built and one gas). There are sun loungers for all guests and charming shaded outdoor eating and seating areas. There is also a stunning roof terrace which provides a fabulous sun bathing platform as well as a perfect spot for drinks in the evening. A table tennis table with equipment is provided as well as a Wii. The villa commands stunning uninterrupted sea and mountain views in the desirable and peaceful location of Kalamar Bay. It is only 5 minutes walk to the local beach club where you can sunbathe, swim in the clear waters of the Mediterranean, dine or enjoy the full range of water sports that are available. The premier resort of Kalkan with its array of shops, restaurants, bars and nightlife is approx a 15 minute stroll or 3 minute taxi ride.

About Pauline Spiers

I am based in Bahrain with my husband who is a management consultant to the energy sector. Our two daughters who are both in their 20's live and work in London. We bought the villa in 2008. We had spent the previous four years holidays in Kalkan when we decided to buy. It was the one place in the world that we kept returning to and everyone in the family enjoyed. The guaranteed sunshine from May - October was one factor, but there is so much to do - from historical sites to retail therapy to water sports to chilling. In the evenings the town comes alive with a multitude of wonderful restaurants. Don't hesitate to visit - you will love it!

Why Pauline Spiers chose Kalkan

We enjoy living in warm climates and buying the villa was part of our long term plan to have a property overseas. At the time we were still based in the UK and had enjoyed many years of family holidays in Kalkan with our teenage daughters. It is the only place we have found that we like to return to year after year for family holidays and our 28 year old daughter still says Kalkan is her favourite place in the world. Bearing in mind she has lived in Bangkok for five years when she was a child and we have travelled extensively as a family I think that is a sound recommendation.

What makes this villa unique

The villa is where we come to relax and recharge our batteries - it is 15 minutes walk from the centre of Kalkan and is so peaceful that sometimes we have to literally drag ourselves out but at other times we are keen to go into town and savour the vast array of excellent restaurants. Everybody is so friendly that you cannot help but feel part of the local community. There is a myriad of activities to take part in if you do want to be active.

Notes on accommodation: All rooms are air conditioned. The ground floor has folding back doors allowing air to circulate freely through the heat of the day. Access to the villa is by a set of stairs at the front. A welcome pack and information booklet with emergency numbers and contact details of our managing agent in Kalkan are provided. We can organise car hire and transfers if required. We ask visitors not to smoke indoors. The marble flooring inside and out becomes slippery when wet, please take special care, particuarly families with very small children and the elderly. There are mosquito machines in all bedrooms. If you are a larger group it is possible to rent additional villas in the immediate vicinity - please contact me for details. We have also provided a cot, high chair and blender for families travelling with young children. Outside: There is a large outside terrace offering panoramic views of Kalamar Bay. The villa has its own private infinity swimming pool (10m x 6m, depth 170cm) with underwater lighting and both walk in tiled steps and a metal ladder for access. There is an external shower for use before and after swimming. For an additional charge the pool can be heated if requested but for the majority of the year this is not thought to be necessary. There are 8 sun loungers with 3 sun umbrellas. The walled gardens are beautifully stocked with bouganvillia and oleanders as well as various herbs and a lemon tree. The whole area is immediately adjacent to the living area and you can enjoy your own choice of music while relaxing in the pool. The shaded dining area is the perfect place to have an al fresco supper on those long, balmy, Turkish evenings. Beforehand enjoy your pre-dinner drinks in one of the two comfortable seating areas. There is a brick built barbeque as well as a gas barbeque. Utility Room: The utility room has a washing machine, iron and ironing board, clothes drying rack and pegs. Cleaning / Towels / Linen / Maid service: Towels and linen included, changed twice a week, when villa is cleaned throughout. Pool and sun terraces maintained daily. Refuse collected daily. Fresh bread can be delivered each morning. Beach towels provided but need to be washed for next guests. Other: Well equipped, spacious, air-conditioned games room with flat screen TV and DVD player as well as Wii console. DVDs, games and books provided. Outdoor table tennis table. Very comfortable outdoor seating and dining areas. Cot and high chair provided.

Fabulous villa in perfect location

We loved our holiday at Kalkan Retreat which was a spacious, modern, immaculately clean and well-equipped villa. The location in a quiet street at the edge of town was perfect for us. We could easily walk to the fabulous beach club for sea swimming and sunbathing and a few minutes away was a selection of great restaurants and small supermarkets. The main town was an easy 15 min walk with plenty of cheap taxis available to get home. We received fantastic help from the local representatives to organise daily bread delivery, a boat trip and a meze bbq delivered. Daily visits from housekeepers and pool meant the villa was always clean and tidy. We couldnt fault anything about our holiday and are grateful to Pauline and family for their help as well as the larger Korsan family.

A beautiful quiet villa with outstanding sea views over to the islands.

We were celebrating my 60th birthday and my husband and adult children and partners got together for a holiday in Kalkan.

The villas was ideal. There was 7 of us and we had 4 beautiful bedrooms with en suites. The villa had so many sitting and eating areas. We used to meet for pre dinner cocktails on the roof terrace before dinner by the pool. The kitchen was so well

stocked, there was nothing that we needed that wasn't in the kitchen. Including the dish washer which helped with regards to arguments to whose turn it was to do the dishes...

We played table tennis, swam all the time in the pool and the maintenance man came in every morning to make sure it was cleaned. The bins in each room was emptied

by the maintenance team daily and one big clean during the week we were there. We had bread delivered each morning as well. The furnishings were of a very high standard.

The high light of the week with regards to trips was a private day out on the yacht Anil with Ali the skipper with his teenage daughter Lucy and chef, anchor man Jimmy. We had such a good trip and swam with the turtles in the bay. The standard of food was amazing It was £200 for the day for us all.

The 5 girls (all together) had a Turkish massage, scrub at La Sera (just up the road nearly opposite Cafe Vita) which we really enjoyed. we negotiated the cost and paid 450Tl . 90Tl each.

We also went canoeing again a private trip that cost £27 each . all day and canoed 15kms. It was hard work and you need a degree of fitness. I would not recommend for young children under 10 as the adult in the canoe would have to work very hard, you really need two adults working together. We also had one capsize and the water was running quite fast. A mud bath during the trip was required as well. It was great fun but exhausting for the older members of the group....

We all visited Yali beach club for a morning and had a drink and stayed for about 4 hours and cost just over £5 each. It was quiet lovely position to watch the yachts going in and out of the harbour and rafts to swim to and sunbath on.. The younger members had been to Kalamar Beach club as well but preferred the Yali beach club. 30KL taxi away.

Our taxi driver Ercan was the best, we whats app him and he was always there even with short notice and would take all 7 of us, none of the other taxi companies would.

Next time I would take £ sterling as took Turkish Lira but best rate in sterling and easy to exchange.

Amazing villa

We were a family of 6 celebrating a 70th birthday, the villa is amazing, everything you need is there. So much space and a lovely pool to cool off during the day, the views are stunning. A bbq was arranged with Ozay from Korsan fish terrace to celebrate my husbands birthday. He arranged for a great guy to come and cook at the villa, all food prepped off site, he even arranged for a cake at short notice, a lovely intimate evening, and would highly recommend.

There are so many restaurants in Kalkan, you never have a bad meal. This was our 6th visit to Kalkan and we will return, a cracking place. Thank you Pauline.

Kalkan retreat is a fantastic villa in a great location overlooking kalamar bay. The villa is very spacious, more spacious than the pictures give it justice. The outside space is fantastic and provides for people having their own space if they want it. Also sunny spots and shady spots to suit everyone.

The heated pool is lovely although deep which tool the little one a little time to get used to although he is now swimming like a fish.

The villa is well maintained and any requests are responded to immediately, it is immaculately clean, really cannot fault it. In my view Kalkan retreat truly is a home from home, suitable for adults and families alike. Have been coming to Kalkan for ten years and stayed in some lovely villas but this is our new favourite, my husband says this is a villa he could live in , if only! 😊

Highly recommend, love love love villa Kalkan retreat.

What a place!

What an fantastic place and what a lovely holiday we had. When we arrived we had a personal tour from the property management and they'd thoughtfully stocked the fridge with some essentials which made for a very relaxing start. The villa is stunning, when you walk in you are greeted by a lovely dropped lounge and a big fully equipped kitchen. Just out from the lounge is a terrace with a BBQ and an outdoor eating area and of course the pool which we spent half our time in! The bedrooms are all massive with ensuites and the cleaners come every day to give the place it a quick once over so the villa stays very clean. For me, the best bit is the roof, we used to go up there every evening to have a drink and watch the sun go down before heading out for dinner, it has fantastic views of the bay and a very comfortable seating area! It was my first time in Kalkan and I was shocked how well geared up for tourists it is, we walked down the hill into town most days and nights but taxis were very easy to come by when we were full of shopping or food and wine! They were also cheap (about £2.50 from the town to the villa). Nearly all the people running the bars and restaurants spoke English and were very friendly which was another thing that just made . We also took a boat out whilst in Kalkan which was a great activity if you fancied getting out of town for a day. We had a great time and would definitely recommend the Kalkan Retreat, despite the fact it's an amazing property it's just so well managed by the local team they have that it means you can really relax right from the minute you get there.

Superb Superb Superb!

As a party of 8 friends we had a wonderful holiday in Kalkan. It was a first time visit for all of us. The Villa is Superb, it's in a excellent location and is furnished to a very high standard. The owner Pauline was extremely helpful and responsive to any enquiries we had from the time of booking and the management company that look after the villa do an excellent job and are on hand for you as soon as you arrive to look after your needs. I would have no hesitation on recommending this Villa, our only regret was that we had to leave !!

The nearest beach club is 5 minutes walk down the hill. They provide a free pick up and delivery service. The beach club has direct access to the sea and offers sunbathing, swimming, water sports and restaurant facilities. There are numerous other beach clubs in the area.

Kaputas Beach is just 15 minutes drive away and Patara is approximately 20 minutes. Patara's 12 miles of golden sand is home to protected turtles and has been described as one of the ten best beaches in the world.


The nearest airport is Dalaman (1.5 hours transfer) but flights are also available to Antalya (3 hours transfer). There are direct flights to Dalaman from many UK airports, including British Airways and EasyJet flights from Gatwick. Transfers can be arranged through the owners. Car hire is not included and is not essential although it is possible to arrange car hire through the owners if desired. Taxis are readily available.


Kalamar Bay is wonderful for people looking for peace and tranquility and provides the ideal base to explore some of Turkey's finest heritage sites in the Lycian region. Kalkan is just 15 minutes walk away or a 3 minute taxi ride. Places to visit within easy reach by car are the Lycian Way, Saklikent Gorge, Kekova sunken city, Tlos, Xanthos, Letoon and the magnificent beach of Patara. It is possible to experience a Hamam or other relaxing spa treatments within a short walk of the villa.

Further Details:

At the southwest corner of the Turkish coast (Turquoise Coast) lies one of the most beautiful and unspoiled areas of the Mediterranean. Kalkan was once occupied by the Greek Ottomans and their legacy has left an old town full of character. It has steep cobbled streets that wind down towards the harbour and the locals are exceptionally friendly.

During the day Kalkan is almost disarmingly laid-back, as visitors choose to enjoy the crystal clear waters lapping the Lycian coast. The public beach next to Kalkan's harbour was recently extended and is more than adequate for swimming and sunbathing. However you choose to spend your days, no-one can resist being back in Kalkan in the evening, for the variety and quality of eating places on offer is quite astonishing for such a compact town. There are little restaurants that are so low key that many visitors never notice them; just the place to enjoy delicious and genuine local cooking. Magical surroundings, a dash of relaxed sophistication and a seemingly limitless variety of places to explore make Kalkan irresistible. The restaurants in Kalkan offer an exceptionally high standard of food and service, some of the best prepared and freshest food we've tasted on our worldwide travels. Many restaurants have romantic roof terraces looking out over Kalkan. Eating out is excellent value and the Turkish wines are surprisingly good. The pretty cobbled streets of the old town are an Aladdin's cave with an abundance of shops selling clothes, jewellery, handbags, gifts, etc. There is also a weekly market on a Thursday. There are a number of bars that stay open through the small hours and play music but no loud nightclubs.

A 40% deposit is required at the time of booking. No contract will exist until we have confirmed in writing. Cancellation charges will apply. We reserve the right to refuse a booking without giving any reason. The balance is due 6 weeks before arrival when we will also ask for £300 damages deposit which assuming there are no damages beyond the normal wear and tear will be refunded within 2 weeks of your return. All damages/breakages need to be paid for in full.

Changeover Day:
We are happy to be flexible bearing in mind the bookings we have immediately before and immediately after your requested date. Check in is from 3pm on the day of arrival and check out is by 11 am on the day of departure.
