Beaches, sea, sun and more. Formia is a beautiful chic italian town nestled in the spectacular Aurunci hills and overlooking the Mediterranean sea. Within driving distance of Formia are Naples, Pompeii, Vesuvius, Scauri, Gaeta and Sperlonga. Rome is just one hour away by train. This town really does have it all. Designer shops, traditional Italian markets, the most amazing Italian food you'll ever eat at prices you won't believe and beaches to die for. If you book early you could receive one or more discounted days at a beautiful private beach resort nearby. This is an area which has something to offer all year round. Easter processions, Christmas pageants, summer festas. The magnificent Roman theatre at Minturnae puts on operatic and theatrical productions throughout the summer months. The pontine islands are just an hour away. Once there you can hire a boat and explore the unspoilt coastline all around the islands. Water-skiing on the lake in Sperlonga is very popular with teenagers. The best thing about having a summer holiday in this area is that you can combine world class cultural excursions with Mediterranean beach indulgence of the best kind. In all past reviews, our guests tell us how wonderful it is to be able to spend a whole day relaxing in luxury at the exclusive Miramare beach resort a short walk from the flat, then the next day to be able to visit Pompeii, Herculaneum, Naples and more. Or to be able to take the children to the Cassino Aqua Park for the day, then to pop into Montecassino Abbey on the way home. Holiday highlights that our guests raved about in recent reviews on our Formia apartment include the following: visiting Pompeii at night as a Son et lumiere extravaganza, hiring a glass bottomed boat at the island of Ventotene or Ponza and sailing all around the island on their own with regular stops at magical isolated beaches, the Aqua Park at Cassino with its multitude of slides, pools and music - perfect for active teenage children and young adults, eating the best pizza in the world at Michele's or Vesi's in Naples, the free operatic productions under the stars in Formia and in Minturnae, spending one or more days at the Miramare hotel beach resort, with its exclusive white sandy beach, secluded pool and pool side waiter service for drinks and food as required, low cost train travel to Rome, Naples and Caserta, the wonderful Formia restaurants - in particular Zi Anna, Zio Pesce, Tartufo and Rosticceria Ravello, being able to buy wonderful Campanian buffalo mozzarella on a daily basis from the local supermarket, the ice-cream at Lavezzi in Formia, the Panorama shopping centre where you can totally indulge in the summer sales and buy wonderful Italian designer outfits at a fraction of their original cost, the people, our guests tend to find their neighbours and other locals they meet, friendly, helpful and kind. In Formia our guests are often the only foreign tourists eating at a particular restaurant or shopping at Panorama or indulging in a day of total bliss at the Miramare beach resort. That in itself is important question to ask and answer when making one of the most important decisions of the year: HOW MUCH WILL YOUR HOLIDAY REALLY COST?

About Lucia

This is a family apartment; we are not an agency or property developers. We now let this apartment during the weeks when we are not there ourselves as we live and work in the UK. We would like others to experience this area of Italy before the 21st Century hits it and transforms it beyond recognition. Now is the time to have a holiday of this kind while places like this still exist. You certainly couldn't stay in a town like this in Umbria or Tuscany or even Sperlonga at this sort of price. Our Formia flat is excellent value for money considering it is within walking distance of the beach and several wonderful resorts; quite a few of our guests are now good friends and return to Formia on a yearly basis. That is our best recommendation I think.

Why Lucia chose Formia

My family bought the property in the early 70's when the apartment block was being built. We have always used this apartment as a holiday home for when one or more of us are in Italy. We selected Formia for many reasons: at the time we wanted a new, modern easy to run apartment (which is furnished beautifully), located close to family connections and good friends but also within walking distance of the beach resort we have been going to for years; we wanted easy access to the town of Formia with all its shops, restaurants and cafes and we wanted good public transport, buses, trains, taxis and private parking for our cars when we are there.

What makes this apartment unique

The expression Location, Location, Location is certainly appropriate here. This apartment seems to have it all. The beach resort we have a connection with is just a short walk away, the public beach is even closer. It is an easy apartment to manage: small but well equipped and easy to clean and maintain. Having good public transport available makes it easy for us to go for short breaks and not have to hire a car. It has proved popular with the rental market as well as it is excellent value to rent compared to other properties in the area; as we are not agents we are not looking for maximum income just for maintenance costs and people that will look after it when they are there. We are now almost always fully booked from March to November.

Notes on accommodation: Many of the neighbours in this and the mini apartment block across the way are known to us and are always happy to assist our guests in any way they can. There are also some new younger families in these two blocks with young children; our guests often tell us that their children make friends with some of the local children in one of the two apartment blocks in this complex and are often invited to go and play in the little children’s playground at the end of the close. There is a small private parking area just outside the apartment block visible from the balcony. You will be entitled to park there providing you avoid the disabled spaces in yellow and do not block the entrance to to the neighbours’ garages. The flat is within walking distance of cafes, shops, supermarkets and excellent low cost restaurants. Outside: At certain times of year we can offer our guests very low cost access to a beautiful private beach resort attached to a luxury Hotel just a short walk away from the apartment (see photos). Here you would receive use of the hotel’s beach, which is cleaned daily, sun loungers and/or deck chairs and beach side bar. Elegant dining facilities on the beach terrace are available if desired at a very reasonable cost. There is a life guard on the beach all day so children are safe when they swim in the sea but do read our Beach and Pool Health and Safety sheets. Believe me this is as close as it gets to Heaven. If you would like to explore beaches further afield, we recommend that you visit Sperlonga. Sperlonga’s long, sandy beach is renowned in Italy as one of the most beautiful stretches of beach in the country. If you would rather not pay for your beach experience, the local public beach is just as beautiful and is completely free but don't forget to take the parasol stored in the apartment. Utility Room: There is a washing line on the balcony which is excellent in the summer months as clothes can take as little as 20 minutes to dry. In the hall we store a broom, a mop, beach parasol and 4 chairs; ideal if you want to go to the public beach free of charge. Cleaning / Towels / Linen / Maid service: Towels and linen are included in the prices listed. The linen and towels are changed on a regular basis. Beach towels for up to four people are provided Other: The mini dresser in the hall stores the iron, the hairdryer, spare bulbs and other odds and ends, there is also an oak coat and hat stand with matching mirror and an extra wardrobe to accommodate guests sleeping on the pull out beds if required.

Loved it! Arrived early evening Monday 10 August and let into the flat - first impressions were it was 'very Italian' and we were right! It is not a five star apartment with a swimming pool but it is a lovely homely two bed-roomed apartment. By the end of the week we wanted to buy it! Locally there is a very good Bakery, Pizzeria, Roast Chicken shop and a little supermarket. We ate most evenings in Il Tartufo restaurant which was exceptionally good and only two minutes walk away. The apartment has everything needed for a beach holiday including extra beach towns, wind breakers and chairs. We used the beach at The Grand Fagiano Hotel , five minutes walk away - the beach is perfect and the water beautiful. Although on the outskirts of the town it is well away from the hustle and bustle and a perfect retreat. The owner was fantastic, communications brilliant and nothing was too much trouble. Will be back, plan to be regulars!

It doesn't suit everyone but it is perfect for people that want to live the Italian life as well as enjoy the Mediterranean sunshine. Some of our regulars have become very good friends and we often 'overlap' in Formia and spend the first few days there together. Fantastic experience!

I have to say, staying here was a brilliant choice. This was my second time in the flat, having stayed there from July-August the previous year, and both times I couldn't have wished for more. The weather was fantastic (even for October/November) and I got to go to the beach and swim in the sea, all the while thinking about how everyone I knew must be freezing back in the UK! The flat itself was so nice: everything I needed was there and it was very comfortable. It was also great value for money compared to other summer rental flats in that area of Italy. All in all, I would thoroughly recommend staying here, as both on and off season it's a fantastic experience.

Wonderful Italy

We went to a beautiful wedding right on the beach in Formia on 3 September so we found this apartment close-by. The apartment is clean, well equipped, comfortable and cool (not all Italian apartments have air conditioning; this one does and it was greatly appreciated). Formia train station is a short bus ride away so we didn’t need to hire a car and that saved us money and kept us safe (neither of us would have been comfortable driving in Italy). The owner is really helpful; she advised us on possible excursions and timings and where to go and eat in the Formia area. One of the highlights for me was the time we spent at an incredible private beach resort which the owner secured for us at a really low rate; had we paid the full amount it would have come to more than we paid for this apartment for an entire week. That alone is recommendation enough I think. Go for it, you won’t regret it I assure you.

My stay in Formia

I stayed in this flat in the beautiful area of Formia last summer. The flat itself was a great place to stay - very peaceful, air-conditioned which was useful as Italy is so hot in the summer, very comfortable and clean, only a short walk from the beach, the shops and the centre of Formia which is a very vibrant and exciting place to be with a lot going on, live music, shops open late etc. Formia station is also nearby, walkable or accessible by bus and so I could take trips into Rome or Naples. Lucia Mazzeo, who rented us the flat, was very helpful and even provided us with a suggested itinerary of excursions and places to eat in the evening. As a result, we had several lovely meals overlooking the sea and benefited from Lucia's excellent knowledge of the area. The beach near the flat is fantastic too, the water is very clean and if we did not want to pay for a sunbed and parasol on a private beach, there is a public beach where we could bring our own chairs and parasol etc. We spent a few days at a paying beach lido which was lovely and had a pool and again this was in walking distance of the flat. Overall a really wonderful stay and I would highly recommend this flat to anyone. Food was lovely, days out were great and the flat had everything we needed. Grazie tanto!

Special interest holidays:

In the summer Formia never sleeps: the magnificent Roman Theatre at Minturnae puts on open air operatic and theatrical productions from June to September. Formia and nearby Gaeta, put on open air summer theatre productions throughout the summer season all absolutely free, the area provides entertainment for people of all ages: Opera, Neapolitan songs, Classical Concerts, Pop and Rock Concerts, Traditional Folk Dancers and more. If you want to do more than just observe and admire, then Opera enthusiasts could have singing lessons with a professional opera singer in the local area. Two former guests who had lessons with this opera singer told us that they won two Music Festivals in the UK with the song that they worked on together in Formia. During the Easter season, you should go to the town of Sessa Aurunca, 25 minutes further south by car, to see the ancient medieval style Holy Week processions; or just go to Sessa for the Thursday market and enjoy a delicious lunch at Da Nicola.


The beach is just a short walk away from the apartment. This is free and available to guests at any time of year. We store 1 or 2 parasols in the apartment. The stunning luxury resort is a short walk from our apartment. In the summer guests can spend one or more days at this resort at a very low rate. This really is as close as you can get to Heaven. You should not go to Formia and not have this experience; I guarantee you will never forget it; it will definitely be a highlight of your holiday.


The nearest airports are in Rome and Naples. Take the airport bus to the station then take a train to Formia station. Once in Formia take a bus or a taxi to the flat. For first timers it may be best to take a taxi. Obviously you could hire a car from the airport if you prefer. If you intend to explore the area a hire car would certainly be your best option. We will send all our guests details of a local taxi firm and a car hire firm a short walk from the apartment.


The aqua park in Cassino is a must for active childrens and teens; its many waterslides and large swimming pools, will provide them with a day out that you will treasure forever. The port in Formia is just 1 Km. from the apartment and from there you can take a ferry to the Pontine islands of Ponza and Ventotene, where the sea water is a beautiful deep blue and there are caves and grottos to explore. Once there you could hire a glass bottomed fishing boat and explore the island for the day.

Further Details:

You may well ask yourself: 'Why Italy? There are beaches, water parks and water-skiing in cheaper locations everywhere so why bother with Italy at all?' I suppose what always made holidays in this part of Italy really special for me, is that even if we chose not to visit Pompeii or Montecassino or Rome or Minturnae, we could not stop the history and culture of this ancient part of Europe from having some impact on us and, more importantly on our children. Italy is known world wide as one of the cradles of civilization; even if you choose not to spend your time sightseeing you cannot fail but be overwhelmed by the history and culture all around you in this unique corner of Italy. When our children were younger we didn’t spend much time visiting roman ruins in the southern Italian summer heat, but being surrounded by these and other historical wonders was always very special. It is a daunting experience when you are casually window shopping in Formia Centro and you stumble on the remains of a Roman tower, or when you are driving to Sperlonga via Itri and you suddenly find yourself outside Cicero’s tomb or if you go to the Market in Sessa and you just happen to find a parking space opposite the magnificent Etruscan / Roman Theatre – quite by chance, not an experience you can have in many other European countries. What better early memory can you give your children than staying in a flat ‘just off the Appian Way’ or driving past a gigantic Roman Aqueduct on the way to the pool or having a picnic lunch in the Ancient Roman town of Minturnae, perched on the steps of a deserted Roman Theatre? You may also ask yourself why Formia and why now? What makes this an area of Italy still worth visiting today is that this region has not yet been totally transformed by 'progress' as many others have so it is still 'the real Italy' as it all was in the past and it is still affordable. But for how long? Places like this are few and far between in modern Italy so best to visit it now.
