Barn in Agen, Lot et Garonne, Aquitaine, France - Perfect for Carefree Family Holiday's

Labat Grange is an old stone barn which was fully renovated in 2005. The renovation was carefully completed to ensure that original features such as oak beams, traditionally tiled floors and beautiful white stone walls were preserved whilst at the same time creating an extremely comfortable and family friendly place for a holiday. The property sleeps 8/10 people, (adults or older children and 2 babies) in comfort. All four bedrooms are en-suite, a big bonus according to our previous guests. The property is set in 5 acres of beautiful countryside which guests are free to explore. The house does have its own completely private gardens and the pool is for the exclusive use of our guests.

About Sarah Kendall

We moved to France 10 years ago, not because we were unhappy living in the Uk but because the opportunity arose, the children were the right age, both pre-school and it seemed like a good thing to do.

It was a good, if sometimes hard, thing to do. We've done things we'd never have done otherwise - renovated an old barn, had some wonderful holidays by the sea (atlantic and mediterranean which are a drive away), met some lovely people, French and British, found jobs, set up a couple of small businesses.

Why Sarah Kendall chose Pont-du-Casse

We didn't choose this property it chose us. Our original house purchase fell through and we had to find somewhere quickly. But it worked out OK, it's close to Agen, the main town in Lot et Garonne which is really handy for schools, shops and restaurants and it's still rural so we have the best of both worlds.

We had to do a lot more renovation work on this property than would have been necessary on the original house, but it's worked out ok and we learnt a lot.

What makes this barn unique

I think the big plus points for the house are:

Its 4 ensuite bedrooms, having 4 bathrooms is a huge bonus when there are large groups, particularly groups of adults staying.

Its closeness to amenities whilst still being in a very peaceful valley.

Its 5 acres of grounds including a small wood - it's unspoiled and you can see orchids and other wild flowers, plus deer, badgers, all sorts of birds and the occasional wild boar.

Fresh produce from the potager and eggs from the chickens.

Beautiful pool area including new covered terrace which we are continually improving.

We have hired many houses in France and this one is by far the most charming and well appointed we have ever been in.

We had a great time and thoroughly enjoyed our stay in this lovely house.

We really enjoyed our stay here and were happy to find a bookcase with books to suit all tastes, very relaxing stay with great walks, wonderful pool and beautifully renovated barn.

Notes on accommodation: The property is family friendly, we provide cots, high chairs and toys free of charge. The pool is fenced and alarmed for the security of our guests and we have table tennis and table football plus a selection of pool inflatables. Outside: The property is situated in a lovely private garden with the pool a few steps away from the front door. The pool area was recently re-landscaped and is attractively planted and equipped with loungers and pool furniture. In addition there is a sitting out area with table and chairs, sunshade and barbecue, plus table tennis and table football. The house is in a very quiet cul de sac so there is no through traffic. It is surrounded by 5 acres of lovely countryside which is teeming with wildlife and great to explore. Utility Room: The utility room contains a washing machine, drying rack and cleaning equipment. Cleaning / Towels / Linen / Maid service: Towels and bed linen provided. Towels and linen changed every Saturday. A mid stay clean can be provided on request.

Idyllic rural holiday

We spent 3 wonderful weeks here. The house, garden and large pool are lovely - with a generous living area and all the bedrooms being en-suite, it's the perfect place for a large family holiday; even down to the supply of toys for the 3 year old.

Clive and Sarah have thought of everything and couldn't have been more helpful - finding candles for a birthday cake and even a few indoor fireworks!

Although in a really peaceful pretty valley it is only a few kms from the centre of Pont du Casse with all the basic shops.

As it was very hot we didn't do much sight-seeing but there is plenty to see and for all ages and lots of lovely restaurants in the area.

We think it is one of the best places we have stayed in rural France and are considering going back.

Wonderfully relaxing ...

We have recently returned from this property having spent a week there with with our 2 children. Plus, we had had friends and their 2 girls join us for 2 nights (there is plenty of room).

The idea was for us to just completely relax for a week and this property was the perfect place for us. It was so spacious ... We all had our own rooms with en suite bathrooms. The pool was an excellent size and what a luxury having it all to ourselves! Our daughter was very excited to be able to swim at night! The outside areas are so lovely and spacious and there is a wonderful dining area and plenty of loungers.

We had already done some sight seeing on the way down so literally just chilled out by the pool only visiting the local town for a supermarket shop or dinner out one evening. The local town has everything you need and is a very short drive away.

Sarah and Clive, the owners, are lovely and very friendly and were on hand if we had any questions.

The property has literally everything you need and because there is a gas BBQ (such a bonus!) I spent very little time in the kitchen! Oh and the weather was lovely ... That always helps!

For us, it was just the perfect property and location and worked for us.

We don't usually return to places twice just because there are so many different places to visit...but this place ticked so many boxes we are seriously considering it!

A beautiful setting, very relaxing

We had a fabulous 2 weeks at Labat Grange. The house is very spacious with 4 bedrooms and a large open area downstairs. The house is nice and cool particularly in the hot weather. Sarah and Clive are lovely. They were extremely helpful and on hand if we needed anything, but left us to our own devices. The pool area was great and we spent most of our time sunbathing and cooling off in the water. The added benefit was relaxing by the pool and watching the deer run across the field right next to!!!! The children loved the pool, and even made use of it when it was raining!! The wifi was a great addition too and kept the children entertained.

There is a good supermarket in Pont du Casse and a boulangerie which does fabulous baguettes.

We visited some lovely places in the area and would recommend Penne D'Agenais and Nerac. If you fancy taking a trip to the coast, we would also recommend Arcachon which is about a couple of hours a way, but definitely worth the visit.

We felt very relaxed after our holiday and would definitely recommend this property to family and friends.

Relaxing Week

We have a lovely week at Labat Grange,we were all sad to leave but very relaxed.The barn is well equipped,very clean and welcoming.We spent most of the week relaxing around the pool and bbqing in the evenings,with just a few trips to Pujols and Agen both well worth a visit.We used the park and ride in Agen which made the trip really easy.The supermarket in Pont du Casse is just a 5min drive from the barn and really good as are the bakers and butchers close to it.Sarah and Clive are a lovely couple,but left us to our own devices.Internet good and made my teenagers very happy!

The Barn

A wonderful place in a peaceful rural location. The descriptions and photos on the website don't do it justice. The Barn has been expertly converted with many of the old features still remaining. With the stone walls it is reassuringly cool. The bedrooms are spacious, well furnished and all with first class bathrooms. The main living area is also roomy and well laid out. The pool is more than adequate and the owners clean it every other day. The grounds are also well kept with a shaded patio and BBQ area. I rented the place for 4 weeks to celebrate my 60th birthday and early retirement with family and friends. I couldn't have wished for a more idyllic setting. Thoroughly recommended for large groups of adults looking for a place to wind down and relax. Would also suit families with under teenage children.

The town of Pont du Casse is quite small but has a good supermarket, 2 boulangeries, a charcuterie and a pharmacy. The one thing it lacks is a good cafe and some restaurants but Agen is only 15 minutes away with Villeneurve sur Lot 30 minutes away. Both have a number of good restaurants, bars and shops.

In Pont du Casse there are 2 restaurants:

La Charmilles has a very simple menu at a very cheap price. Just 2 plat du jour with a cold buffet as a starter plus a small selection of desserts. Only open at lunch times and then only during the week. The place is very popular with locals and passing tradesmen (always a good sign) and if we were passing through it would be perfect for a quick and typical French lunch. However not a place to linger with coffee and digestives.

Casse Pub Brasserie is a strange place. It lacks any ambience and the evening we went it was empty. However the duck (maigret and confit) was superbly cooked and there were plenty of chips. The Tapas is not Tapas as we know it. It consists of cold meats and fried calamari and muscles. Not good so avoid this. However it is a good place to stop for a beer or coffee and the staff are very friendly so I hope they manage to keep it going.

Outside Pont du Casse Le Roquentin in Laroque-Timbaut is a great place to go. Doesn't look much from outside but inside it's very comfortable with a small shaded terrace outside. Very good €12.50 lunch menu which includes a buffet entre with 3 choices for the main course. Helpful staff. Crowded with locals on a Tuesday so it must be good. Essential to book if you want to eat outside.

Both the Atlantic and Mediterranean coasts are around 2 hours away. We recommend the beautiful sandy beach at Arcachon on the Atlantic coast.


The property is within easy reach of Bergerac, Bordeaux and Toulouse airports. Bergerac is around an hour away (80km), Bordeaux and Toulouse are both around 1.5 hours drive (120km). Agen is on the TGV route from Paris.


Agen, Lot et Garonne's principal town is 7km away, whereas, Pont du Casse, the nearest village with a selection of shops and resaurants is just 2km away.

Further Details:

Labat Grange is in the department of the Lot et Garonne, one of the 5 departments making up the region of Aquitaine. Lot et Garonne is an area of rolling hills and wild woodlands. It is mainly an agricultural region growing, maize, sunflowers (for oil) and fruit, in particular, strawberrys, melons and plums for the famous Agen prunes. It contains the wine regions of Buzet and Duras, Buzet in particular producing many fine wines. The climate is one of hot, dry summers and mild winters. Summer generally lasts from April to October.

There is something for everything here, particularly in summer. Many people like to just soak up the sun by the pool with a good book. For the more active there is horse-riding, cycling, golf, canoeing and walking. There are many markets which take place in towns and villages all year round but particularly in summer with the pleasant addition of the night markets. There are many historic buildings to visit such as the chateaux at Bonguil and Duras and the museum in Agen. For children there is the white knuckle theme park, Parc Walibi close to Agen, Parc en Ciel, a tree top adventure playground, Darel pony club in Pont du Casse and many many more.

Agen is a beautiful town and in summer in particular there is always something going on. The town puts on an extensive programme of free open air summer concerts to suit all musical tastes. If you are lucky enough to be there is September there is the Prune show, a celebration of the famous Agen prune which lights up the whole town day and night for 3 days. The town has many many lovely reasonably price restaurants to choose from and lots of shops selling local specialities to explore. In addition there are 2 large markets which take place in the town every week.
